Beautiful Community; Home Building Process Could Improve

The home building process was not well coordinated. Seems the workers were not supervised and poor workmanship was not corrected as they worked, but towards the end, which created other problems. Upon closing, the Customer Care department has been on top of everything and making corrections, but it has been frustrating to move in and have issues. Suggest the buyer is involved in the home building process and ensures corrections are made before moving to the next stage. We are however very happy with the community. Contract workers were often sloppy and they had to redo. Response by Pulte construction manager was great as is the response by the customer care manager. BUT with some poor quality products used and sloppy installation it does not give us a sense of security for this new build.

We were very excited about moving into our new home. Yes, we knew there would be issues with a new build. However there have been SO many quality issues with our new home and repairs needed. At this time we truly question the overall quality & workmanship.

The lady who managed the construction

The person who managed the construction of the house and handled our initial issues prior to closing was great and a person whose responsiveness and attention to detail was great and a shining star within Pulte The sales force was not on top of issues and had a attitude of there way or no way. Someday when the market demand reduces you very well may have a image and attitude to overcome

Amount of loan preclosing after downpayment $142K; jumped to $165 at closing due to all the money-grab expenses. Seller's agent insurance quote of $845 annually was bogus. Amout had jumped to $1161 when policy docs received.

Be careful where you build

Do your research. We were told the wooden fence behind the house would be upgraded to stone and hardy plank and it isn’t. We were told no building would take place behind our upgraded lot and 2 story homes are being built which means no privacy at all. Check and double check. Overall the wonderful neighbors have made up for the disappointment. We have a few punch out items that are not too bad. Quick response

House Is Great But Adjacent Common Areas Are Neglected

I paid a high premium price for my lot, which not only backs up to a lake, but is also adjacent to a large common area that is to remain vacant. My property only extends 12 feet behind my house, so there is about 60 feet of common area behind my property to the lake. The Del Webb HOA is supposed to install sprinklers and maintain grass in the common areas, but these areas have been neglected as overgrown weed patches instead! The HOA only mows the weeds once a week.

Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

We wish we had hired an independent inspector to inspect the home throughout the build process. This would have caught a lot of the construction issues we are dealing with post-closing.

Basic flaws and negative Design Ctr. experience

Thank you for the opportunity to share. After 6 weeks in my house I detect small, but significant to me as I expected perfection, flaws I never could’ve seen in a 10 minute pre-close walk through - chunks of missing dry wall under the island too, missing paint in window seams, big bad gobs of glue around outside fixtures etc. I also had a stressful experience re: my master bath shower floor tile install. Be very careful before you sign. Sales team will say anything to make a sale. I ended up with my dream home on a lot with a tiny backyard that has a 45 degree slope. Totally unusable space. I feel I was mislead and am very unhappy with my choice. Beware.

Overall I am satisfied with the home, but was frustrated through the process, the contact was delayed from what i could determine was scheduling subs, still have some minor open issues which required constant follow up. Project manager was apologetic and tried to accommodate me, so wasn't sure where the roadblock was. Then to top it off, due to changes in closing by Pulte, I was assessed a higher transfer fee by the homeowner association, which caused me to accommodate a $30 change for their failure, which meant re-issuing final electronic payments or they were going to delay again.

It is very difficult to trust people in this build when construction supervisors, customer care, etc. are moved to other projects. Customer care rep. was good about touching base with us on open tickets-airteam showed up when scheduled, however, whoever is in charge of landscaping has done nothing to correct the mistakes made in the front, side and partial backyard. They were here over two weeks ago and said they would be back to fill in the yard and replace some of the grass but we haven't seen them since. I was also told that they couldn't replace any of the grass on the side because ...

The quality of finish work is poor considering the per sf price, the overall home design has flaws caused from not thinking through how someone lives in the space, and the upgrade options are limiting and expensive, but the Pulte people are kind and pleasant to work with. The DW Community is a happy and quite environment, outside of the temporary construction crazy, and we love the amenities.

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

This builder workmanship is poor. They throw up the homes. They build homes with crooked walls, uneven window seals. They throw your yard in leaving big gaps where you could twist your ankle while walking in your yard. They even out dead grass down and don’t level the yard so water won’t stand. They say they will return to replace dead grass but never do. If they do come back to fix something they then make another mess which needs to be fixed. Horrible home builder , no pride in their work.

Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.
