The quality of craftsmanship was poor. Very frustrating to have to continue to get things fixed that were just lack of detail. Pressure to complete homes creates poor quality work. I know construction isn't perfect but I feel the quality is below par

I have 2 particular issues to describe. During the decision to purchase process, I became aware of the issue of hard water and a water softener system. At 81 years of age, I have been exposed to all kinds of water over the years, and never had a problem with any of it. After taking possession of the property, I became aware that there is a problem of the hard water having a serious adverse effect on the plumbing, making a water softener system a necessity. In my consideration of what facilities and systems to include in the home, no one made sure that I understood the substantial problem with hard water. Had I known such, with little doubt I would have had such installed during construction. Through after the fact contact with Massey Services, I became aware of a serious problem in Sun City with termites. I was not previously told of such. I can afford to take care of these two issues, but it strikes me that potential buyers should specifically be made aware of these things. Run!!!! Don’t buy from Pulte Homes as they were awful to work with! Everything from yard to doors- painting poor - Sheetrock poor; just an awful experience!! And they make you feel like you should just accept the their poor workmanship!

We were very impressed with the whole experience!

Buying a new home from Pulte/Del Webb is smooth, the construction process is good and the people all round are responsive. We just wish we we told more up front what to expect as the building process unfolded.

Make sure you check everything and have then walk through each item with you,

I love living here but many things wrong with the workmanship in building my house.

It is a great community and the homes have the right focus for over 55, 2 things could be improved - 1) a more dependable approach to developing closing dates that gives the buyer an early heads up a fixed date. 2) my yard needed a lot of work to get the bumps out and grass growing properly.

Great experience… They did the best they could in the circumstances we were all in… COVID-19.

I have always been impressed with Del Webb homes. This is the second one that I built. We had good people working with us, but unfortunately due to the Covid-19 epidemic there were delay’s with materials and contractor shortages. Our home was delayed by about two month’s in being completed. My only complaint is in the information sharing process. Our sales rep could have taken the time to send us short messages during the process informing us what she knew about what was being delayed and why. We had 3 different project managers during the building process and never received communication from two of them. Our last project manager, Bill, was excellent in responding to questions from us. He is to be commended for an outstanding job. Our new warranty rep is also very good and he is dealing with small issues that were not addressed during the building stage in a very timely manner. ... I would not choose Pulte again because they say things about your prospective lot that are not in accordance with the HOA. They told me I could plant a hedge or line of trees in my back yard to mitigate the traffic noise on Sun City Blvd. This is not true. I must get a special variance which at this time is up in the air. They also failed to tell me that they were going to build up the lot almost 6 feet when preparing the foundation which raised the line of site ABOVE what would have ordinarily been a privacy wall. Now, anyone driving or walking down Sun City Blvd can see into my home and onto my back porch. This fault lies with the sales team who utilize deceptive trade practices to sell their product. I am considering suing them under the Texas DTPA for intentionally failing to disclose a material fact about the lot and construction of my home which would have otherwise caused me to NOT purchase the home. ... Beware. Tape all of your conversations with all people associated with your transaction from first meeting to Close of Escrow. Most of the people are not trustworthy. Workmanship is poor. No attention to detail. Document everything.

Very professional and very straightforward.

Of the more than 15 new homes we have built or purchased, this has been the worst experience. There is no pride of workmanship, quality is terrible and response to issues has been poor.

Having a great building superintendent & sales person made the building process much easier

Was most impressed with the internal build quality. Sealant caulk is applied where the frame and concrete slab meet. All wiring and plumbing frame pass thru's are sealed with expansion foam. This helps prevent pests from traveling thru out the house.

The Sales Associate and the Field Managers were responsive, friendly, and efficient

We have had a good experience with the builders, especially during this difficult time of COVID and possible delays.

It's been 2 months since closing and the only item from the punch list that has been fixed is the refrigerator. Some others have resulted in phone tag that ended in their court and some have no effort at all.

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

My first home-building experience went very well. The construction manager kept me informed, since I was 1500 miles away. I only wish there had been pictures of the various stages of construction, but that's just me. However, once I had signed for the house, the service request process is incredibly unresponsive and slow.

Felt like a lot of pressure.

While this is indeed a new house, there is a distinct difference between new construction and a production built house. Options and choices are not what the average person would expect from new construction.
