Pulte is hands down the worst builder I have ever worked with. From their deceiving sales experience, their models show one material but when they build your home they substitute inferior material, to the substandard construction process. They inspect their own work and violate building codes that are not enforced by outside inspections. Interior finish workmanship is so poor, the worst I have seen, they are only worried about moving a product forward and not workmanship. The Price you Pay

Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

Not what we imagined when we purchased.

The most important items that are visible for fit and finish leave a lot to be desired. Painters don't properly tape around hardware. Many things aren't square and is obviously visible. Warranty calls are in a backlog for obvious reasons.

Builder is not responding to issues during construction . Buyer is rushed making selection on all the interior decisions . Selections are very limited and additional request are very expensive . All homes should have a choice of electric or gas cook tops

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

Some obscurity in build process, but overall great

We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

What started off as a very stressful experience was rectified in a timely manner by my Customer Care Manager. There were numerous issues missed prior to closing and it was difficult having the repairs noted and taken care of. Then my Customer Care Manager contacted me, came to my house, identified the issues and immediately assigned them to the pertinent contractors. Everything was taken care of quickly and efficiently. I am extremely grateful for Patrick and so happy in my new home.

Our salesperson Sarah was great. She has been very helpful. Wish I could say that about the construction process. We signed contract Feb. 1 and closed Dec. 16. The house was not ready to close. Lots of issues and the paint and texture job was terrible. Still trying to get everything taken care of two months later. Jesse in Warranty has been very helpful but lots to do.

Construction Manager Adam and Sales Representative Sarah were responsive and a pleasure to work with. They both responded quickly to our questions and kept us informed as to how the home was progressing. They made the home buying experience a pleasure. Excellent Service. Pulte Title Company was not a highlight of our experience, inaccurate paperwork and poor customer focus.

The devil is in the details

And sadly the details have been disappointing. The garage is not “finished”, there are no gutters, the appliances are included-except the refrigerator, and the finishing of the interior was very, very poorly done. Particularly the paint, moldings, doors, and around interior and exterior doors. Yes, you can report issues through the warranty service. But, particularly at this price point, I expected much better workmanship.

Not a custom home. Average quality at best! Construction manager missed many quality issues. Poor response to questions during process. Many items not completed prior to closing. Sales and interior designer best part of process. Sub contractors work poorly monitored.

Pulte did fine in the first 4 quarters but dropped the ball in overtime

The build and communication during the build was fine. Never had any issues with construction manager. Pulte Mortgage tried to milk our finances just days before closing and we called them out. We switched Mortgage companies days before close and then made Pulte mortgage match the second company. This cost Pulte $73,000 at closing. Blessings to all who built our home but shame on the Mortgage of Pulte for jerking us around to attempt to gain another 50 grand with days before closing. The floor plan works well for me. The finishes are problematic. Drywall, texture, molding are all sloppy. Since moving in spent time cleaning up paint splatter off of floor, glue off of countertops. Will end up sanding down repainting areas of baseboards. Big issue such as frameless shower door that doesn’t close is being addressed quickly after working with warranty office.

The buying process was easy, but I’m disappointed with the workmanship. The house seems to be structurally well built. The quality work performed by the employees hired by the builder is another matter. The paint job is one of the worse I’ve seen…paint drippings dried up on walls, on the floors, on the door frames, etc. it seems to me that they use paint to hide other issues and hoping that the buyer won’t notice. It is a beautiful home. We were very happy with the options from which we had to choose and, overall, our service was very good. There were a few hiccups that related to lack of workers or supplies, and we would have been happier if this had been more transparent instead of avoiding conversations.
