We were excited to find a 55+ community close to our local area offering small homes with a yard that made downsizing an easier decision. Having the opportunity to spend a lot of time at Carter Mill to review the models (many times) was great and allowed us to prepare for a new home at Montebello. We did have concerns of course based on issues described by others on this post about the design choices, build quality, mortgage process, inspections and Pulte sales and project management responsiveness. However, in our case the entire process went smoothly with the only real issue being the delays in completing construction due to issues with Dominion Power. I give a lot of credit to Josh (sales), Emily (design options), Pulte Mortgage reps and David (Project Manager) for our positive experience. Of course we were not happy with the paint quality and some of the “attention to detail” issues and the limited choices in cabinets, lighting fixtures, landscaping and structural options. But all in all, we like the finished product. In building this house, everyone was very nice and helpful the whole way. They gave good advise and followed through on every step.

Every one knowledgeable and responsive. Home delivered on time. Home buying process very smooth, which was great since we were moving 500 miles.

The builder, Pulte has a great customer communication system in place. The project manager was very prompt and informative on the process of building my home. Everything was done as expected and on time. The community amenities are just now being built and I believe that they will be fantastic and will be beautiful when all the landscaping and walking paths and ponds are finished. Good time to get your home in this community.

Just be a little patient given the supply chain issues. I was and they made good on them.

From the sales agent Siobhain to the construction Manager Will, there was a sincere effort to communicate construction plans and closing /moving into the home, so we could coordinate a successful sale of the old house and move in to our new home.

Overall I have been pleased with my new home. Del Webb communicated well during the building process.

Having never bought new construction, Debbie and Eric were outstanding in answering the many questions I had throughout the process (and still have!) with professionalism, timeliness and patience. The walk-throughs were very helpful. I chose to have my own inspections done for peace of mind, resulting in just a few minor "improvements." Appointments for the design center and smart com technology were great, with knowledgeable and patient staff. Del Webb homes are built well. Debbie was upbeat, positive, and so helpful. Pulte homes are a good value for the money you spend. Sales, Construction Management and Warranty Management very responsive. This is my third Pulte/Centex home my first in a Del Webb community .Highly recommend.

Justin and John provided guidance thru the whole process. Whenever we had a question, needed additional information, or needed an issue resolved, they were always there to help. Del Webb is very lucky to have these two assets.

Overall great experience with entire team Closing was the worst part. Took 3 hours due to street name error on Pulte’s end.

The young man, Hesham, who did the walk throughs with me was fantastic. He made sure that everything I mentioned as needing to be fixed was completed asap. Even after I moved in whenever I had a question I called him and he was right there to help.

My Pulte home is perfect for me. They offered many choices, and the Blue Rock single family model with the loft suited me perfectly. The purchase, build and closing proecesses were easy and efficient.

All the staff ae responsive and transparent. Great experience.

Pros: Trustworthy- they followed through on their word with several (minor) issues. Major, most important aspects of the home were done very well. Lots of extra touches and features beyond what I would have expected. Very helpful in explaining every step in the building process. Continually kept me updated. Cons: Paint quality is awful. Very unprofessional appliance sub-contractor. After a month in the home, still do not have the oven I paid for. Builder is doing their best to work it out.

Our experience with the build and move-in to our villa at the Del Webb Montebello property has been positive, overall. The Customer Care team on the property has been excellent in terms of communication and setting up repairs of interior and exterior issues. There are a few issues on the exterior that we were told were part of the design and couldn’t be changed by the builder. This is predominantly gutters and downspouts, which may result in our having to fix at our cost. Our contractor/builder contact was very helpful, but there was too much to cover in one walk-through. Several walk-throughs prior to moving in would have been helpful to catch all the punch list items. We might have seen more detail. Overall, we are happy with our Montebello Villa. ... More

We were impressed by quality of building construction and responsiveness of staff.

Pulte/Del Webb people always very nice, very helpful and very responsive. The price we paid for our home is just the sign of the times….the Northern VA/DC /MD area is and always has been pricey when it comes to buying a home. We are enjoying our home.

Communication is the 'key' and as new homeowners, we felt everyone, including the manager and the sales office personnel and the loan process team as well as settlement, all were sensitive to our needs for effective and efficiency communication.

Great home designs and the houses are quality built. To soon to comment on service after sale as I have only been in my new home a few months. Love the vibe of the neighborhood.
