Lots of issues, poor workmanship and finish. Reported several of the minor items and it's been several weeks with no one out to repair them. The A/C is undersized and can't keep up with tx summer heat and pulte won't do anything about it.

The quality of craftsmanship was poor. Very frustrating to have to continue to get things fixed that were just lack of detail. Pressure to complete homes creates poor quality work. I know construction isn't perfect but I feel the quality is below par

After closing date was scheduled there were several days of bad weather. Much of the final completion details were delayed but my builder insured me that he would see that all would be completed shortly after closing. However, I have had many task yet to be completed and am having to go through warranty to get it done. Now the Covid-19 virus has delayed completion further.

Many of the touches such as painting are not up to snuff. However, some of my concerns have been addressed. I am not sure I would buy from Del Webb again though.

Home seems well built with minimal "new home" repairs. Customer service on "repairs" is good. Unfortunately, the process of getting a mortgage through Pulte is a real pain in the butt. Multiple "reps" and "advisors" involved and none of them communicate with each other=confusion and incomplete directions. The Sun Cities are great, but buy a resale home, not a new home.

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. We busted you and gained $73,000 towards are closing AND lost our recommendation after we built two Pulte homes. ... More

Builders team was very good. I realize that a lot of issues we faced were do to supply issues that were out of builders control. That is why I could only give a 3 star rating for home buying experience.

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

We closed on our new home a couple of months ago and so far have been somewhat disappointed and frustrated. The closing process was stressful because we had an air conditioning repair issue come up shortly before closing. Del Webb has been good about communication and staying on top of the issue to get it resolved, but they still have not found a solution. I was also surprised to learn that our builder uses copper clad aluminum wiring in the home rather than standard copper. I wish someone would have disclosed that to me during the construction process. In fairness, our third party inspector also failed to mention it. Other than those two issues we've been generally satisfied with the construction process and build quality so far. ... More

The cost of the home after discounts was still high for the market and the appliances and many of the finishes are low quality. I felt pushed to use the builder's title company and the builder did not cover many of the typical seller's closing costs. I was told it was because the discounts were applied to the price of the home rather than the closing cost. However, the cost was high for the market and significantly higher than the appraised value.

We think we made the right decision in moving to Del Webb, but were surprised about how many items in the house that we thought would be included, cost extra, driving the price higher when we had to make our design selections, months before the build (and could NOT make any changes). We are disappointed that the house seems "low end". The quality of some of the materials and labor are sub-par. If your expectations are low, this would work for you.

The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. This resulted in us having to change cabinet colors as well as counters, flooring, etc. Expect everything to be one sided. It is obvious they are not used to using outside title companies. We used Chicago title and they did a great job and saved us over $1,200. There were scare tactics telling us how the closing would be delayed using our outside title company - this was almost laughable. So far the warranty team has been really good. Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

Project manager was great. Finance & title were terrible. It felt like it was their first transaction ever.

I thought "new home" would not need inspector since everything is new. Wrong. Three days after move-in we discovered a water leak, apparently caused by carpenter drilling a screw into water pipe causing floor damage and mold build up in bathroom cabinet. Maybe not unusual for one craft to cause damage to work of others but nobody watching for sloppy work by unqualified contractors, Vinyl plank floor also had several places with gouged-out damage not apparent during final, brief walk-thru. Damage apparently caused by moving in appliances or heavy materials. Lots of paint touch-up required. Also discovered paint was not washable and minor dirt spots would wash away paint with any dirt cleaning effort. Not impressed with uality of materials or workmanship. Should have hired a qualified inspector that specialized in new home construction with focus on quality of work. ... More

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. Hopefully no home owner or visitor is injured or killed because of people being greedy for power and money. ... More

I wish they would have told us how cheap the paint would be so we could have had the interior painted before we moved in

Biggest workmanship issues is paint/drywall and the lack of finishing the kitchen sink

After moving in, we found that the water main shutoffs were not connected to the house. Getting that issue resolved resulted in our lawn and grounds being dug up and left in an unsafe condition. We’re still trying to get that resolved. We have been told by our lawn maintenance company that because of that improper grading, erosion will prevent a proper lawn from growing. Another issue, following a toilet backup after 3 days of moving in, we found that our driveway had been paved over a sewer blow out. That issue was resolved by digging up that portion of the driveway and exposing the blow out correctly. They then repaved our driveway. Another issue that was resolved hd the panty door in kitchen, which was meant to be opened into kitchen, having to be rehung so that the pantry door opened into the pantry because the oven door would not open with the pantry door handle in the way. That resolution with the pantry door opening into the pantry causes us to have to enter and walk around the door to ge to the other side of the pantry. Lastly, after moving in we found a gas leak at our hot water heater in the garage. We left the garage door open to vent the gas until the builder contacted the company responsible to replace a broken gas valve. ... More

Lot prices are ridiculous and makes it a poor investment.

The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

Floors are dirty, fireplace not completed, no screens on windows, shutters installed late and painted later, Gutters not installed properly, hole in garage wall concrete. Living in home for month with problems

What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. The final product is comfortable, just not to the expecations of the price paid. ... More

My latest interaction with Pulte was very good. It was a warranty claim. The problem was addressed in about 48 hours. Considerring everything that is going on that is not bad.
