I think the inside paint could of being better quality,, every time there is a scuff mark on the wall and i try to clean it the paint rubs' off

New to the area. Bought when almost complete. Having trough getting someone out here to address a few issues. It all good till you close then then they disappear

Be careful as they will tell you one thing and do another. While we love our home, we have lost trust with Pulte completely. Our appliances were on backorder and we were told they would arrive 5 days post-close (this was told to us in writing). Post-closing, we were then told the date was not accurate and there is no ETA. Pulte is now saying they will not provide any credit or allow us to go get appliances, we just have to sit and wait. Totally unacceptable as they have made this exception for others. Unfortunately, this type of discrimination and action will only be resolved via legal action.

Lack of communication in some areas. Small things that could have been seen and addressed beforehand were not, that has cost me so many inconveniences as I am now living in the home. Follow ups are subpar.

Although we had to wait three months longer to get our home, we had to go through so many challenges because of the lack of appliances which were ordered and paid for three months in advance, yet … Once we got in the house, there were a couple of concerts. Our customer service representative has been very helpful; trying to get items fixed. With the box loads of dishes to wash before placing them in the cabinets, the dishwasher overflowed; the plumber finally got there three days later and unblocked something then only took 5-20 minutes. The other major issue was noting all the little ants. gnats and flies in the house; we finally noted opening s at the bottom of the glass sliding doors was not closed off. As we continue to have dinner, we were constantly fanning, gnats and flies. We finally notice big openings at the top of the glass sliding doors. Our customer service rep came back to try and help us with that. He brought in the little bristle things andGive me and a cork gun. We will follow up on that; I’m not comfortable if a cork gun can fix that; especially with hurricane strength, sliding doors through the hurricane seasons. ... More

The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

Maybe I set my expectations a bit high. Divosta had a good name which is why I chose to buy into this community. There were many deficits during our walk through which the foreman promised to correct prior to closing. The closing itself was postponed multiple times due to supply chain issues and from an initial closing date in October of 2021, we finally closed in March 2022. We have still not moved in since there have been multiple issues that need attention. From electric, plumbing, tile, painting, stucco, cabinetry and issues with appliances. I can only say that if we had held off on closing, Divosta or PULTE would have been more motivated in finishing these pending jobs with more interest and expediency. ... More

The overall building process was very slow even understanding there were material delays. Our home went for extended periods of time where nothing was being done simply due to improper scheduling of trades. Upon inspection of our home we found shorty craftsmanship and carelessness from the subcontractors. Plumbing piping to the main drain was broken underground causing overflow downstairs 4 days after moving in, bowed doors were installed causing the closet to not open properly, towel racks fell off the walls from crappy mounting, faulty breakers had to be replaced to make the microwave work, and even the shelving in the hall closet wasn’t completed - just a mess and pieces left in the closet. This sort of carelessness would not be tolerated by smaller contractors but I guess DiVosta doesn’t care about quality from subs when churning out dozens of homes at once. And unfortunately thanks to all the delays we had no choice but to continue with closing. We were already delayed by two months and couldn’t continue renting in the area we were in. ... More

