We signed the contract for our Pulte home, then did not see the home “in person” until we closed over 5 months later. We put our trust in our construction manager and our realtor. We were so happy when we walked in to our finished home. Working from 1900 miles away could have been a nightmare but we got our dream home.

Our Del Webb Sales Consultant, Janet, was extremely helpful and very professional. In our opinion, Janet is a terrific person and a great asset for Del Webb! Our Design Consultant, Rachel, was awesome and so talented! Communication with our Construction Manager was only fair in our view. In our opinion, Pulte Homes dropped the ball on several things during construction. Our Purchase Agreement with Pulte Homes included installation of a Home Standby Generator. The installation of our generator was unfortunately not completed until many days after our closing. We believe that this was due to poor communication between Pulte, its subcontractors and the City of Georgetown and due to the necessary paperwork not being handled in a proper and timely manner. Our foundation was chiseled after it was poured for the installation of two electrical outlets. These outlets were set out in our original paperwork. We also contracted with Pulte Homes for the installation of window blinds. After moving into our new home, we experienced several issues with our window blinds including not being able to open or close them easily, several of the blinds were warped and most of the valances were apparently damaged, defective or improperly installed causing them to fall to the floor. Finally, before we signed our Purchase Agreement we were told by Del Webb that a new Amenity Center was going to be built within walking distance of our new home. In February 2025 we were advised by Del Webb that construction on the new Amenity Center was scheduled to start in April 2025 and that the target date for completion was some time in Q2 or Q3 2026. As of this writing, construction on the new Amenity Center has not commenced and we have been unable to obtain a target date range for the commencement of construction from Del Webb. We decided we wanted a new, bigger home in Sun City. Our realtor introduced us to a Del Webb sales associate who was delightful to work with. She showed us an available home that would be completed in a month and it was everything we wanted in a new home. We bought the house and it was completed on time. The home building manager was very responsive and very detail oriented so our new place is just beautiful. Overall everyone at Sun City Texas has been a pleasure to work with and we appreciate the high quality materials in the house.

We’ve had an excellent experience, from Sales with Marjan, through the building process with Adrian, to closing and warranty with Wes! All respectful, genuine, and helpful men! They went above and beyond to make sure that we were satisfied and our experience was pleasurable!

We told them that we had mobility issues. We were told that the lot we picked out would be level. We were deceived! They made a driveway we can not walk down and with 2 steps to get into the house. The Quality of workmanship is bad. Finally when the house was finished and we did our walk through, we found an abundance of problems! We did a second walk through and there was still many of the problems left un touched. We had to do a third walk through on the morning of closing, and still there were so many problems left untouched that we were not able to point them all out. After we closed and moved in we still are finding problems, like a bedroom door not closing properly! This is the third home we have had built and never have we had such a bad experience. ... More

Could improve on architectural features for seniors. Also, every quick move in home (which I needed) had design flaws. (Such as black hinges on doors and bronze knobs, etc etc). Staff has been helpful, but not all issues settled as yet.

Buying our new home was easy, so far we like our new home and love the extended garage, we have 2 cars and golf cart. Only down side of purchase new home we have a 2 ton a/c unit it does not keep up if the wife turns the oven on in the day time to bake. Only complaints here. Far as the rest of the house we love it.

Our new house was on schedule and a great location. Many new friends.

Easiest building experience we ever had.

We've been extremely happy with our Pulte/Del Webb home. We found everyone we've worked with to be extremely professional and responsive.

Felt like bait and switch on the financing end. Stuck with Pulte on everything for one-stop shopping convenience. Very misleading info on interest rate and incentives. Lead to believe both incentives and lower than market rate were in effect. However, did not find out until first closing estimate was dropped on me that the interest rate would be 7% in order to get incentives. Told I could exchange incentives in order to buy down rate. Then multiple last minute underwriting requests with only a couple of days to closing. Was told everything approved and then another request. Left and right hand were not communicating. Seemed like all notifications came at the end of the business day with no way to react. On one occasion, I was told of a problem with the loan at the last minute on a Friday. Had to go all weekend to even find out what issue was. Almost pulled plug on entire purchase due to this. Advice: have your own mortgage company lined up! Do not rely on Pulte. ... More

Overall the process went pretty smoothly. My new home is well contrusted and passed an impartial review. I was pleased with the effectiveness of the sales staff, loan offersers, construction crew, settlement services etc. However, I had two issues. The first, regarding the time to select many items for the house took too long and was combersome for a single individual in the time provided. I had to select all the electrical (e.g., outlets, range, lighting, etc.), indoors (e.g., cabinets, color skim, knobs, tile, etc.) and outdoor designs (e.g., color for siding, brick, etc.) which took over 8 hours. It was a very long and exhausting process. My recommendation would be to break up the process in two days. I will have definitley made different selections if allowed more time to think about things during and after the process. Secondly, more information would have been appreicated if made available. That would have left me with a clearer picture about future and total costs regarding speakers installation. Since the information was not provided upfront, the additional costs were not anticipated and I would have definately made a different selection, if the total cost were presented. Overall, a good experience. Walk through items should have been taken care of ahead of time though.

