Closing took seven hours instead of 45 minutes - the delay had nothing to do with us! The garage door wouldn't open or close. It took seven days for them to come out to fix it. The employee said he wouldn't charge us this time but the next time we would have to pay! We only lived here a month before it broke. The HOA rep. for Castle group is not helpful or pleasant. After six weeks living here we still have things that need to be fixed - we're sure they will be but we have not been updated.

The home buying experience has been difficult. There are a number of issues with the quality of the workmanship. I have been working to resolve these issues with the warranty team. It is concerning to have to deal with electric and appliance problems in a new home in addition to cosmetic issues.

We love the layout of our home and our project manager, Brandon was great to work with. We have experienced a few issues such as paint splatter on our hardwood floors and owners bath floor has paint, glue and dirt imbedded in the grout. A wall niche that was to be in the second bedroom was not installed and a resolution has still not been reached. Our refrigerator, dishwasher and stove have all needed repairs within the first month of moving in. Our communication with our sales representative and warranty specialist has been non existent as emails have not been responded to.

There is an evident lack of control and supervision in the building of our house. Many details that should be right are not and the response to addressing the details takes too long. There should be more supervision and inspection, as well as a better post-closing service to ensure quality and generate a better buyer experience while keeping trust in Pulte and Divosta.

Im dissatisfied with the finishes. From the They look cheap. From the cheap, plasticy floor that is warped in some areas which creates a weird, dipping effect in some places where you walk. I get the strong impression that the items chosen for the home , all in white mind you, were done so due to their low, bulk price point and not one of first rate quality. Clearly no thought was given to actaul use of home and that bright white paint, cabinets etc are merely a vessel for dirt, smudges, stains etc., I hate the cheap carpets in the rooms. especially when i get to step on carpet ...

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control.

Just wish that I knew a year ago what I know about how this builder conducts its business. Word of advice to the next buyer, do your due diligence, take your time and have the house inspected well. It will save you a lot of headaches down the road. Don't sign/agree to anything before you have things fixed.

Lack of Warranty Follow Through

Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Therefore, although the initial construction and communication were good, follow through after closing has been very difficult and frustrating.

We were only able to meet with the construction manager who was very helpful, but is no longer on site. So far we have had no luck at all in getting promised work completed or new problems addressed. So very disappointing.

Issues during build were addressed. Afterwards still waiting for repairs. Doesn’t seem to be a priority. We were told in November of 2021 clubhouse would be finished in a year. Clubhouse isn’t even started October 2022. Gates aren’t closed in the evening as we were told for security.

This was the second home we have built in less than 4 years and we thought DiVosta was better. Unfortunately for us, we are once again having a lot of the same poor workmanship issues. And the same lack of concern or communication to fix the house issues. Extremely disappointed.

Once the payment is made it is very difficult to get the small issues resolved.I highly recommend you have several people doing walk thru cause if you miss something that you can't see right of way you are told you can't do anything about it should of been see on walk thru.still waiting for issues to be resolved it is now 2 months since we moved in and still waiting. However one construction manager did go over and above even after his part was done (Todd Griffin) if you are lucky enough to have him. The communication with our project manager was good at first. Then once we got further along it was hard to get answers to our questions. Now that we have closed and moved in, there are issues that need to be fixed and it’s a constant follow up with when people are coming to do the work. I know we are in Covid tiles and workforce is low but it’s like they forget the people that have bought homes from them and continue to build homes instead of getting the small things fixed at peoples homes

The actual build process was overall great. Our Construction Manager kept us in the loop and updated throughout the entire process and was quite enjoyable to see. The quality of the over build is very good. Some minor things here and there you catch, but overall more positive than negative. I love the home, Divosta/Pulte however does NOT tell you when there are problems until they can't avoid telling you. Permitting, supplies; these delays are kept secret as long as possible. The building of our clubhouse and pool is a current example.

Overall we like our new home. One huge problem we have experienced is a horrible interior paint job, window frames around permanent windows look horrible, our outdoor A/C unit has a very loud vibration noise and glue/caulk is all over the floor tiles. We continue to work on the floor ourselves, as it is very unsightly. Currently still waiting for all of our warranty repairs to be completed. Very frustrating.

Design was great, but Quality & workmanship of the house was ok at best. Some Contractors were sloppy with their work, & fit, and finish was not so great in certain areas. Ordered & paid for an upgraded refrigerator and received a basic (loaner) refrigerator at closing, Still waiting for our ordered refrigerator 2 months after closing! Other issues still open. Warranty follow-up communication for issues needs improvement.

Took extra month to close due to leak in roof not found, caused damage to bathroom, clog in shower in guest bathroom not found. Found by home owner when shower not draining. Still many things need replacing or repair.south Florida Customer Service Number is a joke!
