German was my sales guy...he went out of his way to create miracles for me. I would highly recommend him. Adam is the construction leader. He is awesome! He communicates clearly, he goes out of his way to make sure things are right. When he says something, he sticks to it and follows through. He was a pleasure to work with.

The house is, in general, well built. We signed our contract in May of 2021 and were given a timeline for completion of mid Dec 21- mid Feb 22. The house was not completed until late June 22 (13 months after signing and placing a down payment. The 2 glaring issues are: 1) no radiant barrier installed and 2) the premium dishwasher we paid for is not yet installed. The excuse on the radiant barrier was "supply chain issues". This was not true as radiant barrier was available at the time. It was just not available from Pulte's usual supplier for about a 2 week period. So we are now stuck with a ...

I believe the builder (Pulte) builds a very structurally sound house. Very well insulated, etc. Our problem is that we got caught in the middle of supply chain disruption, COVID, the hottest market in the country (Austin). It took 14.5 months to build our house. We could not get ANY completion dates on the house until days before closing. A person cant plan a move without a closing date. The finish subs were horrible. The painter was doubly horrible. Pulte's CM was a really good and hard working guy but he was overwhelmed with a huge workload. the clear solution would be been better ...

Terrible experience! Poor quality! Poor planning. Very poor management of the home building process. I would recommend that doing business with Pulte should be avoided.

I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

We love Sun City, but the home quality is only so so. Also, virtually everyone we have worked with is professional and courteous. However, the subs Pulte uses are slow to respond to correct deficiencies.

Worth the wait!

It took a while to finally move into our new home, but the wait was worth it. Our construction supervisor JL kept us informed on the progress and handled all of our concerns. Our sales representative Jocelyn took care of all the paperwork issues and was really pleasant to work with. We love our new home.

2 months after closing, still waiting for dishwasher. Have no glass in master shower bath. Multiple issues with granite countertops. Cabinets misaligned, handles crooked. Took 5 months to replace broken window. Oven has been repaired 3 times already. Concrete patio is a mess. Plastic towel racks. Wrong lighting fixtures were installed (corrected). Weeks go by with no communication on issues.

I don’t think there is a better community than Sun City Texas but I sure wish Pulte was a better builder. There is no quality process as described on the Del Webb website. You have to be your own advocate and quality inspector. I suggest everyone in the build process get a good home inspector for the pre-drywall, final, and 11 month inspections. You will be amazed at what ends up on the inspection reports.

Sales Representative Adam and the initial buying experience was 5-Star! The home construction and management experience was poor. Initial construction manager was on point and good but he left (Pulte?) for unknown reasons. Steep drop in performance, commitment and ability from next project “manager/helper” assigned. Very poor quality control of foundation build which led to serious punch list issues. Many examples of lack in oversight of trades and construction. Buyer BEWARE! We felt that many things during process were misleading. We were told one thing by sales person, electrical rep, and designer and then were not specifically written either way. In our contract. Oven/microwave combo was supposedly unavailable and we were forced to accept a lesser model right before closing with the the threat of not closing on time! We had no choice. They did similar with order contracted mini fridge for the entertainment center, an expensive extra ordered through them. I moved from out-of-town and felt that the builder's team kept me very informed of the progress during the building process. I hired a 3rd party pre-drywall inspector who found several construction items needing correction, and the building team was great about making the corrections. However, I do have some walls and windows that are not aligned and wish I had spent the extra money on a better quality paint, especially on the woodwork. The sales and design agents were outstanding. However, the home project manager was severely lacking in basic communication and follow-up. Timelines were promised and missed at every step. We found the design and structure to be well executed, but the finish work leaves much to be desired. Even after upgrades, the remaining amenities are all builder grade that need to be upgraded after you move in. The warranty issues we did have, were responded to within a timely manner. But, the vendors used do not do a good job initially, and all seem to have a "fixer" that comes and corrects sloppy work after a warranty complaint is filed.

Supervisors couldn’t stay on top of workmanship that was not up to standard: kitchen slide-out drawers failed in the first week as some weren’t assembled properly. Repair on a tray ceiling to make the coffer plumb is still noticeably different color and texture. Floor tiles aren’t level and smooth and I’ve tripped on edges that stick up. I bought the new-build house in progress-not finished , drywalled and I was not permitted to make any changes to the items that weren’t even installed- like the tile floor. There is a widow sill in the master bath that has the tile company logo clearly ...

Trying Times and Supply Issues

It was five days short of a year from buying the house to closing on the house. Supply problems worker shortages and other factors all contributed to the problem. Pulte did a good job considering all these externalities and it would be hard to have expected a perfect experience. We’re glad to be in our new house and look forward to living here a long time.

Cookie Cutter home

I understand this is not a custom home so I expected to get a "corporate" response to many questions about the home. We still have concerns about the high degree of waning on the studs used to build our home. It was built at the height of the pandemic and the studs looked like 'leftovers' ....the ones at the bottom of a stack after all the good wood had been used up.
