2-3 minutes to get hot water to the master shower and kitchen sink. Air conditioner system is under designed and takes several hours to heat the home. Master bedroom in 2-3 degrees colder. Closing a disaster 20 major items not fixed 24 hours prior to closing

The success of large scale home construction projects largely depends on "production housing"; ie a form of on-site manufacturing that employs speed. While this bolsters efficiency it can compromise quality.

The initial contact with the Sales office and the purchase agreement went very smoothly with transparent information. However, once the build started there were problems with materials and subcontractors work. Some of these were addressed by the project manager at the time. But our pre-closing walk through was scheduled the same day we closed allowing us about 1 hour to do, during this walk through we noted a list of items that needed to be fixed or repair which the project manager said would be completed that day. We closed on 11/30/2020 and as of today 1/11/21 only one of these items have been address the installation of the water filtration system. We have not heard from the builder to take care of these matters. Some issues were pointed out during the build to the project manager and his supervisor, we were assured that this would be taken care of and not a problem. (Drainage issues) It is still a problem. It has been 45 days since closing and we have not had any contact from the builder regarding these issues. Warranty claims - we have filed numerous warranty claims and so far only one item has been addressed. The process seems to be very slow. Quality of workmanship of the contractors is very poor. This home is definitely not the standard of home that was presented. I would suggest if you build a home, with this builder that you do not sign any closing documents until everything is completed to your satisfaction. This will most likely mean pushing back closing dates, which they do not want you to do, and once they schedule it in a certain month, they want you to close in that month. Our sales professional, Bruce Muhlberg, was a superb representative of Pulte and his patience and knowledge of the Pulte homes was invaluable as we considered our home options at Hill Country Retreat. Kenny Jiral and James Donahoo were outstanding in providing follow-up to the few minor issues we experienced. Overall, Pulte was a pleasure to work with!

Be sure to get everything that needs to be done before you move in, because afterward is a chore.

Ask a lot of questions and have everything in writing. If there is something you see in the model do not assume that is what you will get for the finished Product. Be on property site as often as you can and document all problems questions etc.

Builder was very timely to any issues that needed attention

I used my own inspector for 2nd opinion. Issues he found were minor

So far it's been over a month there not getting the work that needs to be done.

As a buyer of a Pulte home you must be diligent in keeping up with them from the meeting with the sales office to the completion with the construction manager. *Double check appx. closing date. We were told a date, a date we had to have our house under contract, which left us homeless for 3mo. because the salesperson "made a mistake". They replied it was an appx date but then why didn't they change the contract with when we had to have our house sold by. *Communication is poor at best. Once you sign the contract you soon realize you are just another sale. They do call with updates once a week but if you have questions they rarely have answer. They will say they will check but then they don't get back with you. *We did not realize with all the houses being built that the people building the homes were not Pulte employee's. Because Pulte uses sub contractors we were told by our contractor it is out of their hands if the subcontractors work. They don't make them as they just move on if they don't like what's going on. *Their is no pride in workmanship. Sloppy painting, shortcuts, urinating in the drains (which didn't seem to even phase the sales office or contractors) even though there are port a toilets all around. Submitted list of 35 items still needing attention. If you don't keep on them, you will not get them addressed. Pulte is full of excuses. Called my contractor yesterday and James the warranty person with no response yet. I love our home, where we live, the community but should have not bought a Pulte home. We knew their track record from Colorado but were assured Pulte had improved and was not like that in San Antonio. Several times we wanted to back out but could not afford to loose our down payment. Our closing date went from 6/25 to 7/25 to 8/5 to 8/12 and finally closed on 8/31. This cost us $6,000 dollars extra for plane tickets, storage, hotels, rent, gas etc. *We were told by our salesperson we would be compensated for 3 nights hotel before we closed. Please hire authorize inspector to examine home for possible areas that need proper completion. Close on selected property only when all items completed.

