Experience in the beginning was great. At the end, things seemed to be rushed and sloppy. Seemed like there was no accountability. Made a check list of what needed to be done and are still waiting for things to be fixed

We love our new home. We came from out of state, so we were not able to see our home being built first hand. We relied on friends to send us pictures so we could monitor the progress. Our construction manager, Mike, kept in touch with us, and gave us timely updates on the progress of our home. Mike would give us updates, send pictures, and completion estimates which we planned our move around. The issue came up when the sales team sent us an email with an earlier close date than expected. The house was not ready. We hired an inspector to do a final walkthrough, and he found multiple issues with the fit and finish of the house. Grout, caulk, and paint issues were persistent throughout the home. There was glue all over the brand new bedroom carpet. Doors were not installed correctly, including the front door. The house was not ready. We delayed our closing and informed Divosta of the issues that needed repair before we closed. Mike got to work, and most of the items were fixed and we were able to close on our new house. We arrived several days later to see our new home for the first time. It was beautiful! However, as we walked around to inspect everything, we began to notice all the "little things" that took away from the newness and beauty of our home. Paint spatters and drips were all over our beautiful new tile floors. Grout was all over the shower floors in both bathrooms. Door casings were cut poorly and masked with extra caulk. Trim work on our kitchen cabinets was mismatched. Window frames had caulk and paint messes all over them. Front door threshold has a gap underneath which bends the plate when stepped on. Sliding glass door tracks were filled with grout and debris and overspray. Paint drips are visible on many walls throughout the house. The Lanai was very dirty with grout and sand spray all over the aluminum frame and screens. Paint and stucco are on many of the pavers outside. To us, it appears Divosta did a great job building our house, and we believe it to be a solid, well built home. But the fit and finish were rushed, with very little attention to detail, that left us disappointed. We are now in the process of dealing with our customer care representative, and trust all these "little things" will be promptly corrected. One last note... Our house is in the middle of a lot of building going on, with many houses around us still in the process of completion. We understand there will be construction mess around us for quite some time, and we are ready for that. However, the mess in the new lots is beyond acceptable with overflowing dumpsters, trash blowing down the street on a daily basis, empty pallets strewn about the front yards, plastic wrap stuck in trees. Last week, an overflowing dumpster was picked up with all the overflow garbage dumped on the street. It sat there for days, even after a new dumpster was dropped off. Every day I clean up these messes in front of my home and my neighbors. The construction crews need to do a much better job of keeping the worksite clean. We have friends coming to visit in a couple of weeks and we want to be able to proudly show off our beautiful new home. For the past year our building manager has kept us updated on the progress of our build and any problems that have arose. He was a gem to work with and we appreciate all that he did. Our warrantee manager has since taken over and he too is responsive and helpful. We are happy with our very happy with our new home.

Knowing about the DiVosta we were expecting more professionalism, espessially regarding responding to numerous issues. Several staff members, that supposed to take care of our issues, got fired and nobody notified us about that. Because of that we lost time. The work order, that we were waiting for a month and a half, didn't occur and we were notified only on the day it was supposed to happen. We delayed our plans to be at the property on the scheduled date, but it didn't happen. And now we have to spend money on additional flight to Florida to be able to let the vendors in and supervise the repairs. Some work orders were not fulfilled at all and we had to pay out of pocket to fix them ourselves. ... More

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

My experience buying a home post pandemic could have been better. The salesperson and her manager were not helpful, sent me video of the wrong house, communicated poorly, acted impatiently with my questions, etc My salesperson was sent to another home community in the middle of construction so things went downhill even more rapidly. Communication was poor from the beginning. Salesperson was NOT knowledgeable with the building process and was unable to explain the vidéos she sent to me. I love my home but I would not recommend Pulte as a result of my poor experience with sales department. Salesperson never sent congratulations note when I moved in. Her manager was not helpful either and at times, he responded with insolence. I would be happy to discuss further in person. ... More

First construction manager basically bullied us into giving high score or threatened to postpone closing, then lack of response to address issues. For the price paid we should have had more bang for the buck on a brand new home. And production home or not we shouldn't have cracked tiles, scratched appliances, an air handler that's not bolted in, flickering lights, snapped roof truss etc need I say more.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

We knew understood post close would exist, although the responsiveness and delays to resolve issues have been unacceptable. For example, the sprinkler near driveway was broken, submitted a ticket on 2/16 and still not fully addressed. The other example is the electrical issue, light switch controlled multiple wall outlets and canned lights. They should be independent of each other.

