Poor workmanship, Very sloppy contractors and poor resolutions to problems after closing

The house is great. However, we had some significant problems with the landscaping. We looked forward to having a completed yard when we moved in. When we arrived the sod that was installed was terrible and the irrigation had some significant problems resulting in a sink hole in the front yard. We have spent a significant amount of money to repair the problems.

The trades were not effectively managed resulting in chronic mistakes. We forced to revisit contract to support items we added but were missing during construction phases. Items that allegedly were discontinued were not replaced with equal or greater value but instead represent lower quality than what should have been provided. Historic electrical call outs, water leaks, and now toxic black mold. Unable to proudly show our home and currently do not have a sink, dishwasher, or kitchen island because of tradesmen negligence. The list of complaints is too long to fit in this summary. Buyer must read the documents of what Pulte advices will be the process and expect to be the one calling for progress updates. Often the scheduled progress conversations did not consistently occur unless I made the attempt, except for a few rare occasions. We are just in our first month post close and already have an event that requires us to disclose on a Seller’s disclosure should we need to resale our home. All things considered it was an easy process. Only thing I would like are privacy fences for the back yard.

From Contract to closing our home building experience was excellent. Mark was alway professional, knowledgeable, welcoming & his confidence in this neighborhood is evident. He had earlier sold a home to our son & daughter n law in the Del Web Trinity Falls neighborhood. That was a great testament to both Mark & Pulte. We put a lot of effort into preparing for the design center meetings. The experience with Michelle more than met our expectations. She was especially interested in understanding our style & what we wanted to achieve in decorating our home. She really got it & wasted no time in showing us choices that were spot on! Our next team member is Kristen. She is brilliant, truly brilliant. She knows her job from foundation through all the final details. She is a good communicator, which was important to us as we were in Arizona during all the construction. Kristen was so valuable to us & it was wonderful to be able to trust & have the confidence we soon knew we could have in her. We love our charming home & know Kristen saw to each & every detail being right for us. Thank you from our hearts Kristen. Recently Samantha came to check our trees, landscaping & sprinkler. She talked to us about our warranties and was professional, & detailed. We believe Pulte is a good company, built with teams like ours. Total experience was very pleasant from Sales, Design, Construction, Customer Service.

From start to finish, the Pulte employees and especially our construction manager, Tommy, were friendly, knowledgeable and responsive. They made the process of building our home enjoyable.

Overall, my experience with Pulte-Del Webb Union Park was very good. Communication was good and CM was very attentive. Happy with the quality of the home; add-on's/upgrades were a bit pricy. Working with Pulte Mortgage was a bit arduous as compared to other lender's that I have used; but in the end it all worked out fine.

Overall the experience was great our construction manager Kristen was awesome to work with. I would recommend that they install USB outlets in the home.

The whole process from start to finish was extremely seamless. The satisfaction of choosing your lot, floor plan, and finishes is so gratifying. We love walking into OUR home each and every time.

From working with our salesman Mark to working with our building manager Ali and follow up from Chris, everything has been great!

Del Webb runs it home construction and sales like an assembly line. Everyone has an exact job to do and are standing by waiting to perform! Very efficient, cost effective and thorough. Excellent experience, all around!

We were out of State for mist of the building process of our new home, but our Dell Webb contact, Mark and our builder, Matt, were very good at keeping us up to date on the process with weekly reports and updates. We were here towards the end and were able to watch it come together and have the walk throughs a bd we are still having warranty work done on little things we have found that need to be fixed. Chris is very good keeping that process happening. Thanks to all!

Very slow responding to emails. Cracks appearing after just one month. Upon closer look, pieces of wood missing.

