Overall a positive experience prior to closing. Mark with Sales was responsive, knowledgeable, and flexible prior to closing. The mortgage loan team was disjointed and difficult to work with. All requests from the team were responded to immediately, but then it could take weeks to get a follow up response. No one seemed to work together. Trying to schedule travel for closing when we couldn’t get a firm date was difficult. Understand keeping it on the family and offering incentives, but be sure to deliver and communicate. Keep an eye on your house as it is being built. Check it out every week if you can. When you see something that is wrong or looks wrong tell them asap. Pictures help to explain it.

Overall, we felt like Del Webb/Pulte were not totally honest and upfront with us during the buying experience. We were led to believe that everything in the Models was available for choice at the Design Center. Boy were we wrong. All of the nice touches added to the Models were additions by the Interior Decorators and are not available for selection at the Design Center. Then because the Community is so new, the house didn't appraise for the Sales Price and major hurdles had to be jumped so that we didn't have to come up with the cost difference at Closing. We were on our third site manager six weeks into the process (James, Jason, Chad). Chad seemed overburdened in trying to manage our site as part of his plate (not his fault). Nonetheless, Pulte displayed little to no flexibility in the build process. Even as a spec home, they would not allow for even minor variations in customer request that were more logical than Pulte's perspective (i.e. wall outlet placement/addition/deletion; closet configuration, etc.). Workmanship was below my standards. Several things had to be redone. Master bathroom cabinets substantially down graded from picture shown (no model available for plan) no drawers as was shown. Using their mortgage company was a nightmare. The only positive things has been the building supervisors, of which I had three.

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. You have to be a warrior…

You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. Friendly greeters at Sales office, nice designs of model homes, however; time consuming to get a lot & commitment to built. Felt like the development did not have enough quality skilled craftsmen working on different stages of the home. Pleased with the Warranty person but he maybe over worked because of the lack of having to redo work from previous groups with no pride in their work. Isn’t work a reflection of integrity?

We were impressed with the model homes and our salesperson was awesome. The construction supervisors were awesome. However, the quality of the final product was very sloppy. Lots of paint splatters on the new floors and outside on concrete, cabinet trim not finished professionally, dishwasher that doesn't work, just general lack of attention to detail.

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....
