Poor workmanship, cheap materials, paint on walls is micro thin, poor communication, many excuses for late finish, poor quality carpet and flooring. Overall very disappointed in the building experience. Woukd not recommend Del Webb.

Del Webb Staff Were Great

The staff at Del Webb from the sales rep to our project manager were great. Always responding to our questions and concerns. Sales rep Debbie guided us through the process of selecting our options and was always there to help us. Our project manager Josh took us through the walk throughs and resolved any construction issue. Josh went above and beyond to help us. Not as impressed with the quality of workmanship, we are still finding issues, but as long as the staff are willing to resolve them, it will be fine.

The project manager did not build a quality house. He disrespectful me on our very first meeting - I should of reminded him I pay his check. Lots of poor workmanship! The mortgage company was a nightmare.

I would give a C- to the overall experience. I contracted in Nov. 2021 and moved in Oct. 2022. During pre-settlement walk thru I was given blue painters tape to mark any items needing repair. There were so many, they should have been noticed thru Pulte's quality control and not the responsibility of the buyer to point out. The builder has been very responsive to fix detected issues. My impression is that there is a rush to complete these units and quality standards are not what you would hope for new construction. Pulte homes are a good value for the money you spend. Sales, Construction Management and Warranty Management very responsive. This is my third Pulte/Centex home my first in a Del Webb community .Highly recommend.

Overall, a good construction experience. One problem was coordinating construction decisions remotely from NC. Construction monitoring and reviews went more smoothly as we had relocated to a local apartment. Construction staff have been helpful in resolving minor issues. Frustrating issue is delivered KitchenAid refrigerator was not cooling/freezing correctly on day one. Although a loaner refrigerator has been provided, it is not what was ordered.

Construction Nails on my tire. Should clean in detail (Magnet cleaner to pick up construction metal piece) the current resident drive way to main road From time to time until finish the construction.

Our first new home buying experience in 35 years. Supply chain issues delayed our delivery dateThere are always issues with any new build, but in our case they have been minor. Billy, Justin and Zach were very responsive to our needs. Several amenities with this 55+ community have yet to be built. We did purchase the home when they first came on the market and have seen appreciation of our home price. Our sales rep Devon has been great and very responsive even after our closing.

The initial experience of selecting a lot and house options was good and efficient. The Building process was average, and communication was good. The final inspection and closing process was not good and we felt rushed and pressured to sign off that everything was complete (less than 2 hours). We all know there are always errors/fixes after closing, but the Pulte philosophy is once closing happens don't bother us until month 11 of the first year, not acceptable. The post closing process with Pulte is terrible and response has been slow to non-existent for broken light fixtures, weather ...

Our home was completed three months later than promised and over the course of the building process kept getting pushed back so that I had to reschedule our movers three times. While our construction manager was wonderful, the communication within Pulte was very poor. We received the wrong house keys at closing, our trash cans did not arrive for 6 weeks, we had no mail service to our home for over two weeks because of a nonfunctional mailbox. My countertop in the kitchen is cracked. I was not told that if I did not discover these cracks during walkthrough that I was stuck with the damage. I’m very upset that no one will have a dialogue with me regarding these damages. I have written several emails and no one responds.