We were on our third site manager six weeks into the process (James, Jason, Chad). Chad seemed overburdened in trying to manage our site as part of his plate (not his fault). Nonetheless, Pulte displayed little to no flexibility in the build process. Even as a spec home, they would not allow for even minor variations in customer request that were more logical than Pulte's perspective (i.e. wall outlet placement/addition/deletion; closet configuration, etc.). Leaving a 1" lip from the sidewalk to the front porch makes zero sense from a safety/tripping/liability standpoint - yet, Pulte swore (in writing to me) it was their policy-procedure to leave such a lip. The sidewalk also tapers toward the house rather than (the standard) away from it. Putting cabinets in too early that then allowed for the slide rails to get mucked up so the "slow close" functionality is now also mucked up. Creating a scenario that allowed for contractors to use "our" new toilets at their discretion was appalling when we found urine and fecal matter in the toilets, under/on the seats, etc. They were meant for us “to christen”.., no one else.., given what we were spending on this home. They were certainly not meant to be desecrated with someone else’s fecal splatters and unflushed urine deposits – for us to then encounter and formulate our “Pulte perspective” on. Moved in to find the master shower fully clogged from tile grout (from a last minute tile repair). Moved in to find the Dryer breaker will not remain in the on position (and, we had laundry to do). Several issues on the roof (potential leakage and future mold/rot concerns) that were noted by an independent inspector (and, not fully fixed). The kitchen back-splash was not done properly in terms of how to visually balance the "stop-start" of the patterning and looks unfinished/uncapped (I've been around residential construction for 50 years and have frankly done these jobs personally before with better, cleaner technique). Wasn't thrilled with how they cut holes into the cabinet backing to allow for piping, etc. then plugged with unsightly patches. Back yard has low spots that pooled up with Thursday's rain. This isn't about my wife and I being too picky.., in most of these cases, it's about a solid dose of common sense and contractors merely taking pride in one's work. I've been in the procurement-production management world for 40+ years. There are very basic processes and procedures that could be incorporated/enforced that would minimize the potential for "disgruntledness" and increase the potential for greater satisfaction. As example, we've had other homes built where the builder did an electrical walk-thru with us to discuss/review the logic/reason behind outlet placement. Look at our new living room as one simple example - the east facing wall is clearly the TV wall. With so many people today mounting large screen TVs in living rooms - wouldn't it stand to reason you put an outlet 5 feet up from the floor, in the center of the wall - rather than requiring us to pull a cord downward in an unsightly manner off to the left or right of center in order to reach an outlet? A little common sense can go along way in improving a product and satisfying a customer. ... More

The quality of the $6,000 "upgraded" was substandard. Several drawers had to be replaced. The back of the bathroom cabinets was loose, I had to caulk it to store our things. Had I seen thoroughly the quality of the cabinets before the walk-through, I would have refused them. Everything seems fine now thanks to the construction manager. There are several other items that I will not bother to mention. Even though it is not a custom-made home, for a 1/2 million dollar house one expects a better quality throughout.

The home buying experience is good at Trinity Falls. Quality is ok, thin walls and old persons step of death in front of garage aside, the overall buying was good. Pulte is relentless in trying to upsell you on insurance, financing , etc is relentless. But they're nice about it.

We were pleasantly surprised with the frequent communications were had with our builder, Kristen. We felt we were kept up to speed with each phase of the build.

Great responsiveness and quality from Manny and Matt. Pulte was pretty inflexible but the people overcame this.

Be prepared to spend another $50,000 over what the list price is of your home. The upgrades are ridiculously overpriced, and they do not allow for even the smallest of changes to the plan. You have no say on what landscaping is put in, so you have to tear it out and start over. They are very slow in fixing the things that were not installed correctly to begin with. The new home is great but Pulte as a company sucks big time.

1. I asked for gas dryer connections during the option selection. We got the connections for electrical instead. I ended up having to buy and electrical dryer. 2. I believe the sprinkler system does not have enough and sufficient coverage to all the section of the back lawn. The quality of the sprinkler system was compromised.

Pete handled the sale and all details regarding the lot and home selection. He is experienced, and instrumental is completing the entire process. Thanks to him all of our questions and concerns were resolved quickly and to our satisfaction. Jason our builder was just as professional. They were both awesome!
