There is little or no attention to detail. Quality control is most definitely lacking. My saleslady was the highlight of my whole experience. In a couple of instances, I was lied to which affected my trust. My end result is good...but could be so much better. One buys for lifestyle in Sun City and no home quality!

Janet and Travis were awesome. Janet was great at finalizing everything and ensuring everything got finished up. Travis was great to work with over two years, always keeping in touch with me and answering all my questions.

We paid 895K for this home. One wall is crooked, the oven hood leaks grease between the hood and the backsplash, and it has caused staining on the grout. Now my special needs son's bathroom is backing up from the walk-in shower all the way to his room door. I'm so disappointed I have no words to express it in a respectful way. If I'm asked, I will tell all we've been through unless it can be made right. a brand-new home with grease leaking out of the stove hood and a shower backing up into the bedroom. What a mess and disappointment.

I enjoyed the process of buying our new home. I was comfortable throughout the process and appreciated the regular updates.

Sales rep was helpful, our design consultant was good and construction manager was great. Our issues were with the total inflexibility of Pulte ( would not offer insulation package for garage walls and doors, as an example or a ventilation window in garage, no refrigerator option) built 5 houses and Pulte quality is mediocre at best. Clean up was poor. The community got us here and you take what you get for housing.

Building time was slow; almost a year

Project manager was great. Finance & title were terrible. It felt like it was their first transaction ever.

Craftsmanship is horrible. Service was worse. HOA requirements out of this world

Our construction manager Shelby was responsive, attentive, and friendly. She really made our experience wonderful. Our sales person, Jim L was patient and extremely helpful. Every time we had a question, he responded quickly with he information.

I thought "new home" would not need inspector since everything is new. Wrong. Three days after move-in we discovered a water leak, apparently caused by carpenter drilling a screw into water pipe causing floor damage and mold build up in bathroom cabinet. Maybe not unusual for one craft to cause damage to work of others but nobody watching for sloppy work by unqualified contractors, Vinyl plank floor also had several places with gouged-out damage not apparent during final, brief walk-thru. Damage apparently caused by moving in appliances or heavy materials. Lots of paint touch-up required. Also discovered paint was not washable and minor dirt spots would wash away paint with any dirt cleaning effort. Not impressed with uality of materials or workmanship. Should have hired a qualified inspector that specialized in new home construction with focus on quality of work. ... More

Rusted natural gas line that won't open for my natural gas grill. Master shower that won't drain because of debris in the pipe. Poor responsiveness to these issues. Another quality Pulte product. At what point do I write Pulte, state representatives, etc.

Having built several custom homes during the past thirty years, this was not a wonderful experience for us. Mel was great with the initial lot selection and home buying experience. Shannon was almost a disaster as the design consultant, making unapproved changes based on what SHE thought looked better. Things were dragging until Craig took over as construction manager, and then the change was amazing. He paid attention to detail and continued to assist even after closing. In our first month we have filed warranty claims for electrical, irrigation installed outside the survey, plumbing, and countertops, and electrical has failed to complete their work. We have an issue with the drywall, but Austin asked us to wait 11 months before filing a warranty claim because we would probably experience more drywall issues in that time. ... More

Bought a "spec" home, so didn't get to choose any of the features, but love my new home! Would have preferred a few things different, but the house is comfortable and beautiful. Small repairs were handled quickly by the friendly and helpful warranty guy. Living in Sun City is wonderful!

Overall no major issues with the house so far other than having to replace the granite slab on the island twice. Warranty requests are usually promptly responded to. Workmanship is a bit sloppy as a repair then requires a follow up to fix things that the repair damaged. No regrets on making the purchase as long one as one makes the purchase with realistic expectations.

