Felt there was a good deal of misinformation right from buying process & through building process. Fell strongly that overall finishes could be a LOT better. At 80 yrs old, I am not getting down on the floor to clean & scape areas that should have been done for me.

Disappointed with the number of things that needed to be corrected. Instead of being addressed by builder, the home buyer needed to identify these issues and then follow-up with builder to see if they have been addresses.

I like my new home and the community. The property management staff has been helpful. The design of the house attracted me to it. The open kitchen, the covered lanai, and the covered front porch are all desirable. I am very happy with the led lighting. I would suggest that a buyer add extra lighting over the location of the headboards of the beds and by the entry door in the garage. I am glad that I did this. I was disappointed by the many items that remained unfinished at the time of the closing. I am spending a lot of time assisting with the resolution of the items. If I am not here at the time of the repair, too many things get left undone. In general, the response has been good to resolving the issues and most of the open items have been taken care of. However, the carpet was installed with damaged fibers throughout and the installation was substandard. There are also many highly visible gaps showing at the baseboard. I am still waiting for a resolution to this issue over a month since the closing. The builder needs to hire more experienced installers, and if something goes wrong, the issue should be resolved quickly. Flooring is important. It is difficult and inconvenient to change it once the furniture is moved into the house. Experienced installers should inspect the products for defects and carefully install only quality materials that are free from defects. ... More

A builder is only as good as the subcontractors he selects and employs. The HVAC, paint, and tile contractors were marginal. The HVAC location was part of our original contract, which the HVAC contractor didn't read and installed HVAC incorrectly, which took three months to get right. There are numerous examples of wall paint overspray on the hardwood floors and tile. Cabinetry is damaged and lacks proper finishing molding which we are still waiting on. Also waiting on a garage door. The door hardware doesn't fit properly. The tile and grout in our $10000 upgraded bathroom was unacceptable and poor quality, yet Field Manager Richy T refused to fix it properly - the two options he offered were unacceptable and would have caused further damage to the tile and structure. ... I am very disappointed in the overall quality of the workmanship as well as the lack of sufficient energy saving materials. The lack of sufficient insulation in the walls and ceiling is very noticeable to a person moving from California where energy saving materials such as thick insulation are required and have been for years. The builder seemed to focus on building houses that save them money while charging customers a premium for the Del Webb name and lifestyle. Also the communication with Pulte throughout the building process was poor as most of my information about the building progress and issues to address were the result of texts from my neighbor or phone calls from my brother, a contractor, who made a site visit. ... We experienced constant delay in the building of our house. The workmanship is substandard possibly due to the workers doing their tasks in freezing conditions and in the dark due to lack of power, which was not turned on until the last couple of weeks of the project. The materials used to build our house are of cheap quality and since we moved in we have been identifying problems and upgrading some of the items.

We bought a quick move in that met most of our needs. We intended to make adjustments to the house based on information that was provided to us by the sales team and construction supervisor. After purchase we discovered from the contractors we attempted to higher that the information that had been provided to us was not accurate. We also discovered there were many problems with the wiring in the house that should have been discovered and easily corrected by a quality control inspection before completion of the house. As for responsiveness, we drove 900 miles to meet with the person who would do a "walk-through" with us the week before closing. That person did not show up as he was busy with another meeting at the time we were to meet. Our walk-through happened about an hour before our closing. We also scheduled a meeting with a construction supervisor to discuss exactly what we could do to modify our home to meet our needs. Again, that person did not show up for our scheduled meeting. Over-all we are happy with our home, but very disappointed with how we have been treated by Del Webb/Pulte. ... More

When you go through the models and fall in love with THE one, you find out at the selection meeting how expensive it’s going to be. Everything is extra! During construction, the workers show a lack of respect for what you have dearly paid for. Very disappointing. It creates a lot of work to redo things that could clearly be avoided with a little more care and pride.

Cost vs quality of materials for home finishing are not too favorable. Finished appearance is good but doesn't seem too durable.

Water pressure is terrible and response in getting repairs done is extremely snow or nonexistent.

Not enough attention and explanation given to detai ls of home and property purchased.. an extra person is needed besides sales to go over fine details in the building and extras in that phase of picking out all the add on's. A great deal of money was wasted on your part , by installing goods before house was in final stage.

The walk-thru scheduled 10 days before the actual closing should show a home with a short punch list...a home that's almost perfect and ready for move-in. My list of open items was 2 pages long, and the 'promise' that the home would be 100% ready by closing date did not happen. The closing date is set by Pulte...not the buyer. Read the contract carefully.

Sales office experience great- build out only so so…watch your back. The community is wonderful, quality of workman ship needs watching as you build.

Insure all punch list issues have a specific completion time established. Be aware of the slow hot water delay due to water lines in the slab. Closely inspect final cleaning quality.

If I could take all this buying back I would. I wouldn't tell friends to buy here after this experience.

Nice people - overwhelmed, not trained for positions held, sub contractors skill set is severely lacking. Communication between what was agreed to in contract and construction has gaps.

We were disappointed in the first agent we had at the Del Webb sales center. She was extremely rude. Our realtor reached out to the sales manager at the sales office and from there on he worked with us and he was great. As far as the building process, we had questions that were not answered by the building supervisor for our house. Very disappointing. Overall the attention to workmanship is lacking. The home did not look like a home that was priced so high. It looked more like a very low priced track home. There did not seem to be any pride in the workmanship. All that said we do like the community we just don’t feel that the home will stand up to years of use. ... More

We are happy to be in the community. People are very friendly. However, Pultry uses subcontractors that don’t care about the quality of their work. Still waiting on getting repairs completed

It is questionable whether final power washing was done as there was mud on the garage floor Cleaners did a poor job of final cleaning. Painters were very careless, leaving permanent damage to flooring and concrete. Cracked windows have not been replaced. French door handles do not line up. Overall quality is not up to the claim of a high quality home.

should be able to pick things like lighting etc. when having a house built especially for the prices.

Quality homes. The wait to move into our home was not what we were told or expected. Communication among the Pulte Team is poor. Very frustrating. Realize everyone is trying to do their job, but I would not recommend Pulte to a friend. Built 3 houses in our lives and this is by far the worst experience.

You’re signing up for a production line house with a custom price. Don’t expect your house to not have most/all the defects that others have had. Pulte does not appear to improve its methodology as it goes.
