This was our second Pulte home having purchased a Summit Surry Crest Loft in Sun City Carolina Lakes and living there for ten years before moving to SCTX. Overall we are pleased with the quality and value of Pulte homes given that they are mass produced and not custom houses. The options for elevations and add-ons like Sun Rooms and patios allow some flexibility to personalize the house. Not many options for landscaping, that is an area where Pulte could improve. Overall, we’re happy with our new home. It was a struggle getting the builder to complete construction on time due to unresponsive subcontractors and ineffective management. Promises were made and not kept. Availability of our supervisor seemed to be an issue. There is a serious issue that I need help with and am getting the brush off from the builder. The city of Georgetown placed their concrete light pole 6” from the edge of our driveway prior to construction of our home. Interior workmanship lacking quality. Issues with paint, garage sheet rock. Sub contractors rush through work; thereby, leaving poor workmanship. Answer is let “Warranty” take care of it. After that it is a struggle with Warranty and the sub-contractor. Lot’s of excuses.

Materials used in build out are cheap, thin sheet rock, watered down flat paint, flooring less than average easily scratches with the slightest movement of furnishings, requires soft pads on bottom of every furnishing, heels on shoes easily scratch, small dog nails scratch, in other words, not conducive to living unless you plan to sit and not wear shoes or move, grout not sealed and not an option, thus spec home used white grout which easily gets dirty. Overall the quality of the materials used to build Pulte homes is less than average.

Communication was poor throughout construction process until very end. Updates inconsistent and issues were not handled timely when brought to Pulte’s attention resulting in continuous repairs for few months post close. Certain trades were careless and lacked detail without accountability. Lot and surrounding area trash was extraordinary with no regard for owner’s expressed concern. Good effort was made by Pulte and some vendors post-closing to correct outstanding issues (but not painter which did a less than mediocre job) but most should have been addressed during construction which would ...

If you have any choice do not observe what goes on during the construction phase, you will save yourself a lot of stress and frustration. Add several days to the promised completion day, in other words, do not plan any deliveries, any visits, any activities until after everything is completed and signed off on, and then add five days to that! Allow yourself time to do your own independent inspections.

Final walk-through scheduled on same day of closing which doesn’t give the buyer enough time to have outstanding problems repaired. Surveys shouldn’t be completed before outstanding closing problems have been finished. Too many promises made during final walk-through by superintendent that haven’t been done yet. Superintendent didn’t follow-up on workmanship during build process. Comparing this home to our last Del Webb new build in Sun City Lincoln Hills, terrible!

We--and our neighbors--were rushed through the process of selecting our finishes and electrical. Strongly suggest you be actively involved throughout the building process. We were from too far away to check on things. To our surprise, they started building before we could sell our home. (We had planned to rent in the area while building.) Consequently, outlets were in the wrong place, and a toilet is noticeably off center. Even so, I love my home and the area. We've been in our new home a little over a month. So far, so good. These Del Webb homes are spec homes, not custom homes, so the quality of workmanship and materials is average to above-average and adequate for the average buyer. Del Webb/Pulte has been responsive to warranty issues which have been fairly typical and no more than might be expected.