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. Jenn in Design was fantastic, communicated very promptly when responding to questions, even after hours, and provided great advice for the design options. And Kelvin... our original field manager... we really liked Kelvin, but communication broke down in the beginning, then it became good after escalating above him, Kelvin even called/texted us proactively after that, for awhile, then suddenly the LAST WEEK between the walk-thru and closing day, almost NOTHING accomplished from the punch list, (p.s. 5 new homes for me - and this was the longest punch list of all of them) even items we brought to Kelvin's attention 2-3 weeks earlier. THEN, THE DAY OF CLOSING Kelvin called, another week was needed “ideally” and this was per upper management he said. We could not except that, told Kelvin to let upper management know why things weren't done, share our prior communications and have them call me. He called back and suddenly we could close, albeit much later in the day. We were told the number one item on the punch list, the MBR ceiling repair was being worked on that morning (of closing). Despite being the 2nd "supposed" repair to the exact same thing it didn’t look any different. We were then told it would be addressed the morning following closing, it was supposedly scheduled (per Kelvin). By 1 or 2 PM that next day, trade is a no show and NO communication from anyone. At this point my wife and I were quite frustrated as there was no way the repair could now be completed prior to moving furniture in, which is what we were very clear about trying to avoid. Made one phone call to Christy later that same afternoon, and by that evening another field manager jumped in, Andrew. He followed up, quick responses in the beginning, he re-reviewed the punch list we originally created w/Kelvin, he called Kelvin, made sure he understood each item in detail, put it in excel format, created a 4 day schedule, provided us a copy, met trades on-site, etc. Things seemed on track and good. He got us ABOUT HALF-WAY through the punch list. THEN, he gave me the "survey speech..."knows everything wasn't perfect, etc, etc. how they needed top star ratings, "yes" answers to all, etc, etc., even hinted at understanding if maybe I just didn't complete the survey at all. I totally get it, surveys don't always reflect folks efforts, often it's the company not the staff... I told him not to worry, and gave a PERFECT survey, the HIGHEST marks, and answered YES to "was the home completed on time" and "were the punch items completed" and everything else - I essentially falsified the survey marks as a courtesy to Kelvin & Andrew believing they were well intentioned and maybe just overwhelmed by how the company schedules them or something... THEN day after the survey is completed - not another word from Andrew. Did not return phone calls, texts, emails, NOTHING. I called Christy, she jumped right in again (thank goodness for Christy) and now we are working with Debra. Debra so far has been fantastic and has been responsive. She has coordinated both pre-closing issues for which Kelvin and Andrew dropped the ball and now a few post-closing issues. We understand Kelvin had a personal emergency, taking him away from work briefly and we hope everything is okay, he’s a very nice guy, was very pleasant to work with when we could reach him. As for Andrew, thought he was great but evidently for him it's only about the survey results, then he crosses you off his list. All that said, we don't want to let the actions of a couple employees overshadow the hard work, efforts, caring attitudes, and helpfulness of the rest. Going forward we hope any warranty issues that might arise are handled well and we look forward to sharing our mostly positive experience with all of our friends and colleagues. Good, solid hurricane proof house. There are very few standard options. You have to add a lot of upgraded options which are grossly overpriced. There is a mix of houses and townhomes in the community which has now changed to more townhomes than houses and less estate homes being built. Many homeowners are not happy about the builder changing the community plans. Ask the sales associates a lot of questions. They were very nice and helpful but didn't .disclose some important details about our lot. Overall, it's a very nice community

The tiles are uneven. None of the outlets in the bathrooms work. Concrete drips are all over the floor. Beautiful home. Great neighborhood. Terrible consultant, Brent in particular is a used car salesman. The new manager of his is a very nice lady. She’s helpful. Look out for hidden fees.

Craftsmanship not as is would have expected

We closed one day after the walkthrough with the assurance that all the open items would be taken care of quickly. Now 6 weeks later most of the items that should have been taken care of prior to closing are still unaddressed. damage to kitchen cabinets, damaged windows and screens, front door repairs, and a temporary refrigerator. If we knew that t would take this long to address these issues we would have delayed closing. We only closed because it seemed important to the builder to make their quarterly sales numbers.

Brent (Sales) & Meredith (Design Center) were amazing to work with and made all the difference throughout the process. Brent sent frequent photos and updates, and answers any questions that arose - he truly cares about customer experience. Things weren't as smooth as closing approached; unresolved punch-list issues and an unfinished pool were the WHAT, but the HOW in terms of communication and fair-dealing from the DiVosta 'executives', Pulte title etc., was where things broke down. The customer care displayed by Brent was sabotaged by a team that simply didn't care about the customer and failed at clear communications, fairness, expectation-setting, and ownership of issues. We delayed our closing and in the 3 weeks the punch list was unresolved, and the pool 'barely' finished. After a month in the home, we're still waiting for resolution on most punch-list items. Overall build quality is good, but as with any home built in Florida during this manic time, workmanship on any one thing can suffer from inexperienced labor, so there were plenty of (mostly) small things that shouldn't have been allowed to pass, that now sit on an unresolved punch-list. Difficult to review, especially in the categories of the star ratings. Brent is a 5-star employee, as is Meredith, but most of the stuff post 'signing' was sub-par - especially for the price paid. ... More

