Overall, the experience was very good but a few things could be better. For example, a "Floor Outlet Option" is predetermined per plan but I was told I couldn't have a copy of the plans. It's useless where it is. A drain for the washing machine was missed when the slab was poured and well into framing. Obvious mistake which was missed. It was corrected but this should not have happened in the first place. After closing and while moving in, we discovered the dryer vent had been sheet-rocked over. Why was this not noticed during the final inspection by Pulte? It was quickly corrected. Overall, we are very pleased with our home. Well built

House is solid and construction went well. Our project manager kept us informed throughout the entire process. Our CSR has gone above and beyond our expectations. Biggest disappointment was the lack of options and upgrade pricing available in the design center.

It is a very good community to live.

ALL vacant lots next to a completed home should be maintained on a weekly basis. Vacant lots grass should NOT be any higher than you accept from a home owner.

My house is beautiful I got a sunroom added and my house is bigger than I thought and plenty of light

The order of the work makes no sense. Carpet installed before tile is finished creates dirt all over the carpet; fixtures arrived and installed too early and by move-in date, they were filthy. Cleaning crew doesn't know how to clean thoroughly.

Stella in sells was a little difficult to work with and a little pushy. Steve has been better to work with but mostly things were done when he took over. My advice to others would be don’t let the sells people push you into making quick decisions. Know what you’re getting into upfront. We came from a custom home experience to a production home experience. It’s very different.

The overall buying experience was good for the most part. It was quite frustrating to deal with Pulte Mortgage as they did not communicate in a timely manner, or did not respond back at all the emails/voicemails, requested for same documents over and over several times, delayed by closing date and too much drama for the experience. The sales and building team were prompt with their emails and returning phone calls. They provided helpful feedback and information. The craftmanship was good in some ways and fair in others. There was paint specs on my floor that I had to remove, backyard sod and leveling appeared to be done sloppy and very uneven with poor coverage in areas, grass not taking and dips and holes evident. ... We had been looking in Jimmy Buffet's Latitudes communities which were all outside of Texas for an over 55 community when we found Del Webb. The Del Webb home designs, features of the community with the lakes, walking trails are what sold us on this location. We are extremely happy with our decision. The design and quality of materials is great. The workmanship finishing quality is no better than a low end builder. Lots of errors, installation damage that had to be corrected. The construction manager and customer care managers have been fantastic and very responsive. They have worked really hard to make things right. We visited the site every week creating a punch list and all of the items were corrected weekly. I have no doubt that in the end the remaining build quality errors will have been corrected. From our perspective, the Field Mgr. assigned to us certainly lived up to his ‘golden rule’ statement on his email signature: “I want to provide you with the same service I would expect myself.” His positive, can-do attitude was the major reason our home buying experience with Del Webb was so enjoyable. In short, we found him to be a class act and an asset to the Pulte organization. The homes are well-built.

I just love my new Del Webb garden home. It was so well designed with so many great features and excellent planning of every detail. I love this beautiful subdivision and cannot wait to use the fantastic amenities. The people make this great community though - amazing staff (big shout out to my salesman Steve and construction supervisor Sidney) and residents that are already like family. I wish the normal kinks of a new home could be mitigated sooner but I have faith that with a little persistence and patience, they will be resolved. While Anthony Lamas was an excellent construction manager, the closing process as very poor.

They are trustworthy and accommodating

Although these are not custom homes , you are able to make options that make the home more suited to your needs.

Very professional sales people. We were well looked after.

I was not present for the building of my home, but Del Webb met my need to monitor progress on construction with a virtual meeting and by meeting with my representatives in my absence. When glitches did arise, I found the help of my sales counselor and, later, my field supervisor invaluable. Post move-in, they have been very responsive to my requests.

Overall very pleased with the maintenance service orders submitted. Scheduler and crew responded promptly and did excellent job. Workmanship can be improved. Several places such as granite top, concrete surfaces are "rough". Plumbing - so far good. The only item feels very disappointed is the kitchen vent hood. The 36" vent hood from Whirlpool can only provides draft on one side because of the weak motor and the motor being mounted on one side only (verified and replied from Whirlpool). This leaves the other 2 1/2 gas burners on the cook top essentially "smoke" and useless to a certain extent. ... More

By today’s standards I believe our Del Webb home is as good as any mid-range new home, and better than some. We had an excellent field manager who worked hard to deliver quality, but it largely depends on materials and the actual laborers. Materials are mid-range. Laborers move very fast and sometimes pay less attention to detail than I wanted. This is today’s world, I guess. But we pay top dollar for Del Webb. Maybe not River Oaks prices, but this isn’t River Oaks. One serious issue for us was our sales person who mis-informed us on several issues. We only had one sales rep. Maybe others are better. I would give a much lower “trust” rating if it was only based on sales. Another issue is having to make so many decisions so quickly, based on very little information. Read everything, including HOA rules, before you commit, and try to fully understand each each design decision before you commit. Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

My experience with Alvaro, the builder, has been excellent! He is very attentive and even though he is super busy, he always takes the time to answer any of my questions and help when he can.

Hoping they will continue warranty for 1st year without taking months to complete and before you know year is up
