Covid 19 has stopped working on the original problems.

Pulte focus more on the speed of the build versus the overall quality. Too many shortcuts are being done to finish quickly. The number of items on the punch list are too many.

As soon as the stone was laid, we pointed out that 2 of the top stones didn't meet at the corner. We were ignored until a week before closing when we threatened to walk away from the deal to get the improperly laid stone fixed. Similarly, we pointed out an area of standing water behind our property before the sod was installed. Again, we were repeatedly strung along until I wrote to the county. The swale is now supposed to be addressed by April 15. No one told us when we picked out our fixtures that no racks for hand towels would be placed in any bathroom other than the master. They are $21 on Amazon. For an $800+ house, you could have installed hand towel racks in the other 2 bathrooms. Likewise, it was needlessly annoying making us hire subcontractors to install the ceiling fans, dining room fixture and electric car charger. Ask a LOT of questions and don't let yourself to be rushed into your decisions on your choices of extras

Although they were generally very responsive during the building phase, they failed to notice a number of poor workmanship issues and serious mistakes (i.e. incorrect hose bib placement and others) until it became a challenge to fix them. Since we've been in the house, responsiveness has dropped off somewhat. It's taking more time to get to issues that are raised and I'd like to see more of a sense of urgency to our requests. Actual home purchasing experience was great. Design consultation was great. Construction of house is good, but finish work is average to below average. Warranty repairs are very slow to resolve.

The final inspection felt very rushed and the follow up was planned only two hours before our closing appointment. The project manager made it feel as if he was being bothered when we would point out and issue with the construction to him. I don't know if there is a lack of service personnel but the responsiveness of the service calls are very slow.

Overall Pulte has been very good. However, our sales representative has made price mistakes and did not inform of us of all selections/options.

Workmanship of builder was just okay, seemed like some work was done quickly not much time taken. Issues with flooring, time was not taken when painting, just seemed sloppy. Not sure if it was sub workers doing most of work.

The supervisor the best we have ever had and they do build quality homes. Supervisor was very responsive and did get most things fixed quicklyLandscaping is ok and outdoor painting could have been better.

The sales, loan, and closing staffing was very thorough and professional. These three critical functions of the home buying process worked well and I would say a rating of 4 to 5 is just fine. However, the quality of the workmanship and oversight was average at best. Bad caulking, painting, and cleanliness in terms leaving open food at the construction sight resulted in an unusual amount of bugs and etc. Floor had holes in concrete foundation in which we could not verify whether this matter was corrected before floor installation.

Very poor at returning phone calls; acknowledging emails. Pulte Mortgage requires a complete do-over. No sense of customer service. In the end, I gave up a $7,000 bonus just to *escape* and move to a different lender.

The house is well made and asthetically pleasing. There are a few follow up issues that are under warranty that have been addressed but have not been fixed. Timeliness and follow up on maintenance issues is essential to ensure customer service and satisfaction.

We bought the coffered ceilings in gathering room and pulte refused to paint them as per model. I understand custom paint in model but we paid for the upgraded ceiling and didn't get it. John flatly refused.

In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through. I would like to share three items of my experience. 1. Very happy with the personnel on sale, manager, site construction manager, mortgage, home insurance and customer service. Everybody from Pulte employees which involve this transaction. 2. Cheap materials provided and bad quality of the home constructed. 3. Compared the price we paid with products we received. It is too high price based on the construction results.

The setting and design is lovely offering many comforts for an aging community. Meetings with Debbie were productive and enjoyable. A woman’s jewel and focus is a home’s kitchen. My “upgrade 4” kitchen, is no gem. Installed is a Whirlpool refrigerator, Kitchen Aid range, Jenn Air dishwasher with contrasting stainless steel fronts and handles — whatever was available prior to closing. The cupboard that holds the Kitchen Aid microwave was damaged when installed as was an expensive pendant light. The 30-day walkthrough Josh offered has never been scheduled and I settled mid-June.

When we first signed the Contract, we were very excited about this new-built Home, While the buying experience was good, when we moved in, we found that Pulte had cut corners. Investing a little into simple, cosmetic features would go a long way. I am hoping that the core construction is good because that will stay with us for a long time. We liked the electrical design of the switches, etc. -- very well thought-through. While other builders like K Hov, and Toll Brothers use local subcontractors, overall, I think that the Construction Manager was not on top of the overall quality. It was supposed to be a dream house for retirement. We liked the location and the floor plan. The model houses are presented as spacious with views out of your window, but when you end up in your newly built house you have houses next to you in 12 feet. Windows do not help much to get daylight. AC units are next to your bedroom. Workmenship is a very low quality: bathrooms need caulking around the shower and bathtub, a lot of paint on the floor boards, kitchen doors are not alined, electrical outlets and switches messed up, missing items that we paid for, the concrete at the front door entrance is so dirty that the power washing could not take off the red mud stains. Not what you expect from PULTE builder. Very disappointed. The dream house needs a lot of fixing to do. We keep cleaning and fixing our house, I hope one day I will star seeing it as my dream house, but not yet. We have been in it for one month. ... More

There were several issues when I moved in -sliding door would not lock - air conditioning would not turn off. I had to turn it off at the breaker - dishwasher was not connected to the water - sprinklers were not connected to water
