The construction process while long, went very smoothly which I attribute to our two construction managers, Joe and James. They were very quality oriented and made sure all the subcontractors were doing what should be done. The sales process could be improved and make sure you read and understand the Pulte/Del Webb contract as it is very one-sided and not a normal real estate purchase contract that you may have used in any previous purchase you may have had. You will end up being forced to use their TItle and Escrow company and pay for things you've never paid for before.

James, our Project Manager was very in tune with what was happening during the house build. He kept us informed and made sure we were aware of any issues or change requirements, even if we did not like it. I appreciated his straight talk approach. 5Stars

Rita was great to work with re: Sale area. She stayed on top of the process. Initially we were going to use Pulte Mortgage- candidly, I did not like or appreciate that experience. We were told one thing and then the rules started changing- I then went back to our former mortgage company. The process itself of the purchase and close was very well done. Pulte is a quality group to work with within the Del Webb community we purchase.

Over very good. Building manger was great, work very hard and quickly to resolve issues at close and after we were in house. Cleaners did a ok job, but not as clean as expected. Our construction manger made sure this an other issues were completed.

Our builder rep, Tim, is excellent. He's very attentive and responsive and our communication channels have been great from the ground-breaking through the closing process. He's very knowledgeable and conscientious and has made the entire home-building process wonderful for us. Thank you Tim!

This was our third new build so we believe we've gained a little knowledge and experience with purchasing new homes. This one from Del Webb was nice at the introduction however, having to wait 10 months to close on our new home all the while watching interest rates climb. What is the earnest money good for? That's an experience we did not enjoy at all. Priority should have been given to lock in rates when earnest money is given. Yes we understand about post covid supply issues, but why are the buyers the ones you wait and end up having to pay higher payments? Not good business.

Lemon

Unfortunately we have had a lemon experience. We closed 2.5 months ago and are still waiting of fixes to multiple issues including windows, cabinets, doors, tile. Our construction manager said that everything would be corrected prior to close, so items were from original instillation during the build. Our home was not cleaned when we moved in. We have had over 25 people in our home already and we are still waiting.....

After the closing issues.

We were very pleased with the communications during the building process. Any issues were immediately taken care of by our project manager. After the closing, however, several small details that were supposed to be addressed were never completed. We were told several items were supposed to be corrected, but it never happened. Still waiting after almost 2 months! Most of the areas to be addressed were in the cleanup/finishing of the construction - painting, concrete splashes, sod rolling, etc. Have had to finally do most of that on my own.

We had a great experience with the build of our Pulte home due to the people we dealt with throughout the entire process. Jeff, Joe and Jonathan couldn’t have communicated any better when we experienced the inevitable labor and materials issues that come up during a new build. They responded quickly and took care of the few deficiencies we encountered during the build process and helped us make a smooth transition to the post purchase customer care team. We started as hopeful buyers and ended up as happy customers and fans.

I found that a lot of what I was told during the construction process was either blame someone else or deny there is a problem. We were told that our house should be finished in late July or early August. Based on this information we sold our home in Washington State and drove to Texas arriving on July 1, 2022. We expected to stay in hotels for a month but no longer than two months. At the end of August, we became very concerned because our house sat for 8 weeks with little or no activity. The reason given was they could not get brick. The last week in August I was tired of the excuses ...

Everything was good until Pulte Mortgage got involved, I would rate their service an absolute zero. Everyone we talked to in the Denver, Co. office was totally unorganized & couldn't decide what they needed when. This is the eighth house my wife have bought & they single handedly made this experience worse than all the others put togather, wouldn't recommend them to my worst enemy!
