Great overall experience, smooth transition from the start to finish. All companies and departments worked together well!!! Sales, mortgage, title, construction, landscaping and warranty. I was helped throughout the entire process. I would highly recommend Pulte builders to anyone considering buying a home.

The construction is good. Mechanical & plumbing is very good. Outside trim carpenters are just OK. The painters are a little messy, but the landscaping is not very good. Lousy workmanship. Even worse when laying the sod. Worst job on my house and all the others.

Adam was most helpful and professional in helping us select a new home. He was extremely knowledgeable of his available inventory and was able to find the perfect house to fit our needs.

We had problems selling our previous home and Janet was patient and understanding of the situation and the emotional aspects of home buying. I think the most significant disappointment was some of the base choices were quite disappointing. (Oven /Microwave combination) In the end we love our new home and are very happy with most of the workmanship.

We just moved into our 10th home (4th new build) and it has been a very positive experience from start to finish. The finished product exceeded our expectations in a number of areas. We have had some of our new neighbors tell us that they think ours is the best looking home in the neighborhood - and we agree!

Couldn't be more happy with the overall design and construction experience. Every member of the team was beyond courteous and professional and truly cared about customer service. The only area of improvement we wished could have been a bit stronger was construction oversight as it related to the various subcontractors. Now that we've moved in and are able to observe the construction of other new homes in our neighborhood, there are many practices by subcontractors that aren't necessarily industry standard and that raises a concern regarding how the home will perform over time. Unfortunately, that is something that will exist with any new home in any development unless you as the home owner have strong construction knowledge and are able to be present often during the build process. Fortunately, Dell Webb and Pulte Homes offer excellent warranty provisions on the home we built, so we have that reassurance to help protect us down the road. ... More

We closed on our new home a couple of months ago and so far have been somewhat disappointed and frustrated. The closing process was stressful because we had an air conditioning repair issue come up shortly before closing. Del Webb has been good about communication and staying on top of the issue to get it resolved, but they still have not found a solution. I was also surprised to learn that our builder uses copper clad aluminum wiring in the home rather than standard copper. I wish someone would have disclosed that to me during the construction process. In fairness, our third party inspector also failed to mention it. My experience with Pulte has been great. My construction manager kept me in the loop and the warranty department is excellent. Would highly recommend.

Salesperson was very knowledgeable and helpful throughout. (Adam). Builder rep (Ben) was also knowledgeable, helpful, and answered all of my questions.

The only issue we really had was a very poorly put together landscape and irrigation. Very lumpy lawn with high irrigation heads, exposed irrigation pipe in every landscape bed. Just poor quality control.

Ensure you understand what’s displayed is not reality. Paid a lot to get the outdoor kitchen on display. What I gat was not even close.

Picking out your new home and lot was made easy by Janice in the sales office. She is defiantly working for you as a buyer. The building process is well organized and building superintendents like Craig keep a close eye on the building process. The real draw is all the activities that are available and the closeness each individual neighborhood. Each neighborhood is broken into blocks where neighbors get to know each other. If you are board it will be your fault for not joining in all the activities that are available. The fitness centers are amazing, pools, hiking trails, 25 - pickleball courts, 3 golf courses with a new 9 hole course coming. Golf cart accessible community with sidewalks for miles, restaurants, banking, corner grocery store, church, Walgreens and much more all accessible. Bingo, concerts, dancing, all type of hobbies are also available. A great place to get back in shape and make new friends. ... More

My overall experience was very positive. The first meeting with the DelWebb staff was very informative and the tour of the homes and Sun City was very thorough. Once the decision to purchase a home appointments were thoughtfully made as I was living in Houston. Rachel in the design center was fantastic in helping me and my support group to make many important decisions. Kevin and Sarah called me weekly keeping me well informed of the progress on the home. The few stumbles along the way were resolved quickly. I am very pleased with my home and feel supported if any issues occur.

The Title group were communicative and responded timely to questions and requests documents. The title portal was very helpful. The Sales team was proactive and supportive in helping us find the perfect lot. They even set up our trust proactively for close. The Construction team addressed all our issues timely - without complaint and delays. They educated us on our new home. The Warranty team reached out proactively to educate us on the service request procedure and ensured our appliances were registered timely and accurately. The Warranty team continues to complete our punch list.

Terrible workmanship. Quick dry concrete and mortar is used. After it rains an ugly white stain will appear on the foundation and mortar. Builder not responsible. Bowed walls, missing texture on corners, shelf in laundry room missing, sloppy painting on doors, sprinkler head in neighbors yard. I ordered a brick based on an existing house. The bricks on my house have divots/holes. The house I based my brick decision on does not have holes. My house looks like it’s 100 years old and was in a war zone. DO NOT BUILD A DEL WEB PLUTE HOME! You’ll regret it.

The buying process was great. The quality is good and the responsiveness could be better.

All of the people from Ashley to Ben to Patrick to Eddie we both cordial and professional, and helped me to solve whatever issues I had. I would gladly work with any of them again.

This was our 2nd home built in Sun City. This experience was far superior to the last! Great project manager and salesperson!

Overall my experience with the builder was a positive experience. The build manager and the Del Webb/Pulte sales representative did a good job in working with me and responding to any concerns or questions. The craftsmanship was good particularly in trim work and cabinetry. They cut some corners on quality of materials on the electrical wiring, paint, R-30 insulation vs using R-38, not sure about trusses vs. traditional bracing in attic and roof. Made some mistakes in concrete pour that had to be corrected. Other than those items I have been very satisfied with the home.

The model was beautiful but after interest money/or deposit - letter tells the homebuyer-you will be getting NOTHING you saw in the model. Quality of kitchen cabinets, fake quartz, finishing of concrete (front porch, back patio) very low quality. Any complaints are met with-This is the way it is, we can't do anything about your complaint) They do respond to problems-but often say-can't do anything about that) RUN the other way when you hear the word Pulte.

I had hear rumors that Pulte was a marginal builder of production (not custom) homes but I was pleasantly surprised how nice a home I ended up with. Only small minor issues that were taken care of immediately. Build time was QUICK at about 4 months

Overall performance is dragged down by the low quality of construction workers employed, which is unfortunately typical in Texas. This brings the build quality down and increases the number of issues that must be addressed after the closing on the home. The builder representatives I encountered were excellent and a pleasure to work with.

The Sales Team and Service Team were / are great. Very helpful and customer service oriented. I purchased a completed Mainstay model. Here are a few cautions: The coverage of the tiled area in the Master Walk-in Spa Shower is insufficient. Water splashes onto unprotected drywall and wood molding. Pulte refused to correct it as it was "built to plan." Light switch in the Master bath is mounted several steps inside adjacent to the sink. At night you have to "feel your way" into a darkened bathroom to turn on the light. The steps inside the garage are a trip hazard, especially for older residents. The entire wall inside the garage that connects to the house has no electrical outlets. My home was already built and "move-in" ready, so I didn't have an opportunity to correct these issues. If you are considering a Mainstay model, be mindful of these issues and seek to correct them during construction. ... More
