The order of the work makes no sense. Carpet installed before tile is finished creates dirt all over the carpet; fixtures arrived and installed too early and by move-in date, they were filthy. Cleaning crew doesn't know how to clean thoroughly.

Stella in sells was a little difficult to work with and a little pushy. Steve has been better to work with but mostly things were done when he took over. My advice to others would be don’t let the sells people push you into making quick decisions. Know what you’re getting into upfront. We came from a custom home experience to a production home experience. It’s very different.

Every aspect of dealing with Del Webb from lot choice to move in was terrific. The only detractors from an otherwise perfect experience were dealing with Pulte Mortgage and Pulte Insurance. I love my home.

Closing was efficient and complete

The overall buying experience was good for the most part. It was quite frustrating to deal with Pulte Mortgage as they did not communicate in a timely manner, or did not respond back at all the emails/voicemails, requested for same documents over and over several times, delayed by closing date and too much drama for the experience. The sales and building team were prompt with their emails and returning phone calls. They provided helpful feedback and information. The craftmanship was good in some ways and fair in others. There was paint specs on my floor that I had to remove, backyard sod and leveling appeared to be done sloppy and very uneven with poor coverage in areas, grass not taking and dips and holes evident. ... Alp was very helpful in getting things we needed for the house. Since moving in Megan has been great with warranty issues.

There were lots of hurdles to overcome. The designer was incredible. Closing was pushed back 3 times. The first notification came so late that my belongings were in storage and I was due to leave my state in 3 days. I was compensated so that's a plus.(Closing was over a month delayed) Then, we closed and I could not move in immediately because there was an issue with the front lock. I closed on Friday and the door was repaired on Monday. Further, there were other little issues. I contacted the customer service team and BINGO! That representative was on top of my list. Truly, Megan restored my confidence in the process. From flooring, tiling, concrete work, lighting and carpentry, all issues were addressed and resolved in a short span of time. That's quality! We had been looking in Jimmy Buffet's Latitudes communities which were all outside of Texas for an over 55 community when we found Del Webb. The Del Webb home designs, features of the community with the lakes, walking trails are what sold us on this location. We are extremely happy with our decision. The design and quality of materials is great. The workmanship finishing quality is no better than a low end builder. Lots of errors, installation damage that had to be corrected. The construction manager and customer care managers have been fantastic and very responsive. They have worked really hard to make things right. We visited the site every week creating a punch list and all of the items were corrected weekly. I have no doubt that in the end the remaining build quality errors will have been corrected. Overall a good experience and no catastrophic problems. The communication has been excellent and would recommend both Pulte and Dell Webb. ... More

I love this new home.

It was a bumpy road during construction. Project manager unresponsive to issues found in house during construction. Warranty group now fixing those items after we moved in. Felt not heard during construction and it’s quite inconvenient with a husband at home on Hospice from Alzheimer’s. I’m really not happy living in a construction zone with items raised during construction now being corrected. It’s very disruptive and difficult because of my husband’s illness.

From our perspective, the Field Mgr. assigned to us certainly lived up to his ‘golden rule’ statement on his email signature: “I want to provide you with the same service I would expect myself.” His positive, can-do attitude was the major reason our home buying experience with Del Webb was so enjoyable. In short, we found him to be a class act and an asset to the Pulte organization. The homes are well-built.

Overall experience was great. I had one hiccup in my building process, but the issue was resolved as best could be. I feel some of the tiling and caulking could have been done with better attention, and I didn’t feel I received good instruction on some of the details with the sprinkler system that caused me to have a huge water bill. Overall I’m please with my home and neighborhood.

I just love my new Del Webb garden home. It was so well designed with so many great features and excellent planning of every detail. I love this beautiful subdivision and cannot wait to use the fantastic amenities. The people make this great community though - amazing staff (big shout out to my salesman Steve and construction supervisor Sidney) and residents that are already like family. I wish the normal kinks of a new home could be mitigated sooner but I have faith that with a little persistence and patience, they will be resolved. House had several unfinished items when we closed. It’s been 3 weeks and all items have not been satisfactorily finished

While Anthony Lamas was an excellent construction manager, the closing process as very poor.

This community has an HOA on steroids. Fees to make improvements such as gutters and generators etc. are insanely overpriced. I feel robbed every time i have to pay one. A nominal fee maybe, but this is rediculous.

The home and process was pretty good overall. But sadly Erika in the sales office once contracted was MIA. Got my name wrong on the few emails sent and really underwhelming on a 1/2 million dollar home.

They are trustworthy and accommodating

Although these are not custom homes , you are able to make options that make the home more suited to your needs.