Wash machine still broken, broken 1day after we moved in…(still broken) Stove/micro dead, 2 days after we moved in…Broken/dead - breaker in electrical panel broke.. GFI - In all bathrooms broke etc etc. etc Currently- Wash machine still broken still broken And. Garage door panel was dented ( before we moved in) Divosta said they would fix it… panel replaced But nobody. Is painting the solid white panel, on the grey garage…the rest of the garage is grey, I have requested repairs. to paint garage.. No response. Nothing

Design is clumsy in many respects and turn-over quality less than expected.

New Home still some of the same old problems Rushed to complete home and rushed to close so tones of items not completed Punch List of 40 plus items after closing Lack of attention to detail Bad experience with closing due to last minute inspection approval. Had our closing money, signatures and withheld our keys because of a lack of communication, organization and customer care Our Sales Guy was nice and helpful Our Field Manager was nice but I would just sum it up as Broken promises Mortgage has good people but way too much information needs to be provided multiple different times seemed unorganized Home plan is pretty well laid out and is pretty good quality some things cheap some things medium to high end Issues such as: Outdoor Drainage/ certain areas not level / electrical/ tile/ paint/ doors/ dry wall/ windows/dead plants and grass/chipped concrete & pavers/ garage doors/ missing shower head Read the fine print everywhere- like upgrading the shower glass and door with no shower door ever intended to be provided or having to upgrade the upgrade to truly get what you want The Supply Chain is currently messed up which leads to delays, backorders etc. so be realistic with dates Solid Warranty Warranty Guy is very helpful within his power. It will take time and continues to take time for all the fixes needed Some trade segments have stronger workmanship than others First 30 days are very important after closing- be picky! Good Luck ... Walk thru was conducted prior to settlement. The items were never followed thru for its completion. We closed almost two months back. Issues are still outstanding. Similar issues with management company who never gave us the second car gate access decal and the one they gave never worked.

- be prepared for mismanagement of expectation throughout, lack of communication and responsiveness & resolving of these issues. - understand "their" level of tolerance from the builder, vs your own level of tolerance / acceptance -- for example I have two walls e.g. kitchen counter that are 100% crooked, not even close to being straight and I was told "this is the level of tolerance by the builder" - It could of been put up by a small child. - be prepared for A LOT of issues when you move in - we had: -- no electricity in the front of our house for 5 days, I was told it was a small issue but it clearly was not, they were here for 3+ hours ripping sockets out of the walls. I was told the house was set up incorrectly - not ideal and not delivering confidence in my purchase. -- the wall sockets from the electrician are still hanging out of the wall, it's been 2+ weeks waiting for a plasterer and painter to stop by -- floor tile cracked in living room -- Window cracked -- no mention of anyone coming by to fix it (noted at closing) -- office doors need to be replaced -- no mention of anyone coming by to fix it (noted at closing) -- master bedroom door damaged -- no mention of anyone coming by to fix it (noted at closing) -- shower tiles now cracked -- no pressure in the guest shower -- no pressure in the main shower -- blockage in the master shower -- ANTS -- THOUSANDS of ANTS -- we now have an infestation of FRUIT FLIES -- our garage was not cleaned for over a week, covered in plaster + dirt -- when we closed, there were no keys for our house and no one seemed to know where the keys were. First day one in our new house, we finally had to call a locksmith at 11pm on a Friday night to get us keys to the house ($400 later) ... More

It was quite a painful experience. Unresponsive upper management who directed their efforts to build their spec homes and neglected the already contracted homes. Delays after delays, blaming it on Covid then on workforce then on materials. Meantime they built numerous spec homes that started a year after I bought mine. The house was not completely finished but I had to close because of rate lock issues. Six weeks after closing there are still electric wires hanging out of walls and ceiling, the front door cannot be securely locked and none of the punch list is completed….This isn’t what I expected from this builder. ... Buy as few upgrades as you can. Better to upgrade yourself.
