House was built and completed in 6 months

Unless there are major changes in Pulte processes, communication, follow up, and quality over quantity, we would not recommend them to family or friends.

I want to say how impressed I was with the whole process of buying our new Pulte home in Del Webb Sun City! Everything from start to finish was great! There were a couple holdups due to Covid-19, but not to bad! We really love our new home in Sun City!

Had to dig up foundation to determine why water flow not good from bathroom...foreman ws on top of it and explained everything in detail

Sun city is great location but feel the house is overpriced, fit and finish (not so good) full brick- great, green space in back yard good but $$$

Adam M. went above and beyond in helping us with the buying of our new home, as we were in CA. With Covid 19, we were unable to come to TX, so Adam went out weekly to take pictures of the progress of our new home and was in constant contact with us. We were not able to fly out for the closing and signed docs online. Was not present for walkthrough, but sent a punch list of what we saw in pictures that needed to be corrected. The contractor said he did the walkthrough, but it was very apparent that that was not true as there was no battery in a smoke alarm and was beeping until we went to buy and install a battery. Was very disappointed when we moved into our new home, as it was not cleaned. Had to sweep, vacuum, dust and clean paint from tile and grout throughout the house before moving anything in. Many items still need to be redone, builder should have taken more time and pride in the quality of work.. Want you to know that even though work still needs to be done, we love our new home! ... I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. We've been here less than two months so I'm sure we'll find more issues as time passes. ... More

The final cleaning and detailing of the home was sloppy and poorly done. No attention to detail! Overall the quality control was poor, at least 4 contractors need to fix/finish items after move-in.

Overall, the experience was pretty good. The building process adhered to the timeline and, overall, construction was good. The interior finishing is not fine-tuned and definitely could have displayed better craftsmanship. I will be submitting several items for warranty review. Also, simple additional options like framed mirrors in secondary bathrooms, additional towel racks in the master bathroom, and more shelving throughout should be added. It makes no sense that Pulte does not offer these options. Pulte should consider that some senior-aged people have the desire and financial ability to customize a home much more and would like to do so. Also, more attention to finishing details would be great! Finally, the home should be thoroughly cleaned and sanitized before turning it over to a new owner. ... More

Many people buy here for the Sun City name and life style. Del Webb is stamping out homes and only concerned in profit. The finish work is extremely poor. Ironically, the options we paid for were among the worst! The construction supervisor is in a bad spot as they can't hire or fire workers that don't have a clue to what they are doing. I can't even begin to state all of the problems. We quickly refused to let ANYONE of them inside our home to "fix' or 'go over' anything. Our sales person was misleading and uninformed. The mistakes caused the Title Co. and Mortgage people a lot of grief. We were not sure of our numbers on closing day. We lived out of state and feel we were taken advantage of from sales, construction, and Del Webb. ... More

Well built home. I’m really starting to feel at home in the community.

The foundation and frame of the house is rock solid, but the attention to details not so good. Dozens of nicks, scratches and dings throughout the house, on the walls, doors, door frames, baseboards, window sills, and even the tile floor had several holes like the size of a drill hole. Very weird. The house was finished during Covid-19, so I suppose it is possible getting skilled workers may have been difficult, but I now have a long list of minor but irritating repairs to be made, mostly cosmetic. The biggest issue is the windows are not sealed properly, i can feel cold air coming in from several windows. ... More

This is a major investment I expect to receive great service all the way and I am not happy with Pulte

Poor trim materials, lousy paint, lousy finish work (use caulk to try & cover up poor craftmanship). Every time they fixed 2 things, they damaged/broke one other thing. They had to install our wood floors 3 times. I (buyer) was the one to find the errors and installation issues with the floors. Pulte would have sold it to me in poor condition if I had not found all the issues. They do not inspect their contractors' work, and hope that caulk, poor lighting, and quick walk-throughs will get them to the closing process. Their entire management team needs to adopt an old management philosophy - "INSPECT what you EXPECT". My spouse said it best:, " I feel like I purchased an old, used house - not a new house, We will have to repair, replace, re-paint so many things - we should have purchased a used house in better condition". An example: after less than 2 months in the house, the finish on the bathroom sink stoppers is already wearing off (and these were their UPGRADED products). I also spent about 2 weeks sanding and re=painting to cover drips, runs & areas where the paint did not even cover the walls. I knew Pulte's reputation was bad, but had heard they had improved.... They were right on the time to finish the house and have been very good if I called and something had to be taken care of. I love the house and think I got a very good deal for what I got.

Considering the difficulties of a build during the pandemic, this was a pleasurable experience with great employees!

All went to plan o.k.

In the season of COVID-19, the house was finished early, even with some hiccups in getting cabinets and flooring.

My wife and I were very surprised with the amount of options and choices we were allowed to make. We feel we got a custom home for a track home price.

Monitor the construction from scratch. Check finish of work done. The Loft installation of HVAC was poor - the unit is fine but its installation is not up to standard and appears unfinished, also the site was listed as a store room but the installation blocks any entry to the possible storage area - management/planning ???

The previous home we lived in for the past 30 years was a Pulte. Once we learned the builder in Sun City was also Pulte, it was an easy decision to move forward. We have not been disappointed! The quality and design are excellent!

We are very happy with our home. It seems to be built very well. However, Pulte Homes does a LOUSY job with the lawn. It’s not rolled and it’s so lumpy I’m going to have to have a load of dirt brought in to even it out.

The experience was less than positive due to lack of information on what to expect, being 1500 miles away and finding out things we should have been made aware of during the purchase AFTER we moved in.

The development is well planned with lots of landscaping, walking paths, nature trails and friendly people and the weather is great!
