Pulte has many built-in restrictions in their process and even contract. Literally all of your choices must be made in a single 2-hour session with the designer and once you sign off that day, you cannot add or modify any choices. It would not cost Pulte anything to simply allow a week for modifications. Also, in the contract itself it states you are not allowed to delay closing due to your punch list. This almost sounds illegal, but it is in the contract you sign. So make sure your read of the print, fine or otherwise.

From our salesperson to the project managers everyone was helpful. We were treated well from the start of our sale until we received our keys. There were hiccups with supplies but our project managers were upfront and honest with us. We really appreciated the people we had during our sale and build!

We have had a positive experience in our building process. Our sales consultant, Janet Moore, did a great job of helping us select our lot and providing information on available house plans. We knew that we could count on her to provide honest answers to whatever questions we had. We met with design consultants, electrical design, & construction superintendent. For the most part, it was a very positive experience. I would say that communication and updates we slow in coming at times. I guess anyone buying a new house is having the same experience we had. Material and labor shortages kept pushing back our move in date. When we were told the house was ready for our final inspection we saw some clear examples of hurried workmanship that was careless and incomplete. We were told the items would be fixed ASAP. That was nine weeks ago and most of the items haven’t been addressed. Covering crakes with caulk didn’t quit live up to quality workmanship. We been fixing some of the blemished stuff ourselves. Not our best experience with our builder.

You don't move to Del Webb for the house quality. Poor workmanship, very mediocre materials and and very slow response, if any to make things right. Very disappointed!

Absolutely no communication from sales when the sale closed. Construction side did well considering the supply issues faced. Response was immediate from warranty. The follow through of vendors remains so-so.

What a mess. The care they take while building your home is well below any expectation I would have expected. They don't cover anything. My cabinets are nicked, the countertops are scratched, the workmanship is well below normal. My floors were so dirty I had to call a tile company to come and clean them. My carpet is stained and I have to live with it. If you decide to build with Pulte, do yourself a favor and don't upgrade anything. Do it after you take ownership. This was by far the worst experience I have ever been through.

We were excited to purchase our home in Sun City we love it here, but all the problems we had with the quality of workmanship and having them having to come out and correct them takes a lot of time away from other things we could be doing here. I wish the quality control people would’ve spent more time inspecting the homes. Make sure you look very closely at everything.

Do not trust the builder. The workmanship on the house is poor and the builder has not been responsive about the issues. I have lived in the house almost 2 months and I still don't have a garbage can. Only 1 issue has been addressed since I moved in. They promise to address the issues, but they have not.

I was advised on a regular basis regarding the construction progress and notified if changes were needed. Mr Huncherick was very good to work with in the construction phase. It was disappointing that the home took10 months to complete.

The electrical plan was rushed and the contractor seemed to think I should already have a plan as to types of outlets and placement. I had not built a home in over 40 years. Things have changed!! Suggest having the electric planning after the decorating plan so layouts and materials are more specific.

Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

It took 11 months to get into our house, with four casual emails from our sales person extending our timeline out another 2 months. Being desperate to move in we closed despite numerous items that still needed to be addressed. We've not had responses back from anyone since.

Terrible workmanship. For every task completed, more damage is done. A week before closing you are expected to find all the errors to be fixed. Seriously, instead of having a quality control person, they expect senior citizens to find everything wrong for them to fix. You close before the house is done, and good luck getting a response. I have a sharp metal strip standing standing straight up running the length of my slider as they didn't finish the flooring. So many gaps, errors, and cosmetic mistakes. Quality & Craftmanship is horrible! The walls & doorways have divots & gouges as well as crooked doorways, painted over mud on outside of house, left morter on stone! Overall sloppy work & horrible craftsmanship!

Sales staff at Pulte/Del Webb, Georgetown are not honest. They will say anything to get you hooked and then bully you when you ask questions. I would never recommend using one of those sales people. Shame on all of them.

Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. When our "final" closing date was postponed at the last minute the construction head Landon promised us some help/mitigation for the additional $4000 in moving expenses We incurred. But ...
