Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

Most frustration is due to dealing with The vendors that works for Del Webb. I feel the employees of Del Webb should have been better at overseeing the building process and more involved.

This is the 3rd Del Webb home we have purchased. We previously bought in Sun City Tx, and Frisco Lakes. The walk-through was the worst we have experienced. Building materials were left in the home, trash in the garage and lanai. We were promised power-washing before moving in in these areas but it never happened. We are still trying to figure various features of the home which were not explained to us.

overall, the site manager was extremely efficent. Quality of workmanship on the tile and grout below standard of a pulte home, Previous Pulte home was a amazing. Overall, less quality on the Southern Springs location.

The paint crew was sloppy. The house was not cleaned properly for move in. We love the floor plan. It is very comfortable. We love the neighborhood. People are very friendly and welcoming.

After walk thru and signing off, we walked out of house and noticed the garage door was damaged on the inside. The reviewing agent hadn't noticed it either and said that it wasn't a problem that he would see that it was fixed. No one has called about fixing the door since we closed in July. The agent we dealt with has been transferred. Is Del Web going to stand behind this promise? We have emails with a picture from the agent saying that it would be fixed. We are not able to move in yet, but the agent had our email and cell phone to pass on to who ever was in charge to fix the door. We are ...

Too many issues with the quality of products and workmanship used in the new home. We had walking inspections before closing but many more issues were found after the move-in date. Design changes were not discussed before us taking possession. Issues with cabinets, doors, door frames, wood flooring, light switches, and outlets.

We are really disappointed that the quality and follow-up on issues has been so lacking. Our closing got delayed 3 times mainly due to quality issues (and very obvious stuff). We probably should have delayed it further for issues that were promised to be resolved after close (50% now resolved after 6 weeks) but they wore us down and had to vacate previous home. That being said, we do not regret our decision to come to our Del Webb community and will continue to be a thorn in the side until all is resolved.

Great floorplan, great materials, but poor execution

The quality and materials are above average and the value is well worth the price. The trust factor is not good. The sales and materials coordinator were very trustworthy. The building foreman were in too big a hurry and the subs made way to many mistakes. You would think they could build the same house over and over and not make the same mistakes, but they do. You can tell they get rewarded by the number houses built per month. Lot's of rushing to compete houses at EOM. The community is great. The final fit and finish quality of the homes leaves something to be desired. Many things will need to just be repaired or made right by the owner as Pulte is slow to respond.

I love my home don't get me wrong. The quality of workmanship is gone. I've been here for 2 months & my cabinets have fallen apart. The concrete front porch is cracked so badly that it needed to replaced before I moved in. Filling the broken chunks of concrete makes both the front porch & back patio look cheap & worn out. For how much this house cost, everything should have been perfect. Disappointed with the number of things that needed to be corrected. Instead of being addressed by builder, the home buyer needed to identify these issues and then follow-up with builder to see if they have been addresses.

I like my new home and the community. The property management staff has been helpful. The design of the house attracted me to it. The open kitchen, the covered lanai, and the covered front porch are all desirable. I am very happy with the led lighting. I would suggest that a buyer add extra lighting over the location of the headboards of the beds and by the entry door in the garage. I am glad that I did this. A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. We experienced constant delay in the building of our house. The workmanship is substandard possibly due to the workers doing their tasks in freezing conditions and in the dark due to lack of power, which was not turned on until the last couple of weeks of the project. The materials used to build our house are of cheap quality and since we moved in we have been identifying problems and upgrading some of the items.

We bought a quick move in that met most of our needs. We intended to make adjustments to the house based on information that was provided to us by the sales team and construction supervisor. After purchase we discovered from the contractors we attempted to higher that the information that had been provided to us was not accurate. When you go through the models and fall in love with THE one, you find out at the selection meeting how expensive it’s going to be. Everything is extra! During construction, the workers show a lack of respect for what you have dearly paid for. Very disappointing. It creates a lot of work to redo things that could clearly be avoided with a little more care and pride.

Not enough attention and explanation given to detai ls of home and property purchased.. an extra person is needed besides sales to go over fine details in the building and extras in that phase of picking out all the add on's. Don't Expect Your New Home to Look Like the Model.

The walk-thru scheduled 10 days before the actual closing should show a home with a short punch list...a home that's almost perfect and ready for move-in. My list of open items was 2 pages long, and the 'promise' that the home would be 100% ready by closing date did not happen. The closing date is set by Pulte...not the buyer. Read the contract carefully.
