Cost vs quality of materials for home finishing are not too favorable. Finished appearance is good but doesn't seem too durable.

They delivered what was promised- not perfection, but more than what was promised. We are very satisfied

During final inspection it was noted that our irrigation system extends some 8 feet off of our property onto an adjacent 20 foot storm drain easement. Staff had two men come to "fix it". They took 2 to 3 minutes and said it was taken care of. THEY DID NOT CUT AND PLUG OUR SYSTEM. THE 10 HEADS ARE STILL CONNECTED TO OUR SYSTEM AND STILL ACTIVE. That portion of our system needs to be cut and plugged. The 20 foot storm drain easement adjacent to our property has NOT had sod placed on it. There is no ceiling light in the flex room/library. The light switch is in an unacceptable location. The sod on our property was poorly installed with gaps between the sections, portions missing and rocks left on the site. The master bath floor tiles are uneven. There are still dead plants in the front yard that were dead because of the watering ban before closing. Two of the pullout trays in the kitchen are defective. The back splash in the kitchen caulking has cracked. The door to the electrical panel in the garage does not latch. There is considerable construction in our area. There is NO daily cleanup effort made. The roads are left with mud and grave all over. The once per week street sweeping is grossly inadequate. Mud tracks on vehicle wheels onto the driveway and into the garage and tracks into our homes when we walk through the mud. ALSO, UNACCEPTABLE!!! We have spoken with two Pulte employees about these items. We were informed to send an e-mail which has been done. WHEN WILL CORRECTIONS BE DONE???? The sales part of the process was excellent. They worked with us and answered all of our questions that we knew to ask. I am disappointed with the workmanship for the price we paid. Also disappointed with the quality of fixtures particularly the plumbing fixtures. After the 1st walk thru, we found several things that should have been addressed and fixed at that time because they were wrong. It took several calls to have these corrected and they weren’t taken care of until the week before the final walk thru. If these things had been addressed at the time they were discovered, there would have been less of having to do a total redo. We have had several issues with things not working properly. Response to the issues is good. But when scheduling repairs, the time frame is not always good. We are still having garage opener issues after a month and a half. We also were not told about several things in the building and closing process that came as a surprise to us. One of the issues was a huge charge for hoa at closing that was not the dues. I would suggest a different standard paint color for inside. The color now being used gives the homes a very cold uninviting feeling. At design time we were very limited in exterior choices because we were told neighbors had those colors. That is fine except houses behind us have the exact same stones and very similar colors as their neighbors. I do want to say that Zac, Brandon and KrisAnn have been very helpful in trying to solve our issues. Recently moved to the Del Webb Southern Springs community in Spring Hill, TN. Southern Springs is a great concept and once done will have approximately 900 homes. We have a wonderful Amenity Center with indoor / outdoor pools, gym, fitness and meeting space, pickleball and tennis courts and much more. The community has clubs and events galore - too many to mention. Great neighbors too! Overall, my wife and I have been pleased but there are a few things worth noting. First, the urgency the developer has is totally one-sided towards getting as many houses built as quickly as possible. This results in sometimes sloppy work as all sub contractors are under extreme time pressure. And it shows. As we neared the finish line for completion of our house the pace seemed frenetic to the point where customer empathy became secondary. There was too much to do and not enough time to do it with care and simultaneously demonstrate sincere concern for the customer. Second, we had a couple of disputes around what was promised and what Pulte attempted to deliver. We had to argue with them on matters that never should have been areas of friction. Even though we prevailed on most items, this was not customer centric behavior on the builder's part. It was disappointing for the customer to have to stand up to fight for what was right and petty on their part. Third, expect to get nickled and dimed on upgrades. It's their business model. To end up with the kind of home you want - you'll spend several thousand extra dollars. No way around it. Last, do not believe anything they say about the time-line for completion of community amenities. They will happen eventually - just not when Pulte originally says they will. Overall, I am very satisfied with my Del Webb home. There were a couple of issues that should have been caught during the final inspection by the builder, such as no 240 volt service to the oven due to the power line being cut and the dishwasher not secured to the kitchen cabinet opening. They have been very responsive in addressing issues.

Love the layout of my home. Large selection of options made it easy to personalize to my taste. Perfect size. Great neighbors and loads of activities at Lodge.

It would be very helpful to physically look at the lots before making a choice which to buy The appliance package is difficult to choose without knowing which models you will be getting

Very pleased with the house we chose. A few things we would change but on the whole very, very pleased with how everything turned out!

We love our new retirement home. Pulte works hard to follow up on little things to fix. Brandon, our building manager is the best, making sure everything is perfect. Our neighbors are so friendly and welcoming. Our Lodge-Amenity Center is great! Heather, our Lifestyle Director is actively creating interesting and fun activities! We are so blessed to be living in this community!

Over all, we are very satisfied with the building process of our Del Webb home. If I had to make a critique I would say that given the 55 and over age range of the community, there are some things that could be a little more age friendly within the home, and I would have like to have seen a little more flexibility in the finishes selection process. Examples: I wanted the microwave moved to the lower cabinet next to the fridge and I wanted the white subway tile but with gray grout. They could do neither of those.

While all work very hard to take care of things it seems the leadership is spread thin so it makes it very hard to take care of everything on a timely manner.

We have only been in our house for 6 weeks. Thus far, it seems to be of very good quality and the responsiveness to issues has also been very good. Value is an interesting proposition to consider. The prices were quite high for the area when we bought, and have been increased a few times since. I guess 'whatever the market will bear' would apply. I'll have to give it one year before accurately assessing the value, depending upon how the house holds up through four seasons, the continued responsiveness and how the community develops/grows.

Experience was too rushed as we were in the process of selling and moving out of our other home in another state. All the technology used by the company was difficult to understand for an elderly couple and it was difficult to complete the application process. Also, the sales agent misrepresented two different issues then blamed it on our lack of understanding him. My husband and our realtor were all present at the meeting and we all understood the same thing. It was very disappointing to find out at the closing that we did not get the things we had been promised.

Everyone is very helpful. If I did it again the only thing I would do different is pick out all my own kitchen appliances not just the refrigerator.

Flexible closing date and time. Cooperative attitudes by all.

Nice people - overwhelmed, not trained for positions held, sub contractors skill set is severely lacking. Communication between what was agreed to in contract and construction has gaps.

The building process is very stressful. I would encourage anyone that is interested in living in Southern Springs to bypass the building process and purchase a home that has already been built.

The Sales Team was awesome during the entire building process while the Site Construction Managers answered all questions and addressed any issues in a timely manner . Keith, Zach, & Brandon all get “A’s”.

Overall the experience has been good. Many calls and texts to the builder have gone unanswered. Neena our sale person has been outstanding to work with.

Love our new home. They need to fix the pond in the rear of our home. Was told it leaks and it needs to be redone. Is definitely an eyesore.
