You have to be a warrior to have shoddy workmanship during the build corrected. You MUST hire the services of an independent inspector to protect yourself, no matter how Pulte tries to talk you out of it. That said, once you survive the building process, it’s a great neighborhood.

The process in building this house was not only more stressful than it should have been, the workmanship and quality of your trades was horrible. The damages that needed to be repaired from your own trades was ridiculous. It took longer than needed to build the house. Pulte needs to keep in mind when building in your Del Webb communities, you are dealing with senior citizens. Also, problems with Pulte Mortgage so much so I walked away from the 10k incentive and went with my own lender. That is a whole other story in itself. Getting changes made to anything was not easy, and more times than not not accomplished. Things that are easy to do prior to drywall (i.e. replacing duplex outlets with quads, or adding attic stairs) would not be accommodated. Support prior to closing on getting simple issues fixed was superb. Following closing issues discovered have been difficult to get resolved. We were warned to get everything sorted out prior to closing but there are things you just don't discover until you've moved in. By that point you've fallen off the priority repair list and are now just one of the masses ...

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

When buying, you’re told how clean they keep the worksite. Not true. Workers leave trash, food, etc laying around. Walked all over drywall with muddy feet then drywall is hung muddy. Floors aren’t covered during paint touch up and drops of paint aren’t cleaned during final cleaning. Slow response to calls (if it even happens). Nails is street. Landscape bushes weren’t stabilized and are bending over. A small piece of bamboo to secure a crape myrtle with string etc isn’t secure.

Some of the issues seem to occur because of non professional workers. For example, I am still using a tooth pick to get white paint out of the crevices of my Vinyl Flooring. I had to have a plumber come out for the 3rd time to find out why commode in guess bathroom was not flushing properly. Sprinkler system programed, but was not responding to its pre programed status.

Very sloppy attention to details. Cracked bath tub. Window that falls out of frame. Warped door. Cracked trim. Large, unsealed gaps in baseboards. GFCIs that constantly trip and won’t reset for days. Huge gap between ceiling and cooktop vent shroud. Cracking concrete. And on and on.

My sales person Jeff was Outstanding and the only Pulte representative who supported me fully after closing. I have detailed in other surveys this, the Construction manager and Pulte Mortgage. So far the Warranty team has been very disappointing.

I'll never buy or recommend Pulte as a builder. Much of the work was substandard as were the materials used for cabinets, doors and landscaping.

While the overall value is good, I have two complaints thus far: (1) the new home going up next to us creates a pig-stye of our property. The workers go home at nite and their lunch garbage and other building materials blow on to our property, meaning we have to clean up the mess. A closer supervisory role would help to keep the builders accountable not only for thier building product but just as much the mess they create. (2) Most of our kitchen cabinets and those in our bathrooms were never checked before we moved in. The door hinges do not close evenly and therefore allow a banging ...

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Sloppy work inside and outside. What first appeared to be small cosmetic problems soon turned into major concerns, because there were so many. I am still waiting for some issues to be resolved, especially the two colors of brick mortar. My expectation was much higher, especially for a “newly built home”.

The sales process is very deceptive. When you choose a particular package you are not sure what it would look like without the package. All the models are so highly upgraded that you can’t see what your home will look like without the options. Especially with the kitchen package options. This area needs improvement! The workmanship is shoddy. They go through and manufactured homes so quickly that they don’t take pride in their work.

Very poor workmanship and lack of appropriate supervision during the construction process. I received my new home full of dust and with several unfinished details. No electric power in the dryer outlet. Food waste disposer with no electric connection. Garage door with some loosened bolts. Kitchen cabinets’ doors with dents. Just to mention some of them.

I have not been able to get anyone to return my calls or take care of the many issues I currently have with my new house. I moved in 30 days ago and have reported my issues to the field manager along with the customer care team only to find out the person who was handling my problems is no longer with the Del Webb Union Park. No one has reached out to me to get my issues with the house resolved. This is extremely frustrating the lack of communication and follow through with Pulte.

Take care of my sprinklers system asking for over a month shows how much Pulte caves my next project is to complete the closet door in the master bedroom I have already taken care of three issues by myself I got totally tired of asking.
