We chose Del Webb because of it's location and community activities and atmosphere. We have concerns about quality of structure itself. I would have preferred to have an independent architect review plans. The fact that actual building plans were secret and hidden were a warning sign to me. Electrical and water supply may barely meet local codes, but for the price, it could have been better.

Everyone was nice to deal with. Painters did a horrible job. Didn’t like where some residence got their garage painted and i was told they didn’t do that. Landscaping isn’t great and concrete job on porches and drive isnt that great.

Was kept informed and completed on schedule

Paint washes off when wiped .. cheap cheap.. also some spots sloppy...

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

Hot water takes forever to come out of any of the faucets. And if you shut the water off and return a few later the process begins again. WHY

If you wish to live in Nashville area in 55plus community, this is best place for you.

The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. While all work very hard to take care of things it seems the leadership is spread thin so it makes it very hard to take care of everything on a timely manner.

We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.

Overall the experience has been good. Many calls and texts to the builder have gone unanswered. Neena our sale person has been outstanding to work with.

We paid over $800,000 for a less than 2,000 SqFt home. The fixtures, lights, plumbing hardware, and finish trim are all builders grade on the cheep end. The switch locations for various lights make no sense, The lawn is nothing but weeds. On the plus side, the house fits our needs very well, the location is outstanding, and the Del Webb activities and social aspects are outstanding. Those are built into the house cost, but the basic house is no where near a $400 per sqft property

Very disappointed in the quality of home for the price you pay. Cheap workmanship which resulted in many mistakes and flaws.

Pulte / Del Webb. The jury is out but I can tell you that Pulte does not have a great reputation in this Del Webb subdivision. Pulte uses sub-standard contractors and the attention to details in regard to workmanship is bad. Maybe things will get better but my “not impressed” meter is not registering right now.

The garage door is very poor quality. You have to wait 1 year to get many things repaired. My roof has many issues and after 4 professional inspectors the work still has not been completed.

It is easy to request something to be done, but getting someone to do then is another thing. I have been waiting for my baseboards that got soaked to be put on and still waiting! Electrician was to come out today NO SHOW!no response when called.

We have walls that are totally out of plumb. Some outlets are crooked and there are cracks in the crown.

Southern Springs is a wonderful place to live. Looking forward to getting more involved with the community

We understood how limited the selection of lots was, and we recognized that many of the finished items would incur additional costs. This causes price increases that were not expected for this type of home. Have discovered a number of quality issues after move in with mixed responsiveness for correction. Was surprised by difference between purchase price and insurance carrier's estimate of total replacement cost; I paid too much.

I didn't like the buying process. Once you lock in the structure part you can't make any changes even though they may be months away from starting. The same is true for your design selections. Also, I was told March - April as the most likely closing time but it was mid February. My realtor agrees that was the timeline we were told. I couldn't change that day or time without a $500 per day cost which is ridicules. I would not recommend anyone go through this process. The homes are nice but overpriced because you are also paying for the amenities.

Driveway is already cracking after 2 months of ownership. Sidewalks through the development are cracking.

All ten (10) interior doors were incorrectly installed and our service request has not been responded to. A roof leak damaged a bedroom ceiling and fixtures. On site personnel were slow to respond. Fortunately a field inspector’s actions got the leak repaired but now we’re waiting on ceiling repairs. We’ve just read that owners are having to wait more than one month for approval of landscape change. Proposals. These are our most serious concerns.
