The build process was smooth for the most part. Once moved in, we discovered the dish washer was fully installed without a power cord. It took 4days to get one along with the final microwave. We are still waiting on the trim kit after closing a month ago. In spite of that, del Webb has been very responsive and staff very helpful and friendly!

Most frustration is due to dealing with The vendors that works for Del Webb. I feel the employees of Del Webb should have been better at overseeing the building process and more involved.

The entire experience of buying a home in Del Webb was very professional. All persons involved in the process were knowledgeable and a pleasure to work with in every phase from beginning to end. I highly recommend Del Web to anyone wanting to live in a 55 + community.

Being a first time buyer of a new home, i am highly disappointed in the plumbing fixtures installed, very inexpensive and after 2 months already discoloring on the finish...they installed a very low end disposal, and we don't have hot water to the kitchen ( as it needs a comfort pump) this should have been taken care of by builder... we have pressure issues and hopefully all will be resolved, overall i would say the next buyer needs to be sure of what fixtures that are included in the purchase

It is easy to request something to be done, but getting someone to do then is another thing. I have been waiting for my baseboards that got soaked to be put on and still waiting! Electrician was to come out today NO SHOW!no response when called.

Our experience with this builder has been terrible. We urge everyone to stay away from them. Weeks after completing the purchase of the home numerous items remain to be completed and all we get are excuses. These were all items identified well in advance of closing and we were told during the final inspection that they would be completed the week following closing. Nothing but lies. After agreeing to purchase the home the builder basically stopped working on it for weeks, which delayed our move.

A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. We understood going into our purchase that we were making significant concessions with the quality of the materials on the house. What astonished us is the extraordinary poor workmanship. Uneven walls, unpainted areas, grout spilled on the flooring, gaps on the flooring, awful paint spills on walls and floors, worst drywall application I've ever encountered, bad concrete pour on the driveway, undersized HVAC for the square footage. The people were nice but inflexible. The designer did not cover all the options available. Some items had a descent selection other things like paint colors, bath fixtures & lighting you had to take what they had. Their only interest is to pump out as many houses as possible in the shortest period of time.

I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. The builder seemed to focus on building houses that save them money while charging customers a premium for the Del Webb name and lifestyle. This is the 3rd Del Webb home we have purchased. We previously bought in Sun City Tx, and Frisco Lakes. The walk-through was the worst we have experienced. Building materials were left in the home, trash in the garage and lanai. We were promised power-washing before moving in in these areas but it never happened. We are still trying to figure various features of the home which were not explained to us.

BEFORE you sign the dotted line find how your lot will be graded. Don't be caught off guard by a nice level lot before construction ends up with a berm and a ditch through the middle of your back yard.

It takes time to settle in and evaluate the home with what needs work and what you enjoy most about it. I have been fortunate to live in several new homes in the past and can’t help but to compare workmanship. I am very happy with my new place and it already feels like home!
