Disappointed With Pulte Home Quality

We moved for the lifestyle but disappointed in quality of the construction. In a $500,000+ home, one would expect a certain amount of quality. Upgraded brushed nickel hardware does not include towel rods or toilet paper holders. If you upgrade the kitchen vent to include a wooden shroud, you lose the upgraded vent and are given a cheap noisy vent with two 30 watt bulbs (no LED lights or quiet vent fan). By the way, the design center did not advise us about this switcharoo. Thank goodness we had a great field manager for the construction but the tradesmen (framers, sheet rock, plumbers, ...

There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

My new Pulte Home in a Del Webb community

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

2 months after closing, still waiting for dishwasher. Have no glass in master shower bath. Multiple issues with granite countertops. Cabinets misaligned, handles crooked. Took 5 months to replace broken window. Oven has been repaired 3 times already. Concrete patio is a mess. Plastic towel racks. Wrong lighting fixtures were installed (corrected). Weeks go by with no communication on issues.

I don’t think there is a better community than Sun City Texas but I sure wish Pulte was a better builder. There is no quality process as described on the Del Webb website. You have to be your own advocate and quality inspector. I suggest everyone in the build process get a good home inspector for the pre-drywall, final, and 11 month inspections. You will be amazed at what ends up on the inspection reports.

Supervisors couldn’t stay on top of workmanship that was not up to standard: kitchen slide-out drawers failed in the first week as some weren’t assembled properly. Repair on a tray ceiling to make the coffer plumb is still noticeably different color and texture. Floor tiles aren’t level and smooth and I’ve tripped on edges that stick up. Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

I purchased a home about 5 years ago. At that time, my inspector told me that Pulte was one of the better builders in the area. When he inspected the new house this year, he stated that Pulte's quality was not as good as it used to be.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. Terrible workmanship. For every task completed, more damage is done. A week before closing you are expected to find all the errors to be fixed. Seriously, instead of having a quality control person, they expect senior citizens to find everything wrong for them to fix. You close before the house is done, and good luck getting a response. Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

Worst home buying experience. House structure is bare minimum to meet code and nothing extra. Lots of particle board instead of actual lumber. No leniency for small design changes. To get a decent house you have to spend thousands of dollars in upgrades.