Our overall experience has been excellent in all respects. We were out of town buyers. Websites were consistently content rich, reliable, easy to navigate. Once visiting Sun City Texas (SCT), our Sales Rep, Adam M was excellent and went above and beyond with detailed support while we were onsite and back home leading up to the lot selection and contracting decision. After lot selection, Rachel in the Design Center, was excellent in helping us with the many design selections associated with the home build. When construction started, our assigned Construction Manager, Craig C., was excellent and more. From the initial Introductory call, to the formal periodic construction updates, the several key inspection points, the walk-throughs, etc., Craig was always welcoming, accessible, and responsive. We knew he had a very heavy construction workload, but he never let it adversely affect his interactions and feedback with us. Craig was always poised, professional, friendly, and trustworthy. The closing process with Pulte was about as smooth as could be expected, given the many moving parts needing to come together. Okay — so now we have been in the home about two months. What about quality? Sure, we have had some minor hiccups here and there — few in number, but resolved timely. The energy efficiency of the home is being confirmed as we have gotten the initial couple months of utility bills. Overall, we are very pleased, and we would consider working with Del Webb / Pulte Homes again if the situation presented itself. The toughest item to grade in the survey was “Value for the price paid.” It is so subjective. If you just consider raw numbers, like $/sf, you might conclude less than 5 star. Our opinion is when you buy into a well established community like Sun City Texas (SCT) you can reasonably expect to know what you are getting; the community itself has an excellent track record; and the amenities are impressive beyond description. The other point to recognize, when you contract to buy a lot and build a new home, there are definite limits on selections. Granted, there are numerous choices within each selection targeting different price points; but, understand, you are not sitting down with an architect and a blank sheet of paper sketching out your vision of the perfect home design of your dreams. We were given periodic access to the home for construction progress reports with Kevin, our building rep, who was responsive and helpful.

Ben and the team were very focused on the outcome during the construction of our home to ensure they delivered a quality home. They all also stayed in close contact as to the progress and any problems encountered. Thanks to marjan, our salesman, for all he did for us.

This was an excellent experience. I felt very supported. In almost all ways from the Sakes people to the construction superintendent. The Pulte loan team was also beyond helpful and kept their word. With a good realtor, this experience exceeds expectations!! Thank you! RRR

Pulte builds a minimal home that in my opinion is hastily and sloppily built. After purchasing the home and employing workmen to do renovations/upgrades, it is apparent Pulte's workmanship is sub-par--floors & walls uneven, trash stashed behind the walls, quality of cabinets are cheap, offerings to personalize are limited (why we can only have one choice in flooring that encompasses all the extra bathrooms and laundry room and why we cannot have better quality tubs and tiled shower floors in the extra bathrooms or the option to pay for soft close on all the cabinets is ridiculous!). And while I appreciate the warranty process for things not working or in need of repair, when we do get people to come to do the repairs--they are incompetent, sloppy and usually create a mess that needs a follow up repair, particularly with Jkraft cabinets and the flooring company. The construction manager did no quality control/management on the home because from the start we had to call warranty service to get items repaired and had our walls ripped apart due to electrical shortage problems. Stripped out parts were put in and the list goes on. The front tree is dead but isn't covered because it's a landscaping issue and that's not part of warranty. We didn't even have a choice of the tree we wanted in the front yard even though we were able to choose all the options of the home from the ground up. Our experience with Pulte was poor from the start. Our original sales person relocated after 4 weeks and the alternate was unavailable for 3 months while recovering from surgery. When we finally met, everything the previous sales person had done was lost. The result was starting from scratch and discovering that the previous contract did not include several structural items (elevation, sunroom, etc) had not been included. Along with this, Pultes' original salesperson stated erroneous information regarding what was included in items selected (single window instead of double, island cabinets, and garage extensions are not allowed), just to name a few. This incompetence resulted in having to redo the entire interior/exterior options/selections. Which resulted in an additional 20,000 costs increase of the house and our having to readjust our budget selections. When we informed Pulte of their sales persons mistakes, they just said "mistakes sometimes happen I'm afraid". Their sales personnel (5-10 years with Pulte ) were telling us that options were standard and available ( upgrade ), that had been stopped 3-4 years earlier. As I said earlier, we had to start from scratch....... twice. I could write much, much, more but I won't. If we had to do it all over again, we would NOT do it. As for Sun City..... love the community ! Just not Pulte ! and since being here, have heard countless stories from neighbors of similar bad experience with Pulte. ... More

Buying a home from DellWeb was fairly simple, but the service provided by some is not great. We are provided several options to contact warranty..no one answers the phone or just goes into a waiting period. Leave a message, no returns calls. The warranty process in my opinion doesn’t make sense I rather do text messages. But some on team insist use the website. I don’t use website..don’t give me options if only one is available. Ask Jesse—When it rains a lake is visible behind home and next door too. The fill dirt on property is the crapiest I’ve ever seen. Also, the back yard is so uneven. Who was the PM overseeing this project not a good job. It’s horrible. I was told several weeks ago they are working on it. Lies!!! Also laying rocks on the entrance a dumb idea trucks turn shapely and return rocks back into the roadway. The streetlights are still out some of the them. They know which ones are not working if not ask the PM. The back yard has so many divots it sucks why do I need to level the ground off when the PM should have been Johnny on the spot. Didn’t happen! Don’t understand the warranty options—three of them. Only allowed to use one. Wow. ... More

Dee was more than a sales person for us. She never hesitated when we needed help with paperwork or in answering unfamiliar questions. She made our experience more enjoyable and helped make it run smoother. Kevin was always on time and was pleasant to work with. He kept us informed on the progress of our home throughout the process. He also answered all of our questions that we were not clear on and if he didn’t know he would offer to find out even unt the day we closed.

I love my sweet house and the location

Everything went very well. Construction manager has not followed through on one thing. Still waiting to see if he does Chelsea are. warranty supervisor is awesome. We’ve had some issues and she has gotten them taken care of very promptly and always calls back to make sure everything was charged satisfaction.
