Divosta has entered a "High End" market and has quite a ways to go to live up to its intended goal. Workmanship is acceptable but surely not high end. Work in progress has to continually be redone because the hired workman are insufficiently trained and hired on the basis of the least expensive wages they can get. This results in poor workmanship and frustration from a buyers perspective. You definitely get what you pay for. The neighborhood is shaping up nicely now. Most homes are being built on spec, and I think the builder has gotten its act together and quality is better, less mistakes to repair and cause delay, less disappointment.

The "overall" experience was truly a great one until the week of closing, closing day, and the week afterward. Christy, the Sales Representative, was great from beginning and still is a shining example of great customer service. Took the time to get answers to all of our questions pre-construction and communicated really well and thoroughly. Any hiccups, she gets them smoothed out quickly. We were very excited during the building phase. There were some issues during the build but our sales agent stayed on top of them. We do believe it is a structurally sound home. But when we moved in and took a closer look, the workmanship regarding the finishing details was questionable. Our punch list has many items to be addressed. Maybe I set my expectations a bit high. Divosta had a good name which is why I chose to buy into this community. There were many deficits during our walk through which the foreman promised to correct prior to closing. The closing itself was postponed multiple times due to supply chain issues and from an initial closing date in October of 2021, we finally closed in March 2022. The overall building process was very slow even understanding there were material delays. Our home went for extended periods of time where nothing was being done simply due to improper scheduling of trades. Upon inspection of our home we found shorty craftsmanship and carelessness from the subcontractors. The tiles are uneven. None of the outlets in the bathrooms work. Concrete drips are all over the floor. Beautiful home. Great neighborhood. Terrible consultant, Brent in particular is a used car salesman. The new manager of his is a very nice lady. She’s helpful. Look out for hidden fees.

I am happy but i could be much happier if the workmanship was better. Any outside repair person always remarks about how they don't understand why certain things were used in the build such as "why were these wires used?" Seems like they use the cheapest vendors, no one was supervised as long as they job looked complete they moved on. How many days of work am i going to miss to fix all these issues? Too much warranty work to be done after move in. Floors warped and known issue with a support beam not to level in all of their townhomes. walls uneven, all appliances needed multiple service (hot water heater, washer, dryer, refrigerator, stove (6 times), dishwasher, garage door opener). Painters had to repaint multiple walls from nail pops and wavey walls, barely any paint on the walls. Every trade wants to blame another trade. Pulte/Divosta is too concerned with getting units moved into and not concerned with quality of workmanship.

We closed one day after the walkthrough with the assurance that all the open items would be taken care of quickly. Now 6 weeks later most of the items that should have been taken care of prior to closing are still unaddressed. damage to kitchen cabinets, damaged windows and screens, front door repairs, and a temporary refrigerator. If we knew that t would take this long to address these issues we would have delayed closing. We only closed because it seemed important to the builder to make their quarterly sales numbers.

The builders worked hard, but the individuals responsible for communication kept us in the dark, did not respond to inquiries, and missed multiple deadlines - without any acknowledgement. Not impressed, and my realtor is going to steer new home buyers away from this new development.

Our home has a lovely layout and design. The fixtures in the bathrooms and kitchen, the faucets, the tiling, in the home are excellent quality. Our home as upgraded cupboards, carpeting, and flooring which is a definite plus. My only criticism is that there is a lack of attention to small details. An example is paint splatters on flooring, carpeting, and fixtures. There has been a concentrated effort to come and remediate these problems, however, there are still many small things that could be attended to. As an architect and client construction manager, I have high standards for what I expect of my designers and contractors. I know how difficult it is to find quality workers right now, especially in these prosperous times. Brent (Sales) & Meredith (Design Center) were amazing to work with and made all the difference throughout the process. Brent sent frequent photos and updates, and answers any questions that arose - he truly cares about customer experience. Things weren't as smooth as closing approached; unresolved punch-list issues and an unfinished pool were the WHAT, but the HOW in terms of communication and fair-dealing from the DiVosta 'executives', Pulte title etc., was where things broke down.
