Our experience with Pulte has been great. Justin R and Pat, Our construction managers were the best! This is a beautiful subdivision.

Multiple mistakes & poor craftmanship, e.g, door bolts not set properly, one closet opening 15 inches too narrow, bathtubs damaged, all door strike plates crooked, towel racks fell off wall first time used, home was dirty & never cleaned before move in date, appliances not working, outside stucco sprayed over all outside vents/wirinf/faucets....HELP !!! Not worth price we paid.

The Construction team kept me well - informed at every stage, addressing my concerns promptly and proved regular updates. My questions and concerns were answered and they ensured that I felt informed and involved with the construction. The entire BW team worked together to get us in on time. Loving our new community

Although our home building process was lengthy due to covid supply issues and hurricane Ian, my construction managers Pat and Joe and my sales person Jessica resolved every one of our issues in a very respectful and prompt manner. Divosta has amazing employees.

Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. There are numerous little things that may not pop out when looking at the model but become obvious when until you move in. ... More

Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. It's a pretty 'slap it up" kind of mentality, just get it done and worry about the customer;s dissatisfaction later. The finish on ALL of our walls is like nothing we have ever seen before, and the use of chaulk in the corners to rectify walls that are not plumb is unbelievable. Paint is everywhere, chaulk around the baseboards is horrible. The problem is, if you complain and request to have things fixed, it takes you forever to get it done. It IS better you do it yourself because then you know the quality , BUT, that isn't right after paying so much for a FINISHED, home. BUT, I truly believe that is what DiVosta/Pulte banks on! That the customer gets fed up and does it themselves, thus saving the builder the time, and money to get it done right. IF these were isolated incidents that would be one thing, but when entire communities are talking about the same "issues" you KNOW that it IS a problem. I have had people tell me that ALL builders right now in our area are the same way. Well, that does NOT make it right! We were TOLD to "expect the best", and that we would be receiving a high quality, completed home upon closing. So far, a month out, we have not. And though Dan our Project Manager has done a lot to get us there, we are NOT close to the finish line yet. ... More

Our salesperson, Jessica C and construction manager, Dan R are delightful to work with and very responsive. Several of the sub contractors, however, do shoddy work. Drywall in particular is sub par. Tile is not perfectly even. We’ve had no issues with our hvac or electrical. Overall, we expected a much better finished product.

Based on our experience, would not recommend a Divosta / Pulte home to family or friends. Didn't meet promise dates, poor communications from Sales, Catch-Me-If-You-Can build quality. Subcontractors don't respect your home, and Divosta / Pulte did little to hold them accountable. We had over 150 items on our 'punch list' to be corrected before closing. Neighbor's toilets clogged after a week due to install errors, and this week, the whole community had a 'do not flush' order while main waste pipes were cleared of construction waste. If you buy from them, be the squeaky wheel and hold them accountable to their own construction standard. ... More

We love the location of our home. We are happy with the build now that it is complete. Was a slow process (15 months) it failed inspection twice… glad there is an inspection process!! As they were corrected… Still waiting for community amenities to be complete - over 2 years and still waiting for many in the community. Taking too long not enough people working on the pool, sport courts etc… area. They need to focus on it! Not selling more homes

Everyone has been very supportive with helping through the entire process from the beginning to the end. Our home was delivered perfect and on the day as promised. The entire team also has helped us when we needed to make adjustments to our choices from the design center as well as accommodate us with the few things we needed done to the house. We recommend divosta homes

Divosta took 18 months to build our new villa. Interest rate doubled and our costs completely doubled. We were barely able to sell it and break even as soon as we took possession from Divosta. We planned to keep it BUT the huge delays and costs prevented us from keeping it. Their contract gives them 2 years to build so they weren’t concerned about the delays and our costs doubling. Will NEVER buy from them again.

As my review shows, the product and value are very good but unfortunately, you must keep an eye on the build to catch in particular, items you may have ordered that are different from other homes. The more you have fixed before closing the better as punch list is left to an inadequate support team with appointments months away. GC or assigned builder (Dustin) was fantastic but trustworthiness rating refers to those above his pay level that insist on cutting corners to meet time deadlines.

