Closing date changed twice with only two days notice! After selling my house had to live in an Airbnb for eight weeks!

After closing on my new house expecting everything to be in a good condition.My new wooden floor had chips and dings in it the top kitchen cabinets doors had gaps where they were supposed to meet plus no glass in the doors or glass shelves!The shower floor had to be completely replaced not able to shower in master bathroom for four weeks.I’ve been here for two months it’s been very stressful trying to get the issues fixed and I’m still waiting for glass shelves and the wooden floor still needs replacement planks kitchen cabinet doors still don’t meet! Forgot to mention there was white paint ...

Erika in sales was a joy to do business with. Total professional and responsive to our needs. Lauren in the design center really knows her stuff and greatly aided us in making our selections. Provided exceptional advice. Joey, the home construction manager, did a super job, both in construction and keeping us informed. Always pleasant, he provided timely, comprehensive responses to our questions. The Del Webb team made buying and building a home an enjoyable experience!

The home we had Pulte build and we bought two months ago was not move-in ready. It looked ready during our 20 min walk through prior to closing. Once we were in the house the next day, we realized the dishwasher wasn't securely attached and the cabinets have since been falling apart. We had a list of 32 items that needed attention and repair. We did receive follow-up to look at the issues and resolve.

Never ending Nightmare!

It is now 4 months after closing with a long punch list and plenty of promises to address the issues immediately. To date, little has been done other than to replace the entire hardwood floors. The issues are so significant that I am not able to completely unpack & get settled. Writing to the Pulte Homes President got the floors replaced but little else. They tell you they will address the issues repeatedly & repeatedly nothing gets done. There is no quality control nor is there apparently any accountability for customer satisfaction. Pulte Homes really did hype up their brand name, but after actually moving into a newly built, I must honestly rate them below average. They subcontract everything, which I and neighbors have had to constantly call Pulte back to have them redo shotty work on too many things. The subcontractors seems to have the upper hand here as too many times the requests Pulte has asked them to do is ignored (so why isn't Pulte getting rid of them). Woodwork paint is substandard as it comes off easily and unable to wash it. grouting material in shower area gets holes in it just to run water, interior door ...

We bought this home because we were told they use high quality materials and oversee the craftsmanship and the quality in your home would be superior! Our home is not even close we were so disappointed with all the flaws the materials that they used items they did not finish a build out at this cost should be high quality. We feel that we got half of what expected in a quality home this house will probably go up for sale soon we are that disappointed.

We had been looking in Jimmy Buffet's Latitudes communities which were all outside of Texas for an over 55 community when we found Del Webb. The Del Webb home designs, features of the community with the lakes, walking trails are what sold us on this location. We are extremely happy with our decision. Horrible experience. We understood that buying a model home was buying a home “As-Is”, we assumed things would be in working order. Hot water heater didn’t work. It was clogged with dirt from sitting for 6 years. You would think they would have inspected beforehand. We specifically asked about the hot water heater and we were reassured all had just been inspected. The oven sounds like it’s about to stop. The fan is very loud and goes forever after cooking. Be prepared. Keep up with everything as you go. Hire external inspector. There is no checking by builder. Remember they are not a custom builder and the workmanship reflects that fact.

Excellent experience with sales person and very good with construction supervisor. House seems to be well built both foundation and structurally. Fit and finish below average with excessive issues on drywall work and poor quality painting. Also substandard cabinetry and engineered wood flooring. Had several instances of subcontractors damaging concrete, windows, walls, cabinets and countertops. Pulte Construction follow up is okay, but punch list items are many more than we expected.

The hvac system had issues with the heat and after they fixed that the air conditioner didn’t work now it is just noisy. The drywall and painting team has been in to fix several places and then paint. The landscaper did a poor job in the back yard.

It is amazing how they can build a very nice house with all the details at high level in such a short time. From the salesperson to the project manager, all the construction people to the warranty, they did a fantastic job and right on time with their schedule. We financed with Pulte mortgage and they were very detailed to ensure the loan would clise on time. It was the right decision to work with Pulte at Del Webb

Erica was great throughout the purchase process and even afterward when I had issues. Todd Ballard was awesome in the home loan experience and very professional. Joey was my builder and a did a great job throughout the process. When Joey was away Anthony jumped tight in at a critical time to help out. Austin Stock has been absolutely amazing in the warranty prices and he and his team get an A+. I ran a major business segment for a large corporation and owned it cradle to grave (I.e. quote through post sales services so I know a good operation when I see one.

It was a bumpy road during construction. Project manager unresponsive to issues found in house during construction. Warranty group now fixing those items after we moved in. Felt not heard during construction and it’s quite inconvenient with a husband at home on Hospice from Alzheimer’s. I’m really not happy living in a construction zone with items raised during construction now being corrected. It’s very disruptive and difficult because of my husband’s illness.

The quality of finish work is poor considering the per sf price, the overall home design has flaws caused from not thinking through how someone lives in the space, and the upgrade options are limiting and expensive, but the Pulte people are kind and pleasant to work with. The DW Community is a happy and quite environment, outside of the temporary construction crazy, and we love the amenities.

Be very careful before you sign. Sales team will say anything to make a sale. I ended up with my dream home on a lot with a tiny backyard that has a 45 degree slope. Totally unusable space. I feel I was mislead and am very unhappy with my choice. Beware.
