Project manager was great! Very responsive and kept us informed of progress. Follow for outstanding issues has been extremely slow. Took weeks to get a response on service request. Did not get the 24-72 hour response as stated in our paperwork.

When the wind blows, the vents on the the roof make a lot of noise. I told the company about it but they said there was nothing they could do to correct it. Disappointed to say the least.

Subcontractors who can do quality work, but it usually required that someone is watching closely. Once the closing date is set, everyone rushes and you end up with a long punch-list of minor items.

We purchased our home in this community after a year of searching, drawn by the appealing community plans and Divosta's solid reputation. Our journey began in February, and I was fortunate to monitor the construction process closely. I communicated all of the concerns that I noted directly to Zach, the construction manager, who was consistently patient and receptive. Beware of games they play with pricing on their quick move in homes. We were considering 2 different homes with similar upgrades and pricing. Soon after we signed our contract, they drastically lowered the price on the home we didn't buy and eventually sold it for much less than their original advertised price. We feel that we were not treated fairly and overpaid for the home we purchased.

The actual build experience was good. Our construction super, Bill Novels, was excellent. Good follow through and communication. The problem we're having now is the follow through on items that were not done properly the first time. It seems like it takes weeks to get any follow up. I wish I could say that all the issues were minor, bit for example we have a large bump out on the wall in the master bath. It's on the side wall of the vanity and it sticks out about 3/4 of an inch. We can't have a mirror installed until it's fixed. Additionally the quality of the workmanship was fair at best. ...

My home construction process went very well. My CM was a good communicator and he was very responsive. But....6 weeks after closing my pre-closing punch list plus subsequent warranty lists are still not resolved. I have had to really raise a fuss, which I don't like doing. Multiple emails, warranty requests and follow UPS aren't working. And the sewer backed up in my home and no one has offered to help sanitize that mess. I had to clean it up and complain until they finally sent someone in to test for mold, bacteria (almost 2 weeks later,). That is very disappointing. Will I buy another ...

Over a month before we closed on our home we noticed the landscaping company had put a very large growing tree almost on our property line in the back yard. We had many conversations with Pulte’s people about moving the tree to the left hand side of the common land where another tree is but it’s dying. Prior to closing we were told that Pulte would move the tree. We are having a screen enclosure put up for many reasons but one big reason is the amount of bugs. It is not possible to have the screen enclosure as long as the tree is there.

I love my home but there should have been care taken to make sure that the little details that can drive you crazy, are taken care of. Like, cleaning you paint spills (both inside and out). There were other issues too numerous to mention.

We closed sooner than expected and certain things still needed attention which we were told would be fixed soon after-but now it’s slow and hard to get the attention needed. There are a number of issues that we need help with and the HOA representative does not respond with help- 1. We can’t get any mail until the post office puts a certain lock on the box and no one seems to know who is in charge of that- PLUS, the only reason I know that is that a neighbor told me- not the HOA rep! Closing took seven hours instead of 45 minutes - the delay had nothing to do with us! The garage door wouldn't open or close. It took seven days for them to come out to fix it. The employee said he wouldn't charge us this time but the next time we would have to pay! We only lived here a month before it broke. The HOA rep. for Castle group is not helpful or pleasant. After six weeks living here we still have things that need to be fixed - we're sure they will be but we have not been updated.

The home buying experience has been difficult. There are a number of issues with the quality of the workmanship. I have been working to resolve these issues with the warranty team. It is concerning to have to deal with electric and appliance problems in a new home in addition to cosmetic issues.

There is an evident lack of control and supervision in the building of our house. Many details that should be right are not and the response to addressing the details takes too long. There should be more supervision and inspection, as well as a better post-closing service to ensure quality and generate a better buyer experience while keeping trust in Pulte and Divosta.

Im dissatisfied with the finishes. From the They look cheap. From the cheap, plasticy floor that is warped in some areas which creates a weird, dipping effect in some places where you walk. I get the strong impression that the items chosen for the home , all in white mind you, were done so due to their low, bulk price point and not one of first rate quality. Clearly no thought was given to actaul use of home and that bright white paint, cabinets etc are merely a vessel for dirt, smudges, stains etc., I hate the cheap carpets in the rooms. especially when i get to step on carpet ...

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control.

Just wish that I knew a year ago what I know about how this builder conducts its business. Word of advice to the next buyer, do your due diligence, take your time and have the house inspected well. It will save you a lot of headaches down the road. Don't sign/agree to anything before you have things fixed.

Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Therefore, although the initial construction and communication were good, follow through after closing has been very difficult and frustrating.

We were only able to meet with the construction manager who was very helpful, but is no longer on site. So far we have had no luck at all in getting promised work completed or new problems addressed. So very disappointing.