I would be hesitant to recommend Divosta

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. Pulte management puts undue pressure on their teams to close projects without appropriate review of the status of the homes creating frustration on the part of home owners. Due to the premature close, the warranty department has a long list of issues to work through, and are overwhelmed. All of these issues lead to a dissatisfaction with the overall process. ... More

Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. This was the first home that we had ever built and it was to be our forever home. It’s not what we were promised, expected per the model, and not the experience that we were hoping for. ... More

Very poor communications no one would follow and as we went to supervisors further up the management chain for assistance the would not follow up with us. This is the worst company I have ever felt with and recommend to anyone seeking a new home to look at other builders.

Closing was delayed once.House was not move in ready.Not responsive to punch list items.

My issue is not so much with the builder, but with the main office to whom the builder answers. Hurricane Ian unfortunately delayed the completion of the house. Totally understandable. However, what is NOT acceptable is the fact that in an effort to make up for lost time, Pulte/Divosta tried three times to strong-arm me into closing before the house was ready -- the first time while TWO FEET OF SHEETROCK AND INSULATION WERE STILL MISSING FROM THE LOWER DRYWALL (from rectifying water intrusion on account of the hurricane). By the third time, I finally gave in and closed on a house that was "finished" in a hurry -- and it clearly shows in the build quality. To this day it still has so many defects to remedy, that are too numerous to mention. I keep finding new problems almost every day. A bad experience overall; one that makes me question my decision to buy from Pulte/DiVosta. Hopefully they deliver on their promise to make this up to me; otherwise I don't think that I could ever recommend them to anyone. ... More

Great experience, as a first time new construction homeowner. While the process is very intensive- it was not difficult. I appreciate the level of support provided to me.

Overall we are pleased with our purchase. The sales rep Jim was very courteous and responsive. The project managers turned over frequently and resulted in very limited communication and updates. However, the final manager Pat was excellent and always tried to keep in contact. He did a great job with the walk-through and setting up the punch list. The warranty manager Ryan has also been very responsive and helpful. Although forewarned, one overall concern with DiVosta’s approach is the difficulty in making even minor changes during the process. Also, the final closing was a very rushed process. Our sales and design experience were wonderful. Unfortunately, that’s where the “joy” of building ended. It was 15 months of unresponsive build managers and terrible communication. It seemed like every trade that walked into our house left something that needed repair. The repairs were put off until, in some cases, the day of or after closing. We communicated issues with Dustin, our manager, dozens of times and it’s like he forgot everything we talked about. We received numerous closing reschedules! Just call when the house is actually finished, cleaned and ready to celebrate, not when you WANT it to close. Our home suffered damage from Ian and my husband and I were here cleaning up the soaked drywall, not Divosta. We literally swept and picked up trash, human feces, urine, dead animals, etc from our house on a dozen occasions over the last 15 months. Once we closed, we spent days cleaning paint, drywall mud and texture off of floors, cabinets, and hardware. And, holy cow, the spiders and other critters that we are still, 5 weeks post closing, trying to eradicate because houses are left wide open. It was sickening to know that I was investing $840k CASH for what looked like a dump. it was beyond stressful! Our bedroom carpet is not stretched, dented appliances, terrible detail work, and missed punch list items. I could go on, but I know that it would be a waste of my time, as you’ve already moved on to the next customer. Our salesperson Jessica was very responsive and full of valuable information to help us make the right decision.

Closing process was very stressful as it appears some coordination between various parties was inconsistent. We traveled in for our final celebration walk-thru with some items previously documented were still not completed. In addition our close was delayed by 1 day given township delays which caused us the amend our travel plans

Brian has been great to work with. Any communications that we had were answered quickly and he always had an answer. the overall experience was to say the least, painless.

Closing was rescheduled twice. When we finally got into our home there were numerous defects in workmanship and house was not clean. Communication within DiVosta is very inconsistent. For the price paid one would expect a better finished product.

Everything looks better during the initial sales showings than it is. Lots of cheap things so you have to pay to have something more decent but even that is not good, basic things like hangers for towels are missing and responsiveness to fix things is bad not mentioning more than 6 months delays without any accountability for it.
