Lot prices are ridiculous and makes it a poor investment.

Too bad I didn't have another choice in choosing my home builder. It wouldn't have been Pulte.

Our general super was excellent and very responsive. The warranty team is the best I have ever experienced...and I have bought many builder homes over the years! The whole team holds vendors and subs feet to the fire until the punch list is complete!

Fixed contract..no surprises. Great home value. Overall very happy.

This was a bad experience from start to finish. I couldn’t re on end this for anyine.

The installation of my lawn was a failure . The dead patches are obvious even after I had a professional service work to save it . I realise Del Webb ( Pulte ) does not guarantee the installation; however , they also did not insist the work was done properly . House construction was fine , the lawn was not .

We were told false statements that we relied on. We will have to pay an additional $11,000 to get cabinets we were informed by pulte we would receive. We should never have closed. They did not honor their commitments.

Not pleased with some of the workmanship/material and cleanliness of the workers otherwise all is well and responsive team

We had 3 different field managers during the process and the lack of communication and follow through was disappointing and ridiculous. It took 13 months to complete our home and the final 8 weeks of the process went well with the newlya assigned manager. My entire home was floored with the incorrect flooring and I actually brought that issue to the field managers attention! He had no idea the floors were wrong but claimed he was at the home daily. I only received information or got questions answered if I reached out to them. I did get the VP involved during the final stages due to the fact that my home sat stagnant for 6 weeks. The cabinets in the kitchen are a level 5 upgrade but have so many issues such as nail holes, light rail installed crooked, and blemishes - they look so cheap for an Echelon Series home. Tile is cut so badly in master bathroom - clear caulk doesn't hide the imperfections. ... More

These three individuals made this entire process very easy and basically painless.

From the beginning of the home purchase process to closing the experience was smooth and professional.

Floors are dirty, fireplace not completed, no screens on windows, shutters installed late and painted later, Gutters not installed properly, hole in garage wall concrete. Living in home for month with problems

What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. The final product is comfortable, just not to the expecations of the price paid. ... More

The quality of sod is different from house to house, I don't know why. Surveys were submitted very soon after the papers were signed, and now have found several mistakes, the survey should be sent out weeks after someone moves in order to get an accurate response.

The buying experience was easy and straight forward. The overall finish quality of the home was below standard, as there were many problems that seem to be attributed to workers that don't care about the quality of their work. The attention to detail and workmanship of the building is of lower quality. -many small areas of trim that the painters just did not paint. -areas where there was no trim installed. -Paint splatters/drops on the floors and carpets. -Door trims damaged by the door stops, some door stops missing. -bathroom mirror that should never have been installed due to scratches of the silver/mirror finish, resulting in black marks visible on the mirror. There are too many items to list, but with just a few minutes of extra time taken by the workers/installers to get things done correctly the first time would present a much nicer product to the buyer. It does make me wonder what kind of details that are "under the skin" and not visible that are of similar workmanship. ... More

I am pleased with everything!

Helpful sales person. Very good construction supervisor and very responsive. Poor quality construction. Final inspection by independent showed over 25 deficiencies, including such things as walls not being straight, windows crooked and not closing and blinds not fitting, busted concrete on patio. Price of design items more than doubled after contract was signed making the final pricing substantially more than expected.

Lots of issues, poor workmanship and finish. Reported several of the minor items and it's been several weeks with no one out to repair them. The A/C is undersized and can't keep up with tx summer heat and pulte won't do anything about it.

Normally, new house closings get delayed. COVID added significantly to those delays for a total of six months after the original estimated closing date. The construction supervisors were/are run ragged trying to get things done on time. Some options were dropped between option selection and construction, but Pulte fixed them later. We love everything about our new house and Pulte has committed to fix the remaining problems.

Pulte Homes did an admirable job of building our new home in the Del Webb community of Sun City in Georgetown, TX. While not a fully custom builder, the value per square foot seems to be in line with other volume builders. There are adequate choices to create a home that meets most requirements. In addition, the amenities available Sun City are amazing.

The craftsmanship of the house was terrible The house was far from finished when we moved in things were not completed that were pointed out in the walk through the yard has tracks from were they drove through to the back yard the back yard is very uneven very rough. There were no screens on any window which were destroyed during the build instead of being removed and set aside. There were holes in the walls by the switch and all they did was filled with calking. The siding still has the staples in the boards that had paper on them and they just painted over them. The ac unit is way to small for the house not proper size for the square footage! All in all very poor craftsmanship through the house ... More

I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. There are too many detailed issues inside the home to list here. The subcontractors have hired less than competent/unskilled personnel to completed even the simplest work correctly the first time or second time. I feel Pulte field superintendents want the homes to be the best as possible but are stretched too thin with too many homes to complete along with the poor work of subcontractors are causing the lack of consistent quality. I have been in my home just over 2 months and have submitted multiple warranty tickets in the Pulte system and have yet to any of the repairs completed. Most of the tickets submitted are issues that should have been done prior to closing. If I had to do this again, I would not have purchased a new Pulte home. I am here now and will enjoy the Sun City community!! ... More

The build was very delayed and we understand that. During this time there was reasonable communication. Once we did the walk-through and closed it was hard to get stuff done. We still have a missing lintel, both toilets are leaking and there is a hole in the plasterwork which is very noticeable. After three or four emails, the plumber is coming today...his office staff is rude in the extreme. The home and site needed a good clean when we moved in. Do we love the home, yes, has the experience been terrific, not really. I am tired of hearing about staff shortages. the design process was seamless and professional. ... More

The entire process of choosing, ordering, and the building of our home was very smooth with minimal stress. The sales office and builder were very quick with relaying information and keeping us up-to-date throughout the building of our home. The builder was very active in every phase of the build, and set priorities that made us feel that we were his primary concern. The sales office remained engaged with us throughout the entire time proving they are not just involved for the sale. We are very happy with our new home, and highly recommend Del Webb!

My latest interaction with Pulte was very good. It was a warranty claim. The problem was addressed in about 48 hours. Considerring everything that is going on that is not bad.
