Does not do as they promise.

Purchased "Model Home" in McKinney. Entry door was attached to frame with Tyvek Tape, Interior doors missing hinge pins and hardware, Plumbing leaks, huge sprinkler leaks, broken exterior lights, do not waste your money on these poorly constructed dumps.

Love the 10 year warranty and the Hi-Tech Smart home features.

Multiple issues being found which are getting fixed as I am finding them

I am having quiet few issues with the home that has been recently being moved into. Garage door is making a very loud noise, going up and down.( someone came and lubricated it still same loud noise) The garbage disposal is not working.( someone will not come and fix it till another 3/4 days) The laminate floor has white dots on the floor, it looks like someone painted the ceiling with no drop cloth, and the paint is on my laminate floors. Soft close drawers are definitely not soft close ( paid for it) Told the construction manager but did not hear back from him) Response is very slow. I have just lived in this home for about less than 15 days. Wish it could be better. Why are The Whirlpool appliances in the homes all not the same when it is a standard chosen. Just a FYI a simple Griddle for the stove top is missing, and whirlpool refuses to send it me. I want to talk to someone . Please call me you should have my number. ... More

It was a pleasure to work with our construction coordinator. He did an outstanding job keeping us informed as well as making we understood the construction process.

When looking for a new home in our move from Arkansas to Texas, we quickly focused on Del Webb because of its reputation for building medium-sized, relatively affordable homes in master-planned, age-restricted communities. We wanted a quality build, minimal yard maintenance, on one level with some available amenities (pool, fitness center, etc.) in a neighborhood that would enforce maintenance and appearance standards to protect our home investment. Check, check, check, and check. The team we worked with from the initial visit to the Del Webb sales center, through the actual construction and financing phases, and now during the post-build follow-up has been uniformly outstanding. Our sales guy, Pete, provided answers to all our questions for several months (even after the sale was made). Construction supervisor Chad called us weekly to update us on progress, and address any concerns that arose. Since we moved in almost two months ago, Chris has responded quickly to identify and fix the inevitable small issues (landscape plants struggling, paint touch-ups, and more) that every new home has. OK, had to have a garage door company come and fix my door because it was going to take too long for Pulte to get someone out.

This was the greatest home buying experience we've had in 46 years! Every person we dealt with during the process from beginning to closing was absolutely the friendliest, most professional and so helpful and always responded back to us promptly. We had everything explained thoroughly and carefully during each step of the way. We couldn't have asked for better help and our home is absolutely perfect for us. We highly recommend the Del Webb personnel and homes.

From start to finish from the construction to the end from the details with my project manager, and with my sales person, I couldn’t have been happier. I moved from New York to Texas and the experience was one. I will never forget they were the best.

1. Our realtor had to call out the salesman twice for misinformation/bad information. In particular, due to delayed closing, I was not available on rescheduled close day. We talked to salesman and he said that we could not do a POA and he make it sound like it was the mortgage company that was telling him that. We talked to the mortgage company and they said we could do a POA. Our Realtor made him eat his words. 2. The color of stone that we saw in the showroom and selected and paid for and expected was not what was put on the house. Pulte said that the stone name matched what was on the order sheet...but the color we got did not match the color of the stone in the showroom. We are extremely disappointed with Pulte. We should have taken a picture of the stone as evidence when we selected it. 3. We put in all tile floors...no carpet. The tile floors were 'mopped' to pick up loose dirt; but not cleaned. We had to go buy a steam cleaner to get off MOST of the residue that was on the tiles. We expected the floors to be cleaned prior to move in, they were not. We did not have time to hire Stanley Steamer to come out and clean the tile. We had to do it after furniture arrived....so tile underneath furniture and bed etc is still not clean, as is some other areas. 4. The interior design phase went very smooth. We selected the paint color, tile, cabinets etc. Very pleased with this part. 5. Issues were handled quickly by construction manager during the building phase. 6. Would have liked to have more options. like there was no option for crown molding in the sun room...se we have to do that ourselves. There was no option for adding a back porch and maybe even a pergola...very disappointing. So we will have to get someone to move the sprinlkers and gutter down spout to get the porch and pergola done. There was no option to carry the bathroom tile to the ceiling. Yet, we saw a house, a few doors down, under construction, that did have tile going to the ceiling. We would have liked an option to build out the master closet with shelving. We had to hire an outside company to do it. ... More

We have found issues with the irrigation systems, sod, landscaping, and roof leaks. Interior of home was pretty good but the roof leaks are causing rework of drywall. We continue to find other issues which makes me worried about what else might go wrong. They have been pretty responsive to getting things fixed but the quality isn’t there to begin with.