Our initial identifying a house and lot were a pleasant enough period but we visited during the period when the rock quarry was not using some powerful explosives to prepare their material. None of the Del Webb people advised us of this well known fact. We experienced a short but powerful earthquake after closing. This is not a publicizing or listed Del Webb "amenity". Less than a month after closing we were notified by other home owner in our area that they were receiving "incoming projectile" (AKA bullets) that were striking there newly built houses. They had notified the police and the home builder but it seems that the police initially said there was nothing they could do and the home builder and HOA pretty much ignored the reports and said for the people to just wait and be quiet. The bullets continue to fly and the homeowners continue to report them to the police who say they are reporting and investigating them. Last week I checked the on line GTPD police log and nothing has ever been reported. I am hiring a roof inspector to document the condition of my roof and siding to document and changes from the initial inspection. I am not sure but I feel pretty safe in thinking the the home builder will not own any damage to the siding or to the roof. My joy of buying and owning a home in a Del Webb Community has turned into a not happy experience which promises to continue for sometime. Hopefully the political powers put some pressure in the correct place to get this issue identified and resolved. Our sales person was excellent. He was honest and forthcoming and shared as much information as was allowed. He went to bat for us and resolved an issue we found when the house was almost near completion. Our construction manager was of the same caliber. When he said something would be completed or corrected, it was done to our satisfaction.

Many personnel changes during process. Hard to get a response or attention to problems.

I wish they would have told us how cheap the paint would be so we could have had the interior painted before we moved in

The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. If Del Webb was still building here in Sun City, I would hope it would be a much better experience. Sadly, Pulte is the only choice of builder if you want to live in Sun City. To sum up, each and every new neighbor we’ve met have similar or worse experiences than ours. By far and away the worst professional experience of our lives. ... More

Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. I was told by the construction supervisor that the workers use a sledge hammer to punch through the wall/sheet rock for the electrician to locate and install the electrical outlets. Another problem: There are two areas where the ceiling was dropping. Another problem: One kitchen cabinet had the door handle mounted on the wrong side of the cabinet door. Another problem: In the guest bathroom, the 2-piece shower wall did not have any caulking between the panels. Another problem: A window, on the outside, had a big chunk missing on the window frame. Another problem: At the walkway entrance to the front door, the metal fascia is ragged and dangerous. I was advised to NOT hold up the closing, and that these items will be taken care of (fixed) after the closing. Well, nearly 3 months later, and none of these problems have been fixed. In fact, there is a Warranty Department to handle construction problems because there are so many complaints, and they are back-logged! Biggest workmanship issues is paint/drywall and the lack of finishing the kitchen sink

We had a good experience from the initial meeting, through the build. In the beginning they sent updates by emails. Towards the end we received a phone call every other week with the update. If I sent a question by email it was responded to by either email or phone call. Overall, we were satisfied with our entire experience.

After moving in, we found that the water main shutoffs were not connected to the house. Getting that issue resolved resulted in our lawn and grounds being dug up and left in an unsafe condition. We’re still trying to get that resolved. We have been told by our lawn maintenance company that because of that improper grading, erosion will prevent a proper lawn from growing. Another issue, following a toilet backup after 3 days of moving in, we found that our driveway had been paved over a sewer blow out. That issue was resolved by digging up that portion of the driveway and exposing the blow out correctly. They then repaved our driveway. Another issue that was resolved hd the panty door in kitchen, which was meant to be opened into kitchen, having to be rehung so that the pantry door opened into the pantry because the oven door would not open with the pantry door handle in the way. That resolution with the pantry door opening into the pantry causes us to have to enter and walk around the door to ge to the other side of the pantry. Lastly, after moving in we found a gas leak at our hot water heater in the garage. We left the garage door open to vent the gas until the builder contacted the company responsible to replace a broken gas valve. ... More

I had good experiences with my sales associate, and also the Pulte Project Manager.

We were very pleased with the process of buying our home. They have it all stream lined from seeing the model homes plans to choose our home, picking out the interior, etc. Everyone involved from the salesman to the construction managers were very professional,knowledgeable, and there to answer our questions.
