Overall I am satisfied with the home, but was frustrated through the process, the contact was delayed from what i could determine was scheduling subs, still have some minor open issues which required constant follow up. Project manager was apologetic and tried to accommodate me, so wasn't sure where the roadblock was. Then to top it off, due to changes in closing by Pulte, I was assessed a higher transfer fee by the homeowner association, which caused me to accommodate a $30 change for their failure, which meant re-issuing final electronic payments or they were going to delay again.

Our manager left about 3-4 weeks before closing. There were major problems with the rock and brick on the front of our house. I would have postponed closing, but it was upsetting my husband, so I didn’t. New manager said there was NO way they would tear down and redo the work. They did not clean the grout spillage all over our tile floor so we had to do it! The yard and landscaping were horrible! Based on this experience, I would say that Del Webb Fulshear is not a priority for Pulte.

It is very difficult to trust people in this build when construction supervisors, customer care, etc. are moved to other projects. Customer care rep. was good about touching base with us on open tickets-airteam showed up when scheduled, however, whoever is in charge of landscaping has done nothing to correct the mistakes made in the front, side and partial backyard. They were here over two weeks ago and said they would be back to fill in the yard and replace some of the grass but we haven't seen them since. The quality of finish work is poor considering the per sf price, the overall home design has flaws caused from not thinking through how someone lives in the space, and the upgrade options are limiting and expensive, but the Pulte people are kind and pleasant to work with. The DW Community is a happy and quite environment, outside of the temporary construction crazy, and we love the amenities.

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

This builder workmanship is poor. They throw up the homes. They build homes with crooked walls, uneven window seals. They throw your yard in leaving big gaps where you could twist your ankle while walking in your yard. They even out dead grass down and don’t level the yard so water won’t stand. They say they will return to replace dead grass but never do. If they do come back to fix something they then make another mess which needs to be fixed. Horrible home builder , no pride in their work.

Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.

Most of the customer facing staff did a good job especially Lauren, Daniel, Randy, Bryson and Elena. The staff behind the scenes, the decision makers, could care less about the homeowner. Pulte policies and decisions are all about maximizing profits as opposed to creating a quality product and satisfied customers.

Sales team was excellent, design team was excellent but decision by Del Webb to accelerate closing date caused very poor workmanship on the interior. A word to the wise...do not agree to close until all work is completed to your satisfaction.

Pulte pushes for quick closing dates even though the house construction is far from done. There is no time resolve the open issues and things are slammed together make the closing date. The Pulte foreman was diligent and trustworthy but I believe the quality of the subcontractors that built the home were of a very low standard.

The most disappointing about the Del Webb community is Pulte and the lack of updated choices in the design center for the Garden series homes. The choices are very limited and color choices are outdated. To get up to date choices, you must upgrade to the highest level and pay ridiculous prices and the quality is poor. Get everything in writing as promises may not be kept. And go to the design center prior to signing a contract if they let you. Pulte Homes really did hype up their brand name, but after actually moving into a newly built, I must honestly rate them below average. They subcontract everything, which I and neighbors have had to constantly call Pulte back to have them redo shotty work on too many things. The subcontractors seems to have the upper hand here as too many times the requests Pulte has asked them to do is ignored (so why isn't Pulte getting rid of them).
