Overall, the experience was very good but a few things could be better. For example, a "Floor Outlet Option" is predetermined per plan but I was told I couldn't have a copy of the plans. It's useless where it is. A drain for the washing machine was missed when the slab was poured and well into framing. Obvious mistake which was missed. It was corrected but this should not have happened in the first place. After closing and while moving in, we discovered the dryer vent had been sheet-rocked over. Why was this not noticed during the final inspection by Pulte? It was quickly ...

Del Webb / Pulte Homes needs to meet with it's "construction partner" and do a way better job insisting that the subs clean up after themselves and respect the fact that they are working around occupies HOMES! The trash that they leave is not OK!!

Many areas of sloppy painting. Paint specs left on floor and bathroom appliances. One of the crown moldings has sub-par wood that was just painted over. Doors not lined up to operate correctly. Divot in dishwasher door. One by one major items are being corrected. Overall happy with the house but expected better workmanship.

We are very happy and satisfied with our house and our builder Randy was excellent throughout the build process. However, Significant portions of our sod was loaded with crabgrass, in fact 2.5 rows of the sod in back were all crabgrass. Additionally, the sprinklers in the back do not cover the backyard. We also noticed our landscaping was of significant lower quality than our next door neighbor who also had Pulte landscape. House is solid and construction went well. Our project manager kept us informed throughout the entire process. Our CSR has gone above and beyond our expectations. Biggest disappointment was the lack of options and upgrade pricing available in the design center.

Everything has been great except for the landscaping

Grass is very uneven, and no attempt to fill in gaps between squares of sod. Yard appears to not have been leveled before sodded. One hedge row has two different kinds of plants, apparently ran out of one kind and finished with another. Also around transformer, one shrub was left out of the ground, and another was planted with roots exposed and is dying. I've notified three different people of these issues, and the only action was a half hearted attempt to level the worst of the uneven places in the sod.

Everyone was very polite and positive throughout the process however communication between the different teams was nonexistent. The sales team failed to write the contract as a contingent of current home and so the loan team was difficult to quantify for short term loan. Very confusing and frustrating. The design process was amazing, however please note that they only use white paint on the interior even if you choose a different color on the island cabinets the back will be painted white and looks odd. The neighborhood is great! The neighbors and activities are welcoming, very friendly, and fun. The lifestyle director is outstanding. The build and purchase were hit and miss. Every detail of a new home upon purchasing is alacart and adds money to your bottom line. Homes are listed as a basic home without any of the features one sees in a model. Be prepared. Earnest money is double what most builders require. Be prepared! Having your own realtor is very helpful to look for hidden fees that might be negotiated.

little items were overlooked, (some tp holders needed to be tightened, door to garage needed lock adjusted, had to change wiring of dryer due to age). Despite having touted that Fulshear does not allow any structure over 10 feet, lo and behold no sooner had I moved in but several cell towers were constructed around our area.

Excellent experience with sales person and very good with construction supervisor. House seems to be well built both foundation and structurally. Fit and finish below average with excessive issues on drywall work and poor quality painting. Also substandard cabinetry and engineered wood flooring. Had several instances of subcontractors damaging concrete, windows, walls, cabinets and countertops. Pulte Construction follow up is okay, but punch list items are many more than we expected.

Very structured process with a fixed number of selections. But, once we accepted the process, we were able to make selections we are pleased with. Some of the restrictions on what one can select for an upgrade do not make sense.

Skill and dedication of individual Construction manager assigned to your home makes a HUGE difference, good manager = good building experience. We had a very good construction manager. Paying attention to construction process either in person or via video calls is very important. The construction managers have many houses, you only have the one. We are pleased with how our house came out and we were fortunate that we had no major problems. But, we did encounter some issues as we went along, but caught them early and they were corrected. That there is not enough storage in the master bathroom and guest bathroom, The towel bars are plastic, not enough light in the bathroom. The thermostat is old school and not easy to use. I had to call in a service order to get my back door working so it would not stick and a service order to have a kinked pipe straightened out so my dish washer would work.

Quality was good in most areas. There were areas, however, where it seemed that the idea was to just get it done and not worry about how it looked. Examples: Paint sprayed on the window frame, nails in siding not driven in properly, sod layed in such a way that the yard is uneven and full of holes and landscaping planted haphazardly.

It's unfortunate that one bad experience can ruin an otherwise excellent product. Our garbage disposal was destroyed by a golf ball size glob and other pieces of hardened concrete or grout left there by workers. After some back in forth with the Pulte customer service personnel the disposal was replaced by a plumber. I hope this shoddy workmanship is not repeated elsewhere in the house.