The Pulte BOD has not taken a position to maximize safety for the community. The safest approach is to OPEN UP THE RESORT CENTER so that residents do not have to spend extra money and go out into the community for swimming, exercise equipment, pickle ball, etc. Those who are staying at home to avoid all exposure would not be threatened at all by having the amenities open. Appears BOD is only concerned about their potential liability not the health and well being of the residents. We purchased at Del Webb for the Resort Center and now we have to spend more money and travel to replace those services. Would not have bought if we had known the BOD had no understanding or concern for the well being of the residents of HCR. ... More

Love my new home and am very pleased with it. Have found a few minor issues with our new home but they were either quickly fixed or we fixed them ourselves. Truly believe it is a great benefit to be close while the house is being built and check on it at least once a week. We found several issues during the building that were quickly fixed. If they had not been pointed out by us would they have been caught in time to fix or caught at all? It appears at times that the subcontractor is more concerned with just completing the task and moving on the next house vice actually caring for the quality of his work. ... More

The only thing we were not happy about was the back yard. When we were shown lots we picked this lot because it was thr flattest. We think it is terrible that you leave the backyards where they can’t be used, it is even hard to stand up. The yards should be smoothed out before the grass is planted. with this being a community for older people that some have trouble walking you certainly didn’t think much about people falling. Please look into this before doing other homes this way. We had plans for a beautiful backyard and it is not possible.

The closing went very smoothly and the representative was professional and didn’t rush he answered any concerns I had. After moving in the builder, Josh, has been wonderful ensuring the few things that needed to be fixed have been and repaired in a timely manner. He is a thoughtful and caring young man.

Issues with fixes has been frustrating. Response in some cases slow or ignored. Some issues were addressed in a timely manner. Not happy with the bumpy lawn and the fact that it is on all sides slanted and very difficult for me to walk on. Otherwise I love my house.

NEVER NEVER close until you see EVERYTHING FIXED

The quality of materials seems to be good. The problem so far seems to lie in the carrying out of the warranty work. Promises are made, however, the actual carrying out of the warranty work by the contractors is sorely lacking. Communication needs to vastly improved between what I as the homeowner reports to Pulte/Del Webb and whatever Pulte/Del Webb passes along to the contractor. The contractors show up to complete the warranty work uninformed and unprepared to complete the work as requested. The contractors seem to be unconcerned how to effectively complete the work, and they have no regard for the homeowner living in the home while the work is completed. There is no concern to protect the home furnishings from dust and the effect of the work on the home. There are steps they could take to remediate the messes caused, but they refuse or state they were not instructed to complete those steps by the Del Webb/Pulte representatives. Very smooth buying experience. We visited Hill Country Retreat, and selected the plan for our new home, and returned to San Antonio a few weeks later to select the design upgrades within the interior. Everything went very smoothly. Our only regret is that because we lived a great distance away, we were unable to visit our home as it was being constructed. The remedy was progress photos from local friends, and weekly updates from the Pulte building manager and sales rep. A very satisfying experience.

Lacking in attention to details like trim work, light fixtures. Once notified, very good at fixing the problems.

We were not keen on a new build for our home purchase, but the sales team worked very well with us to discuss all our options. Once we put it all down on paper the decision became obvious for us. And the process was amazing, we got just the tight house on the perfect lot, finished to our wishes. Could not be happier about our new home.

It didn’t always go perfect but that is life, when I wanted to make changes it was done without difficulties. When I noted something was missing or not what I ordered they remedied it right away.

Love my new home. Move in during Covid 19 was a bit complicated. Make sure to get construction manager commitments in writing or completed prior to closing.

The home was built well but cleanup inside was sloppy. Paint spatter on floors, doors & walls not properly painted, grout left on tiles, scratches on glass & bathroom fixtures, missing tabs on cabinet doors and drawers. You really need to look closely at floors, walls and ceiling, checkout cabinetry & window surfaces.
