My Pulte home has been a wonderful experience in all ways.

Disappointed in the quality of the workmanship compared to other Pulte homes. Cracked concrete, inside doors that are not leveled / can't be closed and which were fixed by bending door hinges. Kitchen cabinets that needed touching up. Door seals that needed to be replaced since they were short of the door width. Misaligned garage door, Paint droplets on tile floor. We had 4 windows glass panes replaced. Not sure whether the work was rushed to meet closing date.

We love our new home. We were in faster than expected. Our construction manager was awesome!!! Thanks Ben.

Our house manager Manny was just great. Having several houses built before , so I am used to dealing with contractors and builders, but in this case it was a pleasure as when Manny said something, it just happened. Can't be beat. Have discussed his performance with others and was surprised to hear what trials other others had with their managers. All I can say is we hit the jackpot when we got Manny.

Excellent experience with sales rep, design consultant and construction supervisors. Follow up after move is exceptional

The entire experience was excellent until after I moved in and found a few items where the quality of the home was lacking. Several items were covered under warranty and I am not speaking about those. The warranty experience has been find. However, the walls in the house were not painted with semi-gloss paint which is quite disappointing. However, the closets were. It should have been the opposite. Also my irrigation system was not installed in accordance with all of my neighbors and I had to pay $1800.00 to have it corrected. I could not water my trees on a separate zone, although all of my neighbors and my neighborhood water ambassador can. These was my biggest issue. I really enjoyed my entire Sun City experience. I had a great sales lady Jodi. She was super honest and her communication was awesome. I felt like she really wanted me to move here. My home builder Jeff was even more amazing. He was always ready to speak to me and walked me thru all of my dumb questions. He also was very genuine with me. I liked that. Now that I'm here in Sun City I couldn't be happier. I absolutely love it here.

So far so good! No major issues….. They have fixed/corrected things fairly quickly! So far a good experience!

Melanie and Adam were the best. We have purchased and built before, but this new build was without stress and we were always fully informed.

The home took 15 months to complete. We had a good project leader ( Ed ) after the first two were changed. You have to stay on top of the builder DAILY. It is important to note that the Builder DOES NOT ALLOW ANY CHANGES to the original contract … dont even ask (or beg), it will fall on deaf ears.. This was very odd in that we had to accommodate Del Webbs cabinet changes due to eliminating their supplier. This resulted in us having to change cabinet colors as well as counters, flooring, etc. Expect everything to be one sided. It is obvious they are not used to using outside title companies. We used Chicago title and they did a great job and saved us over $1,200. There were scare tactics telling us how the closing would be delayed using our outside title company - this was almost laughable. So far the warranty team has been really good. There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

Janet and Travis were awesome. Janet was great at finalizing everything and ensuring everything got finished up. Travis was great to work with over two years, always keeping in touch with me and answering all my questions.

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

I enjoyed the process of buying our new home. I was comfortable throughout the process and appreciated the regular updates.

Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

Building time was slow; almost a year

Project manager was great. Finance & title were terrible. It felt like it was their first transaction ever.

Craftsmanship is horrible. Service was worse. HOA requirements out of this world

Our construction manager Shelby was responsive, attentive, and friendly. She really made our experience wonderful. Our sales person, Jim L was patient and extremely helpful. Every time we had a question, he responded quickly with he information.

I thought "new home" would not need inspector since everything is new. Wrong. Three days after move-in we discovered a water leak, apparently caused by carpenter drilling a screw into water pipe causing floor damage and mold build up in bathroom cabinet. Maybe not unusual for one craft to cause damage to work of others but nobody watching for sloppy work by unqualified contractors, Vinyl plank floor also had several places with gouged-out damage not apparent during final, brief walk-thru. Damage apparently caused by moving in appliances or heavy materials. Lots of paint touch-up required. Also discovered paint was not washable and minor dirt spots would wash away paint with any dirt cleaning effort. Not impressed with uality of materials or workmanship. Should have hired a qualified inspector that specialized in new home construction with focus on quality of work. ... More

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

Having built several custom homes during the past thirty years, this was not a wonderful experience for us. Mel was great with the initial lot selection and home buying experience. Shannon was almost a disaster as the design consultant, making unapproved changes based on what SHE thought looked better. Things were dragging until Craig took over as construction manager, and then the change was amazing. He paid attention to detail and continued to assist even after closing. In our first month we have filed warranty claims for electrical, irrigation installed outside the survey, plumbing, and countertops, and electrical has failed to complete their work. We have an issue with the drywall, but Austin asked us to wait 11 months before filing a warranty claim because we would probably experience more drywall issues in that time. ... More

Bought a "spec" home, so didn't get to choose any of the features, but love my new home! Would have preferred a few things different, but the house is comfortable and beautiful. Small repairs were handled quickly by the friendly and helpful warranty guy. Living in Sun City is wonderful!

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved.