The sales contact Mark was very helpful through the early process. We may have missed out of some of the normal sales flow because this was a "spec" house with no customization possible and the last house in the phase available. The compressed timeframe from initial signing to closing put pressure on all phases but that was Pulte's decision, not us forcing it to happen that fast. I think we missed a lot of opportunity to learn things as we went along because of that. The mortgage loan process was exasperating especially the income verification portion with having to repeatedly provide essentially the same information and the list of "fees" being endless. The initial contact with Levon and the closing were the only bright spots in the process. The walk throughs were lacking some details about specific systems that proved to make learning more difficult than it should. We've never received a manual for our thermostat which we requested multiple times. We've have a few quality problems with electrical systems but have managed to work those out. William, our warranty contact has been great and helped us a lot. The design of the house, given that this is a Del Webb over 55 community, leaves something to be desired with high sink counter tops and very little obviously done for the target age group but nothing causing a major problem so far. We are happy with the house and the community and would recommend it to others who want something with much less hustle and bustle, many fewer cars, lots of social activities and neighbors who are very friendly. ... First rate company, quality and service has been excellent.

Pete, Jason & Chad were great to work with. My only negative experience was with the title company who were not proactive or responsive & did not offer any type of celebratory moment on closing as other title companies do. This is a HUGE investment and there was no recognition from them of the significance of this. Pete and Chad made it a great experience. The only reason for a 4 versus a 5 rating was the experience with the title company. Great in all other areas!

While it seems to take forever to get the house built I enjoyed the sight and status very much. Having not moved in a very long time it’s challenging to get all my stuff put in place. Went from 4,000 sqft to 2,000.

Our experience was amazing. From start to finish it was a very thorough process. The quality of the home and attention to detail is impressive. Josh was wonderful to work with. His dedication to communication and follow up made us feel very comfortable as our home was being built. The 30 day walk through to make adjustments to our home was very impressive as well. Chris was committed to ensure every detail was complete and we were happy with the outcome. Great team of builders! We enjoyed working with them.

Poor workmanship, Very sloppy contractors and poor resolutions to problems after closing

The house is great. However, we had some significant problems with the landscaping. We looked forward to having a completed yard when we moved in. When we arrived the sod that was installed was terrible and the irrigation had some significant problems resulting in a sink hole in the front yard. We have spent a significant amount of money to repair the problems.

The trades were not effectively managed resulting in chronic mistakes. We forced to revisit contract to support items we added but were missing during construction phases. Items that allegedly were discontinued were not replaced with equal or greater value but instead represent lower quality than what should have been provided. Historic electrical call outs, water leaks, and now toxic black mold. Unable to proudly show our home and currently do not have a sink, dishwasher, or kitchen island because of tradesmen negligence. The list of complaints is too long to fit in this summary. Buyer must read the documents of what Pulte advices will be the process and expect to be the one calling for progress updates. Often the scheduled progress conversations did not consistently occur unless I made the attempt, except for a few rare occasions. We are just in our first month post close and already have an event that requires us to disclose on a Seller’s disclosure should we need to resale our home. Anyone who steps in this home today sees real time evidence of the poor quality and so it is I Pulte’s best interest to find a quick resolution. ... More

All things considered it was an easy process. Only thing I would like are privacy fences for the back yard.

From Contract to closing our home building experience was excellent. Mark was alway professional, knowledgeable, welcoming & his confidence in this neighborhood is evident. He had earlier sold a home to our son & daughter n law in the Del Web Trinity Falls neighborhood. That was a great testament to both Mark & Pulte. We put a lot of effort into preparing for the design center meetings. The experience with Michelle more than met our expectations. She was especially interested in understanding our style & what we wanted to achieve in decorating our home. She really got it & wasted no time in showing us choices that were spot on! Our next team member is Kristen. She is brilliant, truly brilliant. She knows her job from foundation through all the final details. She is a good communicator, which was important to us as we were in Arizona during all the construction. Kristen was so valuable to us & it was wonderful to be able to trust & have the confidence we soon knew we could have in her. We love our charming home & know Kristen saw to each & every detail being right for us. Thank you from our hearts Kristen. Recently Samantha came to check our trees, landscaping & sprinkler. She talked to us about our warranties and was professional, & detailed. We believe Pulte is a good company, built with teams like ours.