Experience in the beginning was great. At the end, things seemed to be rushed and sloppy. Seemed like there was no accountability. Made a check list of what needed to be done and are still waiting for things to be fixed

We love our new home. We came from out of state, so we were not able to see our home being built first hand. We relied on friends to send us pictures so we could monitor the progress. Our construction manager, Mike, kept in touch with us, and gave us timely updates on the progress of our home. Mike would give us updates, send pictures, and completion estimates which we planned our move around. The issue came up when the sales team sent us an email with an earlier close date than expected. The house was not ready. We hired an inspector to do a final walkthrough, and he found multiple issues with the fit and finish of the house. Grout, caulk, and paint issues were persistent throughout the home. There was glue all over the brand new bedroom carpet. Doors were not installed correctly, including the front door. The house was not ready. We delayed our closing and informed Divosta of the issues that needed repair before we closed. Mike got to work, and most of the items were fixed and we were able to close on our new house. We arrived several days later to see our new home for the first time. It was beautiful! However, as we walked around to inspect everything, we began to notice all the "little things" that took away from the newness and beauty of our home. Paint spatters and drips were all over our beautiful new tile floors. Grout was all over the shower floors in both bathrooms. Door casings were cut poorly and masked with extra caulk. Trim work on our kitchen cabinets was mismatched. Window frames had caulk and paint messes all over them. Front door threshold has a gap underneath which bends the plate when stepped on. Sliding glass door tracks were filled with grout and debris and overspray. Paint drips are visible on many walls throughout the house. The Lanai was very dirty with grout and sand spray all over the aluminum frame and screens. Paint and stucco are on many of the pavers outside. To us, it appears Divosta did a great job building our house, and we believe it to be a solid, well built home. But the fit and finish were rushed, with very little attention to detail, that left us disappointed. We are now in the process of dealing with our customer care representative, and trust all these "little things" will be promptly corrected. One last note... Our house is in the middle of a lot of building going on, with many houses around us still in the process of completion. We understand there will be construction mess around us for quite some time, and we are ready for that. However, the mess in the new lots is beyond acceptable with overflowing dumpsters, trash blowing down the street on a daily basis, empty pallets strewn about the front yards, plastic wrap stuck in trees. Last week, an overflowing dumpster was picked up with all the overflow garbage dumped on the street. It sat there for days, even after a new dumpster was dropped off. Every day I clean up these messes in front of my home and my neighbors. The construction crews need to do a much better job of keeping the worksite clean. We have friends coming to visit in a couple of weeks and we want to be able to proudly show off our beautiful new home. It would be embarrassing to us for them to see our street in it's current condition. Overall, we love our new home, and appreciate the work you have done. ... More

For the past year our building manager has kept us updated on the progress of our build and any problems that have arose. He was a gem to work with and we appreciate all that he did. Our warrantee manager has since taken over and he too is responsive and helpful. We are happy with our very happy with our new home.

Knowing about the DiVosta we were expecting more professionalism, espessially regarding responding to numerous issues. Several staff members, that supposed to take care of our issues, got fired and nobody notified us about that. Because of that we lost time. The work order, that we were waiting for a month and a half, didn't occur and we were notified only on the day it was supposed to happen. We delayed our plans to be at the property on the scheduled date, but it didn't happen. And now we have to spend money on additional flight to Florida to be able to let the vendors in and supervise the repairs. Some work orders were not fulfilled at all and we had to pay out of pocket to fix them ourselves. ... More

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. Customer Service needs to be much better. ... More

The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

My experience buying a home post pandemic could have been better. The salesperson and her manager were not helpful, sent me video of the wrong house, communicated poorly, acted impatiently with my questions, etc My salesperson was sent to another home community in the middle of construction so things went downhill even more rapidly. Communication was poor from the beginning. Salesperson was NOT knowledgeable with the building process and was unable to explain the vidéos she sent to me. I love my home but I would not recommend Pulte as a result of my poor experience with sales department. Salesperson never sent congratulations note when I moved in. Her manager was not helpful either and at times, he responded with insolence. I would be happy to discuss further in person. ... More

First construction manager basically bullied us into giving high score or threatened to postpone closing, then lack of response to address issues. For the price paid we should have had more bang for the buck on a brand new home. And production home or not we shouldn't have cracked tiles, scratched appliances, an air handler that's not bolted in, flickering lights, snapped roof truss etc need I say more.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

We knew understood post close would exist, although the responsiveness and delays to resolve issues have been unacceptable. For example, the sprinkler near driveway was broken, submitted a ticket on 2/16 and still not fully addressed. The other example is the electrical issue, light switch controlled multiple wall outlets and canned lights. They should be independent of each other.

I would be hesitant to recommend Divosta

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. Pulte management puts undue pressure on their teams to close projects without appropriate review of the status of the homes creating frustration on the part of home owners. Due to the premature close, the warranty department has a long list of issues to work through, and are overwhelmed. All of these issues lead to a dissatisfaction with the overall process. ... More
