Ask more questions at design center about quality of upgrades to be purchased.

Things to stay on top include communicating with the person that schedules the closing. In our case, we scheduled the sale of our old home based upon the feedback from the project manager. Our new home was ready two weeks before we were and we had to negotiate an earlier closing date than expected. Since we were paying cash for our new home, we had to close on our old home first.

Only part of this process that I felt was unfair, was that every little thing is extra and feel very stressed out after leaving design center, although Jen was amazing to work with. But Divosta really should include more as standard instead of upcharging for every item.

DiVosta builds good homes. The quality and workmanship is better than all the others I have seen or purchased. The construction manager Bill was very knowledgeable, attentive and helpful. The sales manager Paul Myers was good to work with and responsive. Had a few problems such as: keys lost and not available after closing; the Pulte Title Co used the wrong HOA dues amount at closing (had to pay more after closing); edge of garage floor was chipped up and took two months to get repaired. Overall, we’re happy with the buying experience and the home despite the issues mentioned above.

Our 4th Divosta home. Enough said.

The building process went very smoothly and they stuck to their timeline

The build process went well, however we have been very disappointed with Vivint the vendor for the Home Automation System. Their service has been very poor and frustrating.

Just have some minor issues with scratched windows and hollow tile thin set.

Have some minor issues but have not called in yet. Generating a list to make worthwhile to fix all at once rather than piece-meal. Very pleased thus far and wonderful neighborhood whith attention to detail.

First time building and the process was fairly easy

Water level of the pond is too low and it is looking too bad. Now! When I signed the purchase agreement, its water level was high (normal)-Disappointed!

Project manager was great! Very responsive and kept us informed of progress. Follow for outstanding issues has been extremely slow. Took weeks to get a response on service request. Did not get the 24-72 hour response as stated in our paperwork.

Excellent Field Manager. He kept us up to date on progress, which was held up due to lack of windows. Overall quality of the home is good despite a few minor service items.

When the wind blows, the vents on the the roof make a lot of noise. I told the company about it but they said there was nothing they could do to correct it. Disappointed to say the least.

Wish I was kept amore informed in advance about important dates while home was under construction.

This has been the first time we built a home and it was an overall good experience. We like the fact that is builder had many floor plans that suited us.

Subcontractors who can do quality work, but it usually required that someone is watching closely. Once the closing date is set, everyone rushes and you end up with a long punch-list of minor items.

We purchased our home in this community after a year of searching, drawn by the appealing community plans and Divosta's solid reputation. Our journey began in February, and I was fortunate to monitor the construction process closely. I communicated all of the concerns that I noted directly to Zach, the construction manager, who was consistently patient and receptive. I have no complaints about his professionalism or the way he handled everything. However, there are a number of issues that I would strongly urge every potential buyer to take note of. I am disappointed with the quality of the interior paint job throughout the house. Despite being informed by Zach that the walls had been painted and touched up multiple times, I discovered that when I applied blue tape to the wall, the paint came right off with it. The finish appears sloppy and unprofessional throughout the house. Additionally, we have encountered several ongoing issues. These are the most serious. 1. There were numerous problems with the kitchen cabinets and range hood. Some were caught by Zach and another DiVosta inspector, others were noted by me. Most have been resolved but we still have a cabinet door that has the handle positioned incorrectly, a problem I flagged four months ago, but it remains unaddressed because allegedly every time the vendor orders the door, it is shipped in the wrong color. 2. The top of the washing machine is scratched, likely from being used by a contractor as a step stool, and has not been replaced. The dryer also has visible damage, which was only poorly touched up with paint that does not match the color of the machine. 3. The outlets in the bedrooms that were supposed to be switched were not, requiring further work and two visits from an electrician to correct. 4. The cleaning service sent to our home was inadequate; despite multiple visits, we ultimately had to hire our own company for proper and thorough cleaning. 5. A contractor damaged the microwave after using it to heat food. This was AFTER the house was completed. 6. Contractors used our bathrooms, even though there was no water in the toilets. This is a very common problem here, even though there are port-a-potties on every lot. 7-The bathtub in one of the bathrooms was damaged to a point where it had to be re-glazed. Again, Zach caught this and took care of it, but it's just really sloppy and careless work on the part of the vendors. Currently, we are working with Raul, who is handling all of our warranty issues. He is very pleasant and super responsive. He is actively working to resolve the outstanding concerns that have been presented to him and I am confident that he will be the same with anything that we find in the future. Overall, while we appreciate the community the efforts of both Zach's and Raul, the finish work and attention to detail by the contractors has been disappointing. Beware of games they play with pricing on their quick move in homes. We were considering 2 different homes with similar upgrades and pricing. Soon after we signed our contract, they drastically lowered the price on the home we didn't buy and eventually sold it for much less than their original advertised price. We feel that we were not treated fairly and overpaid for the home we purchased.

The actual build experience was good. Our construction super, Bill Novels, was excellent. Good follow through and communication. The problem we're having now is the follow through on items that were not done properly the first time. It seems like it takes weeks to get any follow up. I wish I could say that all the issues were minor, bit for example we have a large bump out on the wall in the master bath. It's on the side wall of the vanity and it sticks out about 3/4 of an inch. We can't have a mirror installed until it's fixed. Additionally the quality of the workmanship was fair at best. We had paint splatter all over the tile floor, the master bath vanity lights were not centered over the sink, the exhaust over the stove doesn't work, there's a cabinet door in the master bath with a hinge missing a part, the front door was missing the top hinge pin and the bypass doors in the third bedroom closet are installed improperly. We are out of town right now and the drywallers wanted to come, after waiting since March 27. I'm hoping when we get back that all these issues can be fixed. My home construction process went very well. My CM was a good communicator and he was very responsive. But....6 weeks after closing my pre-closing punch list plus subsequent warranty lists are still not resolved. I have had to really raise a fuss, which I don't like doing. Multiple emails, warranty requests and follow UPS aren't working. And the sewer backed up in my home and no one has offered to help sanitize that mess. I had to clean it up and complain until they finally sent someone in to test for mold, bacteria (almost 2 weeks later,). That is very disappointing. Will I buy another Divosta home? Probably not. ... Over a month before we closed on our home we noticed the landscaping company had put a very large growing tree almost on our property line in the back yard. We had many conversations with Pulte’s people about moving the tree to the left hand side of the common land where another tree is but it’s dying. Prior to closing we were told that Pulte would move the tree. We are having a screen enclosure put up for many reasons but one big reason is the amount of bugs. It is not possible to have the screen enclosure as long as the tree is there.

We did not like the virtual closing.

I love the community and how it is laid out. The landscaping is amazing, not over done. The clubhouse and amenities are first rate. I would recommend this community to my friends. I am happy I made the right decision to move here.

We closed sooner than expected and certain things still needed attention which we were told would be fixed soon after-but now it’s slow and hard to get the attention needed. There are a number of issues that we need help with and the HOA representative does not respond with help- 1. We can’t get any mail until the post office puts a certain lock on the box and no one seems to know who is in charge of that- PLUS, the only reason I know that is that a neighbor told me- not the HOA rep! Our Nest doorbell doesn’t work properly and we’re not sure who to ask to work on that- it’s not the construction crew…. Please advise! ... More
