I feel I was duped into thinking the house/community would be within the city of Little Elm. Since I was in CA, I Googled "Little Elm TX" and what I read sounded great. Now having moved into the home I find that I am far from the community I thought I would be living in. In fact the traffic situation is horrendous if I want to get into Little Elm - one has to plan carefully to avoid bumper-to-bumper traffic. A lot of information a newcomer needs (voter registration, DMV office) is not readily available. Deliveries have to be made to "Aubrey, TX)" - not Little Elm as the sales brochure ...

We have found issues with the irrigation systems, sod, landscaping, and roof leaks. Interior of home was pretty good but the roof leaks are causing rework of drywall. We continue to find other issues which makes me worried about what else might go wrong. They have been pretty responsive to getting things fixed but the quality isn’t there to begin with.

The style of the home was great for this lifestyle. The travel distance for settlement was over 50 miles and could have easily been completed at the sales office.

The length of time from purchase to settlement was months to long and and promised delivery was delayed months (not all Covid related). Baseboard, bathroom floor and kitchen backsplash were all installed with wrong product causing delays. Overall the finishing work was sloppy (plaster not cleaned up, paint spills on title floors, windows not properly cleaned. Most disappointed with the finished product (we have purchased 5 new homes prior to this one and one of those was a Pulte home).

The sales and construction teams were absolutely the best during the sales and building process. Communications were fluid and concise. Since closing we have experienced a gap in communications and follow-up with the warranty department.

First of all, there is very little that can be changed. My construction supervisor was changed half way through the build then with a week and a half before my 30 days after move in check my next construction supervisor quit which left me with issues that could have been taken care of during that week and a half. Now I have to deal with the Pulte service request department. I had sent in 8 items on a service request, got an email back saying they would contact me. I was never contacted until I found another problem. Their response was we never received your 8 items. Now it seems that ...

We’ve been in our home 2 months and still waiting for things to be redone that we’re not completed correctly the first time. This is very frustrating. We were also promised and paid for a high end microwave oven combo. Instead they retrofitted a table too CHEAP microwave in the space and put in a built in oven. We paid $2300 extra and certainly did not get the appliances promised.

Like I said the whole buying process was great but then it went down hill. Pulte Title is horrible. Kept asking for same documents. Pulte Mortgage was great. Workmanship is horrible. Paint splatters and spray everywhere. House was dirty when we moved in. Didn't clean windows or windows sills (the high ones that you can't see, left paper and saw dust up there) , left the paper from sliding glass doors on the frames and caulked it on them. Shanette was "on fire" for the closing. Home was not completely finished. Was assured that specific items would be resolved in the first 30 days. That has not happened. I am 51 days post close.

Overall a positive experience prior to closing. Mark with Sales was responsive, knowledgeable, and flexible prior to closing. The mortgage loan team was disjointed and difficult to work with. All requests from the team were responded to immediately, but then it could take weeks to get a follow up response. No one seemed to work together. Keep an eye on your house as it is being built. Check it out every week if you can. When you see something that is wrong or looks wrong tell them asap. Pictures help to explain it.

Workmanship was below my standards. Several things had to be redone. Master bathroom cabinets substantially down graded from picture shown (no model available for plan) no drawers as was shown. Using their mortgage company was a nightmare. The only positive things has been the building supervisors, of which I had three.

Dell Webb knows their business model. They provide a solid product (void of sufficient choices, but adequate), stick with their buyers longer than most volume builders, and keep their neighborhoods attractive and make them interesting places for seniors. The quality of workmanship in the initial phases is very poor. It requires multiple visits to fix, repair, and replace from quality control personnel who are more experienced and professional. We were impressed with the model homes and our salesperson was awesome. The construction supervisors were awesome. However, the quality of the final product was very sloppy. Lots of paint splatters on the new floors and outside on concrete, cabinet trim not finished professionally, dishwasher that doesn't work, just general lack of attention to detail.

The location is great. Design center experience was top notch. Builder assigned to us (Spencer) very responsive and kept us up to date on progress. Title company was not the best I’ve used; one mistake is a typo; more than that is careless work.

Workmanship is my biggest disappointment. Sloppy painting and caulking. Oversized cutouts that had to be repaired (at least the one's I saw before closing). Cabinet finish work, clean-up lacking, yard is not leveled... I will say the tile work in the master bath specifically is great work. Pulte has responded to 3 out of 4 warranty requested repairs.
