We were scheduled to close in January 2023, but construction was hurried to close on December 30, 2022; not a very convenient time to close/move. It seems the rush to complete the house in 2022 reduced the quality of workmanship as there were many minor discrepancies that should have been resolved/avoided if more time were permitted for completing the house.

Considering how stressful buying and moving into a new house can be they did a great job job. As with any new home there were a few minor issues and I was very happy how responsive they were and everything was made right quickly.

Pulte/Del Webb people always very nice, very helpful and very responsive. The price we paid for our home is just the sign of the times….the Northern VA/DC /MD area is and always has been pricey when it comes to buying a home. We are enjoying our home.

Poor finishing - Misled regarding warranty

Extremely disappointed with finish details and lack of remediation once closed. Nails sticking up in carpet- not covered, very visible drywall seams not fixed properly - not covered, scratched windows, mirrors, and wall tiles- not covered, poor workmanship like nails sticking up on door trim and just painted over- not covered. Thought Pulte was much better than this!

From the very beginning (meeting my sales manager at the office) to meeting the construction foreman and the construction manager of my specific unit, everything went supremely well. I could not have asked for a better team. The mortgage experience with Pulte also went exceptionally smooth (other than the rate increase created by the late summer wave of inflation).

After waiting for many months we moved into our new condo nearly two months ago. Since moving in we have had to have a number of minor repairs (door jam, carpet edge, shower door repair) and issues with our heating system. We had no heat over night on a cold evening. Despite contacting the Pulte during business hours and on the emergency number it took over twenty hours to get the repair to our heating system done. It wqs very disappointing that it took so long. Seemed more complicated than our previous home purchases but our salesman has been very helpful. Main dislikes are the appliance brand installed, the rough tile work, and the high tech entry and package retrieval systems. There have been glitches. So far the grounds are nice and building upkeep are good. Workers have been great.

Unfortunately our dream retirement home became a nightmare. Of course they are real pleasant during the shopping and initial signing phases. However once you sign it goes down hill. The craftsmanship is VERY poor and it’s nearly impossible to get items repaired or replaced. IF you desire to buy from DelWebb I recommend you use a agent (it does not cost you anything) to have someone on your side of the table before and during closing and you must get a good home inspector. Many of us did not because they are brand new homes…BUT don’t learn the hard way. Many folks in the Montebello ...

It was supposed to be a dream house for retirement. We liked the location and the floor plan. The model houses are presented as spacious with views out of your window, but when you end up in your newly built house you have houses next to you in 12 feet. Windows do not help much to get daylight. AC units are next to your bedroom. Workmenship is a very low quality: bathrooms need caulking around the shower and bathtub, a lot of paint on the floor boards, kitchen doors are not alined, electrical outlets and switches messed up, missing items that we paid for, the concrete at the front door ...

Overall the house is fine, but I paid for grand. The quality of workmanship is disappointing. It’s all subcontractors who don’t care. Literally watched a painter walk across my new floors with a wet paintbrush hanging down by his side. If the simple things had been done well, I’d be happy.

The facility is great. The house for the price of close to $1M lacks quality. For example, windows are simply not sound proof. Once can hear traffic and road noise from the bedroom. Not good! Not only that, but in my house at least 3 windows were bent. Main entrance door not aligned well and allows draft to come in. The house thermostat is set at 70 F, but the guest room due to imbalance of the heat distribution reads 65 F! Floor plan is great. A very open house layout. I paid for and expected all aspects of my brand new house to be in brand new perfect condition. That is not been my experinece to date. I have had multiple issues, and had to take a number of days of work to address problems. Some issues still remain.

Having never bought new construction, Debbie and Eric were outstanding in answering the many questions I had throughout the process (and still have!) with professionalism, timeliness and patience. The walk-throughs were very helpful. I chose to have my own inspections done for peace of mind, resulting in just a few minor "improvements."
