My new home doesn't look like the models. My electricity went off early morning on lst full day in the house. Who do I call? Couldn't find GFI to dry my hair. Couldn't start the dishwasher. The garage floor is filthy. The bottom kitchen doors look like they are fabricated. Part of it is peeling off. I would like doors to be like the larger doors. Hole in my driveway. Need work on entry patio - needs concrete work. Numerous paint and stain on hardwood floors. Garage needs work. Need more grass to fill in the bald spots by the fence in backyard. Lots of issues, poor workmanship and finish. Reported several of the minor items and it's been several weeks with no one out to repair them. The A/C is undersized and can't keep up with tx summer heat and pulte won't do anything about it.

Insure that your home is complete before closing!

After closing date was scheduled there were several days of bad weather. Much of the final completion details were delayed but my builder insured me that he would see that all would be completed shortly after closing. However, I have had many task yet to be completed and am having to go through warranty to get it done. Now the Covid-19 virus has delayed completion further.

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

The quality of craftsmanship was poor. Very frustrating to have to continue to get things fixed that were just lack of detail. Pressure to complete homes creates poor quality work. I know construction isn't perfect but I feel the quality is below par

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

Builders team was very good. I realize that a lot of issues we faced were do to supply issues that were out of builders control. That is why I could only give a 3 star rating for home buying experience.

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. Materials less than average

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Quality is only as good as you let Pulte get away with. You must stay on top on construction and fix issues as they occur. Responsive to complaints but almost 2 months in the house still getting repairs done. Quality should be built into house not repaired after.

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

While we understand supply chain issues, the lack of communication about said issues causing a three plus month delay in closing was difficult to deal with. Losing a project manager during the build added to our frustration. The quality is acceptable and most problems are addressed in a timely manner but I would not have expected quite so many issues in a new build. The staff has been very pleasant and conciliatory but clearly over booked as additional construction moves forward.

Minimum communication from the time we put down our deposit until the time we moved in. The finish work on the home was terrible. A door was installed backwards, paint specs all over, caulking incomplete on this floors. Most of the topsoil in our front yard was washed away and not replaced and then they installed the grass. The lawn is lumpy and I'm afraid someone's going to twist their ankle on it. We had to give up a small portion of our yard because they improperly graded it. I would not choose Pulte again because they say things about your prospective lot that are not in accordance with the HOA. They told me I could plant a hedge or line of trees in my back yard to mitigate the traffic noise on Sun City Blvd. This is not true. I must get a special variance which at this time is up in the air. They also failed to tell me that they were going to build up the lot almost 6 feet when preparing the foundation which raised the line of site ABOVE what would have ordinarily been a privacy wall. The sales people drummed into our heads that Pulte is not a custom builder. All homes are built to a standard. Silly me, I expected the models to reflect that standard. When we got into the home, we found several "standard" items that did not match the model. I have had to make modifications to the home to make it useable, With respect to the wiring in the home for TV, phone and internet, I expected the wiring contractor to understand how the cable companies would install their equipment. There were electrical issues and the office doors would not close due to significant overlap. The construction manager was awesome and responded immediately to fix all issues.

The cost of the home after discounts was still high for the market and the appliances and many of the finishes are low quality. I felt pushed to use the builder's title company and the builder did not cover many of the typical seller's closing costs. I was told it was because the discounts were applied to the price of the home rather than the closing cost. However, the cost was high for the market and significantly higher than the appraised value.

We think we made the right decision in moving to Del Webb, but were surprised about how many items in the house that we thought would be included, cost extra, driving the price higher when we had to make our design selections, months before the build (and could NOT make any changes). We are disappointed that the house seems "low end". The quality of some of the materials and labor are sub-par. If your expectations are low, this would work for you.

The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. This resulted in us having to change cabinet colors as well as counters, flooring, etc. Expect everything to be one sided. It is obvious they are not used to using outside title ...

Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.
