several workmanship issues for new home that were completely unnecessary. there were several almost stupid mistakes and issues that the builder should have seen during the building process. the field manager did a great job to correct them and the warranty department run by a lady here at del web is wonderful, she schedules everything that's needs to be fixed, you can count on her. most members we spoke with were very disappointed with issues in their homes caused from the builder.

There is no question the sales person lied to us

When we signed the purchase agreement I specifically asked the sales person if the home would appraise at that level. She absolutely assured us it would. It fell short by tens of thousands of dollars. The bright side is after shopping for a mortgage and insurance we went with Pulte for both. And though there are lots of minor issues with the house that need attention the customer care person is great at following through.

Terrible Build Process

We were promised a smooth build process with lots of communication. Didn’t happen. The only way we found out about anything was to visit the build site after hours, and ask questions. It usually took a day or 2 to get any answers. House is solid, but the finish work is shabby. Example: We had paint on the floor all around the house next to the base shoe. We were also misled on the home options and lost out on a chance to have a sunroom. We found out just after footers were dug but they would not let us revise the plan under the guise of permitting being completed. We offered to pay for ...

Very little trust left in builder follow up. Love the Community.

We were told during our Celebration walk through 1-week before closing that our notated punch list issues would be fixed and /or corrected before closing, Well, that walk through was about 60 days ago at this time and only around 20% of those issues have been corrected to date. Dead lawn ( not watered appropriately by builder), dead bushes (same), stained concrete drive and patio.Unfinished cabinet trim.Several other unresolved issues. They keep saying they will fix these, but not yet.

Make sure you visit the home every week during construction so you can keep up with the stuff that needs to be fixed and that isn't done correctly. The entire process is focussed on saving Pulte money, not on producing a quality product.

I would never recommend Pulte as a builder. The quality for the price was not good. The follow through with construction issues was poor. I was asked to say that the home was complete at closing, even though it was not complete. The house is not complete as of 10/22 and we closed on 8/10.

PROBLEMS AT SOUTHERN SPRINGS

During final inspection it was noted that our irrigation system extends some 8 feet off of our property onto an adjacent 20 foot storm drain easement. Staff had two men come to "fix it". They took 2 to 3 minutes and said it was taken care of. THEY DID NOT CUT AND PLUG OUR SYSTEM. THE 10 HEADS ARE STILL CONNECTED TO OUR SYSTEM AND STILL ACTIVE. That portion of our system needs to be cut and plugged. The 20 foot storm drain easement adjacent to our property has NOT had sod placed on it. There is no ceiling light in the flex room/library. I have been a loyal Del Webb follower since my parents lived in a Del Webb community in Arizona in the 1990s. They had such a great experience in their community and loved their home. I decided then that I wanted the same experience when it was my turn to retire. Unfortunately, the quality of workmanship and the cost do not parallel. Pulte homes are the quality of the original Del Webb name/homes. They are less original with minimal to no choices to make your home individual, and the quality of craftsmanship is poor at best. The people were nice but inflexible. The designer did not cover all the options available. Some items had a descent selection other things like paint colors, bath fixtures & lighting you had to take what they had. Their only interest is to pump out as many houses as possible in the shortest period of time.

Completed on time, but not quality

Priority for builder is to close quickly. Quality of most trades subpar. Countless workmanship issues. Wood planks gouged and scratched, tiles chipped, cabinets damaged - all had to be identified by owner. One mirror almost fell because it was mounted with only mirror clips which were screwed into drywall, not studs - potential safety issue. The list goes on and on. Be prepared to clean your floors - wood, carpet, and tile after closing. Follow-up on issues is very, very slow.

Disappointing new construction

Excessive amounts of poor construction, painting, molding, concrete, siding and roofing. All issues that could be fixed, but not much seems to happen.... fix one thing, come back a few weeks later fix something else... on and on... unacceptable for new construction!It would be nice to be able to move into a new home, and not feel like you need to constantly be under construction because someone did not do their job right in the first place!

The Field Manager conducting the Celebration Walk thru and the final walk thru spent most his time telling us we needed to give 5 stars because Pulte would build a free home for a Veteran. The caulking in some areas was red, the field manager said he tried to clean but we needed to do it more because the red did not come off. Why does the homeowner have to prep the home? Several areas left for homeowner that should have been done builder are: clean floors, remove bird nests on front porch (as pointed out), clean windows, clean screens of cobwebs on patio and filthy deck in screened patio, ...

Not all options were presented to me initially. The completion date was given as October, but closing didn’t happen until December 19! Trees planted at an extra charge fell over within 3 days. They were obviously set on the ground and not in a hole. When reported, I was told no warranty on any landscaping. That included the 3 hollies by the front door that were dead before I moved into my house. All lights in Master Bathroom (8 bulbs) and kitchen (3 bulbs) quit working 2 days after moving in. We understood going into our purchase that we were making significant concessions with the quality of the materials on the house. What astonished us is the extraordinary poor workmanship. The building process is very stressful. I would encourage anyone that is interested in living in Southern Springs to bypass the building process and purchase a home that has already been built.

Very poor quality of workmanship. Poor paint job with paint stains all over floor, etc. Very poor grout work in bathroom tile. Contractors walking in house with muddy feet permanently staining concrete and grout. Broken cabinets. Plumbing and electrical issues. Wrong kitchen faucet installed. Couldn't build a house without a caulk gun.

Over a month later I'm still waiting for a response to a response to correct the many construction issues that I reported. No one even came out to look. The only thing that was corrected were the electrical issues with a doorbell and a gfi outlet that didn't work. There paint is everywhere that it should be and is missing where it should be. It is obvious that Del Webb doesn't use skilled tradesmen. If the finished product looks this bad I'm wondering about the quality of house's construction that I can't see. Disappointing experience!

Experience was too rushed as we were in the process of selling and moving out of our other home in another state. All the technology used by the company was difficult to understand for an elderly couple and it was difficult to complete the application process. Also, the sales agent misrepresented two different issues then blamed it on our lack of understanding him. My husband and our realtor were all present at the meeting and we all understood the same thing. It was very disappointing to find out at the closing that we did not get the things we had been promised.
