We bought a quick move in that met most of our needs. We intended to make adjustments to the house based on information that was provided to us by the sales team and construction supervisor. After purchase we discovered from the contractors we attempted to higher that the information that had been provided to us was not accurate. We also discovered there were many problems with the wiring in the house that should have been discovered and easily corrected by a quality control inspection before completion of the house. As for responsiveness, we drove 900 miles to meet with the person who would do a "walk-through" with us the week before closing. That person did not show up as he was busy with another meeting at the time we were to meet. Our walk-through happened about an hour before our closing. We also scheduled a meeting with a construction supervisor to discuss exactly what we could do to modify our home to meet our needs. Again, that person did not show up for our scheduled meeting. Over a month later I'm still waiting for a response to a response to correct the many construction issues that I reported. No one even came out to look. The only thing that was corrected were the electrical issues with a doorbell and a gfi outlet that didn't work. There paint is everywhere that it should be and is missing where it should be. It is obvious that Del Webb doesn't use skilled tradesmen. If the finished product looks this bad I'm wondering about the quality of house's construction that I can't see. If Del Webb used the same quality sod in the common areas and around their model homes as they did in my yard full of weeds, no one would buy their homes. ... More

When you go through the models and fall in love with THE one, you find out at the selection meeting how expensive it’s going to be. Everything is extra! During construction, the workers show a lack of respect for what you have dearly paid for. Very disappointing. It creates a lot of work to redo things that could clearly be avoided with a little more care and pride.

Excessive amounts of poor construction, painting, molding, concrete, siding and roofing. All issues that could be fixed, but not much seems to happen.... fix one thing, come back a few weeks later fix something else... on and on... unacceptable for new construction!It would be nice to be able to move into a new home, and not feel like you need to constantly be under construction because someone did not do their job right in the first place!

several workmanship issues for new home that were completely unnecessary. there were several almost stupid mistakes and issues that the builder should have seen during the building process. the field manager did a great job to correct them and the warranty department run by a lady here at del web is wonderful, she schedules everything that's needs to be fixed, you can count on her. most members we spoke with were very disappointed with issues in their homes caused from the builder.

No hard sell, guidance along the way, easy, good value. Highly recommend!

Quality of workmanship and materials for the price of the home is less than would be expected. We purchased the home in the community for the life style but are disappointed in the house.

Our construction Mgr was very helpful. There are many points to cover and he did a great job but realistically some things you will not find until you live in the house. They have been great about a response to correct if fix problems.

Responsiveness slow to non-existent due to virus. Needed more effort to “find a way”. Over 8 weeks in and house still has unfinished items.

Love that the yard upkeep is included in HOA fee. But it took 48 days for my first lawn cut. My home is not yet on GPS, so I have missed mail, shipments, etc. Suggest to new homeowners that you may have to include Del Webb Southern Springs as a second street address. My home is great. Wish I could get HOA identification and go to pool.

Insure all punch list issues have a specific completion time established. Be aware of the slow hot water delay due to water lines in the slab. Closely inspect final cleaning quality.

Hot water takes forever to come out of any of the faucets. And if you shut the water off and return a few later the process begins again. WHY

Painters need some final finish training.

Got exactly what we wanted and expected from Del Webb. Great floor plan and we're amazed at the usefulness of space in a home just under 1500 sq. ft. The sales and construction staff were super. Only disappointed with 1) the amount spent on options, and 2) the lack of options with light fixtures, plumbing fixtures, paint colors and limited tile choices.

The Field Manager conducting the Celebration Walk thru and the final walk thru spent most his time telling us we needed to give 5 stars because Pulte would build a free home for a Veteran. The caulking in some areas was red, the field manager said he tried to clean but we needed to do it more because the red did not come off. Why does the homeowner have to prep the home? Several areas left for homeowner that should have been done builder are: clean floors, remove bird nests on front porch (as pointed out), clean windows, clean screens of cobwebs on patio and filthy deck in screened patio, oven and microwave dirty from being used by somebody, field manager said outside had been power washed but bird droppings all over front porch, sidewalk and driveway dirty, boundaries not marked, home and yard were not properly maintained during the year between build and sale, dead plants, patches of no grass that the field manager said we weren't allow to complain about, sections of driveway that is cracking away and tilting causing tripping hazard but field manager said cracks were large enough to worry about. The yard needed mowing as there were areas of 10 inch tall grass. Overall, this home was the filthiest new home we have ever seen. The field manager and salesman were totally non-responsive to even questions via telephone or email after closing and never returned any attempts at contact. The salesman when writing up the original contract made mistakes on the correct names of the buyers and instead of stopping and correcting, he wanted to do a change order, which caused the incorrect names to be splattered over the entire process with the mortgage company, insurance company, and title company, this was pure laziness and unacceptable business behavior. Fix things up front instead of creating massive problems over a couple minutes of correction to begin with. ... More

Cost per constructed square foot is exorbitant against comps in the area and 20% higher than the rest of the Southeast. The problem is that there are almost no other choices for active adult lifestyle.

We were very pleased with Neena our sales representative. She was very knowledgeable and personable. Zac, our construction manager was professional and good at returning calls and answering our questions.

From the moment you walk in the door and are greeted, you are guided through the process of your new home build. There is check-in and everything is on schedule. Have been pleased with the quality of our home and the Del Webb team at Southern Springs.

Too many issues with the quality of products and workmanship used in the new home. We had walking inspections before closing but many more issues were found after the move-in date. Design changes were not discussed before us taking possession. Issues with cabinets, doors, door frames, wood flooring, light switches, and outlets.

Home was delivered exactly on time as first estimated. We were kept well informed throughout the entire process.
