I would advise to not close on your house until they address every issue you see. After you close, the construction manager forgets what they promised to take care of. We’ve had the house 2 months and still don’t have a doorknob to a linen closet. Once we did our 30 day walk through with the warranty person, a lot of issues are being taken care of including 6 doorknobs that the construction manager knew were in the house but didn’t send anyone to install.

We wish we would of investigated Pulte as a whole. The buying of course was easy! Design center experience great. The problems are with the finished home project. We have numerous fixes. Very disappointed as a whole.

How long does it take to fix a mistake

They’re quick to fix little mistakes. But it takes more than 30 days to fix their big ones and still waiting!! Every Monday I text the foreman asking when will the hole in the wall will be fixed? I’m told he’s confirming with the drywall company to fix the gap. To me this is not a gap it’s a hole! When they built my house they forgot the crown molding. So after having to come back in and add the crown molding they laid the molding on top of the vent going into the guest bedroom. Not acceptable so they replaced the vent with a smaller one now leaving a hole. It seems like they can’t figure ...

Everything was good until Pulte Mortgage got involved, I would rate their service an absolute zero. Everyone we talked to in the Denver, Co. office was totally unorganized & couldn't decide what they needed when. This is the eighth house my wife have bought & they single handedly made this experience worse than all the others put togather, wouldn't recommend them to my worst enemy!

Home buying experience could be better

This was our third new build so we believe we've gained a little knowledge and experience with purchasing new homes. This one from Del Webb was nice at the introduction however, having to wait 10 months to close on our new home all the while watching interest rates climb. What is the earnest money good for? That's an experience we did not enjoy at all. Priority should have been given to lock in rates when earnest money is given. Yes we understand about post covid supply issues, but why are the buyers the ones you wait and end up having to pay higher payments? Not good business.

Be prepared to spend another $50,000 over what the list price is of your home. The upgrades are ridiculously overpriced, and they do not allow for even the smallest of changes to the plan. You have no say on what landscaping is put in, so you have to tear it out and start over. They are very slow in fixing the things that were not installed correctly to begin with. The new home is great but Pulte as a company sucks big time.

1. Our realtor had to call out the salesman twice for misinformation/bad information. In particular, due to delayed closing, I was not available on rescheduled close day. We talked to salesman and he said that we could not do a POA and he make it sound like it was the mortgage company that was telling him that. There was and is a lot of grout on the vinyl plank flooring. I have spent over three hours so far removing it and still have a couple of hrs. to go to finish removing the grout in every room. Installed grout looked to be installed by someone who had never done it before. Areas that should have grout around door trim, baseboard trim, doors windows in every room was absent in every room. House is well built - very pleased. Our sprinklers, flower beds / landscaping and grass sod is absolutely horrible. 3/4" water pipe for sprinklers was leaking & flooded our back yard. I identified 2 major low spots in the back yard & the builder ignored me during our final walk through. I had to fix the 2 low spots myself. The sod was laid on unbelievably unlevel ground. I had to fix the unlevel ground under the sod - remove clods, humps and fill in the holes on the entire yard.

The pandemic and February freeze were not helpful and Pulte has struggled getting crews/subs to work timely. Worse, the quality has clearly declined from the houses built not that long ago. Getting trades back in to do remedial work is hit-and-miss. There have been 12 requested of which 9 have responded and 6 did rework that was satisfactory. Nearly 2 months in, we still can’t arrange our home because walks, etc. need to be clear for work to be done. At this point, it’s exasperating. Community is great though. Wonderful people. I found that a lot of what I was told during the construction process was either blame someone else or deny there is a problem. We were told that our house should be finished in late July or early August. Based on this information we sold our home in Washington State and drove to Texas arriving on July 1, 2022. Over all the house is good it just seems that after closing things take for ever to happen Are builder Tim turned in a cabinet that had a crack in it to be replaced that has been app. five weeks ago still nothing and then there is the landscapers and sprinkler people that do the worst work i have ever seen. The quality of paint we were able to select from was very poor unable to wash any of it.

Quality of workmanship in various trades that Pulte Homes is using is severely lacking, not only in my new home but seems to be consistent with many neighbors I have spoken to. Hard to notice every little thing or detail on final walk through. Even after some of the corrections are made, they are still deficient in quality work. Either Pulte is hiring subcontractors that do not have extensive home building trade experience or their subcontractors are not utilizing experienced people that take pride in their work. The trades were not effectively managed resulting in chronic mistakes. We forced to revisit contract to support items we added but were missing during construction phases. Items that allegedly were discontinued were not replaced with equal or greater value but instead represent lower quality than what should have been provided. Recurring delays. Request for predrywall inspection was sent to City of Little Elm 5 weeks after my inspector did his inspection. Bricks are normally put up in 4-5 days. Mine took 4 weeks and delayed driveway and other outside work. $1000 to upgrade paint and it isn’t washable. 7 months between building permit and occupancy permit.

From critical sales promises not kept to low quality materials and unskilled craftsmanship along with incorrect closing fees and erroneous explanation of closing costs, the entire experience was frustrating and exhausting. Worst house building experience by far and this is my fourth build in Dallas over 35 years.
