Our sales person was excellent. He was honest and forthcoming and shared as much information as was allowed. He went to bat for us and resolved an issue we found when the house was almost near completion. Our construction manager was of the same caliber. When he said something would be completed or corrected, it was done to our satisfaction.

Many personnel changes during process. Hard to get a response or attention to problems.

I wish they would have told us how cheap the paint would be so we could have had the interior painted before we moved in

The experience left us exhausted and extremely frustrated. 1. Pulte employees continually state that they are a “production builder,” yet they have the audacity to charge custom home prices. 2. The attention to detail was non-existent in most regards (walls in/out of square). We pointed out several things and time and again subcontractors had to be brought back as they couldn’t seem to correct the issues the first or second time. If Del Webb was still building here in Sun City, I would hope it would be a much better experience. Sadly, Pulte is the only choice of builder if you want to live in Sun City. Once the home was finished, and the day before my closing, I had my “walk-thru” with the sales rep and the construction supervisor. Here are just a few of the problems: Almost every electrical wall plate in the home had gaps in the sheet rock and the wall plate. I was told by the construction supervisor that the workers use a sledge hammer to punch through the wall/sheet rock for the electrician to locate and install the electrical outlets. Another problem: There are two areas where the ceiling was dropping. Another problem: One kitchen cabinet had the door handle mounted on the wrong side of the cabinet door. Another problem: In the guest bathroom, the 2-piece shower wall did not have any caulking between the panels. Another problem: A window, on the outside, had a big chunk missing on the window frame. Another problem: At the walkway entrance to the front door, the metal fascia is ragged and dangerous. I was advised to NOT hold up the closing, and that these items will be taken care of (fixed) after the closing. Well, nearly 3 months later, and none of these problems have been fixed. In fact, there is a Warranty Department to handle construction problems because there are so many complaints, and they are back-logged! Biggest workmanship issues is paint/drywall and the lack of finishing the kitchen sink

We had a good experience from the initial meeting, through the build. In the beginning they sent updates by emails. Towards the end we received a phone call every other week with the update. If I sent a question by email it was responded to by either email or phone call. Overall, we were satisfied with our entire experience.

After moving in, we found that the water main shutoffs were not connected to the house. Getting that issue resolved resulted in our lawn and grounds being dug up and left in an unsafe condition. We’re still trying to get that resolved. We have been told by our lawn maintenance company that because of that improper grading, erosion will prevent a proper lawn from growing. Another issue, following a toilet backup after 3 days of moving in, we found that our driveway had been paved over a sewer blow out. That issue was resolved by digging up that portion of the driveway and exposing the blow out correctly. They then repaved our driveway. Another issue that was resolved hd the panty door in kitchen, which was meant to be opened into kitchen, having to be rehung so that the pantry door opened into the pantry because the oven door would not open with the pantry door handle in the way. That resolution with the pantry door opening into the pantry causes us to have to enter and walk around the door to ge to the other side of the pantry. Lastly, after moving in we found a gas leak at our hot water heater in the garage. We left the garage door open to vent the gas until the builder contacted the company responsible to replace a broken gas valve. ... More

I had good experiences with my sales associate, and also the Pulte Project Manager.

We were very pleased with the process of buying our home. They have it all stream lined from seeing the model homes plans to choose our home, picking out the interior, etc. Everyone involved from the salesman to the construction managers were very professional,knowledgeable, and there to answer our questions.

Work closely with construction manager

Pulte is hands down the worst builder I have ever worked with. From their deceiving sales experience, their models show one material but when they build your home they substitute inferior material, to the substandard construction process. They inspect their own work and violate building codes that are not enforced by outside inspections. Interior finish workmanship is so poor, the worst I have seen, they are only worried about moving a product forward and not workmanship. The construction managers tell you what they think you want to hear when you bring issues to their attention but do nothing to remedy the situation. The entire process took 14 months to complete, the longest I have ever seen to construct a single family home. Pulte Mortgage is a joke, the turnover in their office is like a revolving door. Every time a processor leaves and another one takes over they request the same paperwork that is already in your file but are too lazy to look for it. I would not recommend Del Webb / Pulte to anyone in the market for a new home. Run don’t walk from this builder, you won’t be sorry. Take a visit to their neighborhoods and talk to the residents there, I wish I had done that, everyone I talk to has the same horror story. DO NOT BUY FROM THIS BUILDER!!!!! ... More

My salesman, Travis, was great to work with from start to closing. Manny, the construction manager, was extremely responsive. Ashley and Charlotte were wonderful to work with. I especially loved their efforts to reduce my interest rate and closing costs!

Lived here for 3 months now and still getting repairs made. One big issue of the wall vibrating when the door to the garage is closed, will never be fixed. The house is the price you pay to live in Sun City, and I love the life style here. So I pay the price.

The most important items that are visible for fit and finish leave a lot to be desired. Painters don't properly tape around hardware. Many things aren't square and is obviously visible. Warranty calls are in a backlog for obvious reasons.

This is my third home in Sun City and this last home we had build was way below standard . I wish I could show the interior to a top executive from the Pulte Homes ! Believe me it would make him cry to spend $ 500.000.00 for this property .

I truly believe that we have been treated with kindness, respect and compassion throughout the entire process. We had a wonderful sales consultant, construction manager and now warranty manager. Each person we have dealt with has ensured tasks have been completed to our satisfaction.

Pulte failed on quality and craftsmanship.

Eddie, our field manger, and Melanie, the sales rep, were amazing. The purchasing process was largely effortless.

We noticed a lack of transparency during the building process. They told us that foundation plans were proprietary and so any inspection of the slab would be useless as our inspector would not have access to the plans. The pre-drywall inspection was mostly shrugged off. Final walk-through allowed us to address any aesthetic concerns which were all addressed reasonably quickly. On the other hand, we have been very happy with our home and the builder's responsiveness to any concerns during our firrst 5 months. They have done an excellent job with cleaning up common areas and neighbors seem very happy as well. ... More

Buying was great. Quality of workmanship was very bad and many repairs are needed. Despite these issues, I like the house and am glad I moved here.

The selection process is extremely rushed, and you cannot make changes. I had the home inspected, and there was multiple issues on a “completed home”. Construction manager taken off job, and customer service is slow to make needed repairs.

They do believe in the motto, “Service after the sale.”

What started off as a very stressful experience was rectified in a timely manner by my Customer Care Manager. There were numerous issues missed prior to closing and it was difficult having the repairs noted and taken care of. Then my Customer Care Manager contacted me, came to my house, identified the issues and immediately assigned them to the pertinent contractors. Everything was taken care of quickly and efficiently. I am extremely grateful for Patrick and so happy in my new home.
