What sold us on Sun City, Texas, was the community--the people, the amenity centers and the environment. The hope was that, for the price, the house would match the quality of the community. The house is nice, but not up to what one would expect for the price paid. 2x4 studs throughout. Wide spacing in the interior walls, which, at 10' of height creates a lot of flexing. Finishes, particularly painting, was poor and required repeated follow-up to make it right. No flexibility for any design changes other than with electrical features. The quality of sod is different from house to house, I don't know why. Surveys were submitted very soon after the papers were signed, and now have found several mistakes, the survey should be sent out weeks after someone moves in order to get an accurate response.

The buying experience was easy and straight forward. The overall finish quality of the home was below standard, as there were many problems that seem to be attributed to workers that don't care about the quality of their work. Helpful sales person. Very good construction supervisor and very responsive. Poor quality construction. Final inspection by independent showed over 25 deficiencies, including such things as walls not being straight, windows crooked and not closing and blinds not fitting, busted concrete on patio. Price of design items more than doubled after contract was signed making the final pricing substantially more than expected.

Lots of issues, poor workmanship and finish. Reported several of the minor items and it's been several weeks with no one out to repair them. The A/C is undersized and can't keep up with tx summer heat and pulte won't do anything about it.

Normally, new house closings get delayed. COVID added significantly to those delays for a total of six months after the original estimated closing date. The construction supervisors were/are run ragged trying to get things done on time. Some options were dropped between option selection and construction, but Pulte fixed them later. We love everything about our new house and Pulte has committed to fix the remaining problems.

Pulte Homes did an admirable job of building our new home in the Del Webb community of Sun City in Georgetown, TX. While not a fully custom builder, the value per square foot seems to be in line with other volume builders. There are adequate choices to create a home that meets most requirements. In addition, the amenities available Sun City are amazing.

The craftsmanship of the house was terrible The house was far from finished when we moved in things were not completed that were pointed out in the walk through the yard has tracks from were they drove through to the back yard the back yard is very uneven very rough. There were no screens on any window which were destroyed during the build instead of being removed and set aside. There were holes in the walls by the switch and all they did was filled with calking. I would like to start off by saying the sales team is Awesome! I watched my home build from day one to closing witched took almost 16 months. From the start I was disappointed with the quality if wood used to frame the home. Numerus twisted, cracked, and warped studs. The concreate driveway had to be redone and is now worse than the original. The most disappointing part of the construction is the finishing work of the home. The build was very delayed and we understand that. During this time there was reasonable communication. Once we did the walk-through and closed it was hard to get stuff done. We still have a missing lintel, both toilets are leaking and there is a hole in the plasterwork which is very noticeable. The entire process of choosing, ordering, and the building of our home was very smooth with minimal stress. The sales office and builder were very quick with relaying information and keeping us up-to-date throughout the building of our home. The builder was very active in every phase of the build, and set priorities that made us feel that we were his primary concern. The sales office remained engaged with us throughout the entire time proving they are not just involved for the sale. We are very happy with our new home, and highly recommend Del Webb!

German was my sales guy...he went out of his way to create miracles for me. I would highly recommend him. Adam is the construction leader. He is awesome! The house is, in general, well built. We signed our contract in May of 2021 and were given a timeline for completion of mid Dec 21- mid Feb 22. The house was not completed until late June 22 (13 months after signing and placing a down payment. The 2 glaring issues are: 1) no radiant barrier installed and 2) the premium dishwasher we paid for is not yet installed. The excuse on the radiant barrier was "supply chain issues". I believe the builder (Pulte) builds a very structurally sound house. Very well insulated, etc. Our problem is that we got caught in the middle of supply chain disruption, COVID, the hottest market in the country (Austin). It took 14.5 months to build our house. We could not get ANY completion dates on the house until days before closing. A person cant plan a move without a closing date. The finish subs were horrible. The painter was doubly horrible. I am not happy with how our whole build went. We were sold a lot that had to wait 4-1:2 months to get approval to build. We ended up completing months after people that signed contracts months after us. Was not contacted and informed as we had to call or got no updates.

It took a while to finally move into our new home, but the wait was worth it. Our construction supervisor JL kept us informed on the progress and handled all of our concerns. Our sales representative Jocelyn took care of all the paperwork issues and was really pleasant to work with. We love our new home.

2 months after closing, still waiting for dishwasher. Have no glass in master shower bath. Multiple issues with granite countertops. Cabinets misaligned, handles crooked. Took 5 months to replace broken window. Oven has been repaired 3 times already. Concrete patio is a mess. Plastic towel racks. Wrong lighting fixtures were installed (corrected). Weeks go by with no communication on issues.

I don’t think there is a better community than Sun City Texas but I sure wish Pulte was a better builder. There is no quality process as described on the Del Webb website. You have to be your own advocate and quality inspector. I suggest everyone in the build process get a good home inspector for the pre-drywall, final, and 11 month inspections. You will be amazed at what ends up on the inspection reports.
