Incredible lack of attention to detail as a whole. Lack of overall quality in workmanship by almost all of the tradespeople utilized during the build process. Indifference by responsible parties involved in the build process. Overpriced for what we received but that's the crazy market we are in. Thankful to have a new home but would do it differently if we had to do it again. From what we have learned, this is standard operating procedure in a home built by Pulte within Sun City- Georgetown, TX.

I purchased a home about 5 years ago. At that time, my inspector told me that Pulte was one of the better builders in the area. When he inspected the new house this year, he stated that Pulte's quality was not as good as it used to be.

Get inspections done at pre-drywall, pre-close and 10 months out (just before 1 year warranty is up). I have future neighbors who are experiencing major issues and have brought Pulte management in to review the poor quality.

Build too many homes too fast to keep up with communication and quality control

Poor Attention to Detail

I was surprised at how sloppy the overall craftsmanship was in the details. I have found at least one corner not square. There is at least one crooked wall. Most of the electrical outlets don't cover the entire hole leaving the appearance of small holes next to the outlet plates. Some of the cabinet doors were hung crooked and the depth is that of cabinets put in a cheap house. The upgrade to the blinds is a disaster and will need to be replaced because they are crooked and cheap. Water drainage between houses is poor and will need to be addressed. Quality and workmanship is absolutely awful. Huge lack of pride in workmanship, interior finishes and if their clients are taken care of. The construction crews are some of the worst in the business.

Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. I was told by the construction supervisor that the workers use a sledge hammer to punch through the wall/sheet rock for the electrician to locate and install the electrical outlets. Terrible workmanship. For every task completed, more damage is done. A week before closing you are expected to find all the errors to be fixed. Seriously, instead of having a quality control person, they expect senior citizens to find everything wrong for them to fix. You close before the house is done, and good luck getting a response. Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

Worst home buying experience. House structure is bare minimum to meet code and nothing extra. Lots of particle board instead of actual lumber. No leniency for small design changes. To get a decent house you have to spend thousands of dollars in upgrades. After more than a month after closing we are still trying to get simple things completed such as paint touch ups, irrigation system corrected, caulking around the house both inside and out, damaged tile repaired, etc. We give up on the cleaners and cleaned dripped paint and grout off the floors ourselves so we could start moving in. Run!!!! Don’t buy from Pulte Homes as they were awful to work with! Everything from yard to doors- painting poor - Sheetrock poor; just an awful experience!! And they make you feel like you should just accept the their poor workmanship!

We like the neighborhood but are shocked at how Del Webb won't take responsibility for blatantly poor workmanship. Within 2- 3 weeks of moving in, we noted the stonework on the exterior was cut and obviously installed wrong. We paid extra and it is embarrassing. The inspector came out and shrugged his shoulders and said you should have brought it up sooner. He never followed up and won't return calls. They bottom portion of the house missed stucco and paint. One third of my backyard I have no access to. Wasn't told I would have access to this part of my backyard unless I paid for a ladder. Why would I buy a piece of property that I don't have access. I've gotten no help with resolving this problem.

We were told false statements that we relied on. We will have to pay an additional $11,000 to get cabinets we were informed by pulte we would receive. We should never have closed. They did not honor their commitments.

Our experience with Pulte was poor from the start. Our original sales person relocated after 4 weeks and the alternate was unavailable for 3 months while recovering from surgery. When we finally met, everything the previous sales person had done was lost. The result was starting from scratch and discovering that the previous contract did not include several structural items (elevation, sunroom, etc) had not been included.
