The floor plans available are really nice. Even though most people choose the Magnolia or Tangerley, the exterior elevations and brick choices make the neighborhood varied. We had a decent experience during the build process where the majority of things were repaired when we or our inspector pointed out. but we are still waiting for a cabinet shelf to be repaired (promised it would be done two weeks after closing). They also built our garage door openings crooked and attempted to repair right before closing and they are still slightly crooked. The worst part of the build is the Sheetrock. Window openings vary by 1/2” from top to bottom and you can see the seams on most all ceilings. If you build HIRE YOUR OWN inspector. Do not trust they will find the problems before closing on their own. Our inspector found multiple issues with the HVAC and wood floor installation and they were repaired before closing. Their inspector did not find these problems. Warranty service after move in is very responsive. As with any new home the upgrades are expensive. The Pulte design center is really nice and the designers were extremely helpful. The home seems to be very efficient. It maintains the temperature without constantly running the HVAC system. There will be issues with any home build and overall we are pretty happy with our new home and the neighborhood. I would highly recommend this neighborhood and the homes. Some materials/ wood was the least expensive was used in upgrades.

Poorly managed contractors. Allowing for mistakes and carelessness. I’m certain it would be worse if we weren’t on site to question problems. Even then managers didn’t address poor finish details. Paid inspector found serious items like framing issues...

Everyone was responsive. Our questions were answered in a timely manner.

Doors could’ve been installed better!

We love the house, except . . . the concrete work is shoddy. The garage floor has a rough section near the wall. Additionally, patches were required closer to the center of the floor, which a friend told me was caused by the carpenters placing two by fours used for bracing the walls into the wet concrete floor. Also, the patio had pockets required patches. And, the side of the driveway has chipped sections.

Represented ceramic tile as wood look vinyl floor. My truck will not fit under garage door height. Del Webb does not do lawn maintenance on home owners property. There is not a golf course next to Sweetgrass Del Webb.

I was not present for the building of my home, but Del Webb met my need to monitor progress on construction with a virtual meeting and by meeting with my representatives in my absence. When glitches did arise, I found the help of my sales counselor and, later, my field supervisor invaluable. Post move-in, they have been very responsive to my requests.

From the time we selected the model home best suited to our needs through the building process and final inspections we found all of the Del Webb representatives to be responsive, caring, and with excellent attention to detail

We have been very pleased with the process of buying and building our Pulte Home in Del Webb. From our salesperson, to our builder, to our warranty person, everyone has been a pleasure to deal with. The community is friendly and beautiful!

I am very happy with my new home. I purchased an inventory home, but if I were building from scratch I would have upgraded the appliances.

We love our Del a Webb home and the community. So much to offer. Well built home. Our only problem was Pulte mortgage. They were awful. Do not use them. Should have paid cash and saved ourselves a lot of stress.

Lisa in the sales office was wonderful to work with. Also our builder chief, Anthony executed perfectly. Both helped to make our new home the best experience for us.

Nice house for the price.

Overall very pleased with the maintenance service orders submitted. Scheduler and crew responded promptly and did excellent job. Workmanship can be improved. Several places such as granite top, concrete surfaces are "rough". Plumbing - so far good. The only item feels very disappointed is the kitchen vent hood. The 36" vent hood from Whirlpool can only provides draft on one side because of the weak motor and the motor being mounted on one side only (verified and replied from Whirlpool). This leaves the other 2 1/2 gas burners on the cook top essentially "smoke" and useless to a certain extent. ... More

By today’s standards I believe our Del Webb home is as good as any mid-range new home, and better than some. We had an excellent field manager who worked hard to deliver quality, but it largely depends on materials and the actual laborers. Materials are mid-range. Laborers move very fast and sometimes pay less attention to detail than I wanted. This is today’s world, I guess. But we pay top dollar for Del Webb. Maybe not River Oaks prices, but this isn’t River Oaks. One serious issue for us was our sales person who mis-informed us on several issues. We only had one sales rep. Maybe others are better. I would give a much lower “trust” rating if it was only based on sales. Another issue is having to make so many decisions so quickly, based on very little information. Read everything, including HOA rules, before you commit, and try to fully understand each each design decision before you commit. Good experience

Anthony is wonderful in helping us get repairs done.

I'm loving my home but Del Webb has located the patio of the new home being constructed next to mine 8 feet from my patio. The back door of the home next door looks directly into my home and my door looks directly into the home next door. I'm not happy about either of these situations. Care should have been taken to avoid this. Del Webb needs to provide privacy for both our homes in the form of a privacy wall between them. I'm hoping they will offer and I don't have to fuss about it. A screened in porch with either latice work or some type of privacy between the two homes. I want to be able to recommend Del Webb as solving problems created in the building process. ... More

Excellently built home. Have been completely satisfied during the build process and 1st month of living in the home. Several minor problems after move-in were addressed quickly and professionally.

Overall, the experience was very good but a few things could be better. For example, a "Floor Outlet Option" is predetermined per plan but I was told I couldn't have a copy of the plans. It's useless where it is. A drain for the washing machine was missed when the slab was poured and well into framing. Obvious mistake which was missed. It was corrected but this should not have happened in the first place. After closing and while moving in, we discovered the dryer vent had been sheet-rocked over. Why was this not noticed during the final inspection by Pulte? It was quickly corrected. Overall, we are very pleased with our home. The few other problems we have found after moving in have been very minor and have been quickly corrected. ... More

Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Many areas of sloppy painting. Paint specs left on floor and bathroom appliances. One of the crown moldings has sub-par wood that was just painted over. Doors not lined up to operate correctly. Divot in dishwasher door. One by one major items are being corrected. Overall happy with the house but expected better workmanship.
