Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. Very poor communications no one would follow and as we went to supervisors further up the management chain for assistance the would not follow up with us. This is the worst company I have ever felt with and recommend to anyone seeking a new home to look at other builders.

Closing was delayed once.House was not move in ready.Not responsive to punch list items.

My issue is not so much with the builder, but with the main office to whom the builder answers. Hurricane Ian unfortunately delayed the completion of the house. Totally understandable. However, what is NOT acceptable is the fact that in an effort to make up for lost time, Pulte/Divosta tried three times to strong-arm me into closing before the house was ready -- the first time while TWO FEET OF SHEETROCK AND INSULATION WERE STILL MISSING FROM THE LOWER DRYWALL (from rectifying water intrusion on account of the hurricane). By the third time, I finally gave in and closed on a house that was "finished" in a hurry -- and it clearly shows in the build quality. To this day it still has so many defects to remedy, that are too numerous to mention. I keep finding new problems almost every day. A bad experience overall; one that makes me question my decision to buy from Pulte/DiVosta. Hopefully they deliver on their promise to make this up to me; otherwise I don't think that I could ever recommend them to anyone. ... More

Great experience, as a first time new construction homeowner. While the process is very intensive- it was not difficult. I appreciate the level of support provided to me.

Overall we are pleased with our purchase. The sales rep Jim was very courteous and responsive. The project managers turned over frequently and resulted in very limited communication and updates. However, the final manager Pat was excellent and always tried to keep in contact. He did a great job with the walk-through and setting up the punch list. The warranty manager Ryan has also been very responsive and helpful. Although forewarned, one overall concern with DiVosta’s approach is the difficulty in making even minor changes during the process. Also, the final closing was a very rushed process. Our sales and design experience were wonderful. Unfortunately, that’s where the “joy” of building ended. It was 15 months of unresponsive build managers and terrible communication. It seemed like every trade that walked into our house left something that needed repair. The repairs were put off until, in some cases, the day of or after closing. We communicated issues with Dustin, our manager, dozens of times and it’s like he forgot everything we talked about. We received numerous closing reschedules! Just call when the house is actually finished, cleaned and ready to celebrate, not when you WANT it to close. Our home suffered damage from Ian and my husband and I were here cleaning up the soaked drywall, not Divosta. We literally swept and picked up trash, human feces, urine, dead animals, etc from our house on a dozen occasions over the last 15 months. Once we closed, we spent days cleaning paint, drywall mud and texture off of floors, cabinets, and hardware. And, holy cow, the spiders and other critters that we are still, 5 weeks post closing, trying to eradicate because houses are left wide open. It was sickening to know that I was investing $840k CASH for what looked like a dump. it was beyond stressful! Our bedroom carpet is not stretched, dented appliances, terrible detail work, and missed punch list items. I could go on, but I know that it would be a waste of my time, as you’ve already moved on to the next customer. Our salesperson Jessica was very responsive and full of valuable information to help us make the right decision.

Closing process was very stressful as it appears some coordination between various parties was inconsistent. We traveled in for our final celebration walk-thru with some items previously documented were still not completed. In addition our close was delayed by 1 day given township delays which caused us the amend our travel plans

Brian has been great to work with. Any communications that we had were answered quickly and he always had an answer. the overall experience was to say the least, painless.

Closing was rescheduled twice. When we finally got into our home there were numerous defects in workmanship and house was not clean. Communication within DiVosta is very inconsistent. For the price paid one would expect a better finished product.

Everything looks better during the initial sales showings than it is. Lots of cheap things so you have to pay to have something more decent but even that is not good, basic things like hangers for towels are missing and responsiveness to fix things is bad not mentioning more than 6 months delays without any accountability for it.

Overall good experience, albeit subcontractors need closer hands on management.

The lack of communication made the experience a big negative & there is no excuse for that. Our Construction Manager was great but he was put in an untenable position by Pulte. The design of the home is great & we had a lot of options to select. The workmanship was so-so. We highly recommend getting your own inspection professional. 14 months from contract to closing, with some items on a long punch list. All told, we love the community & are happy we chose to build with Pulte.

Communication during the build process was lacking at best. It was extremely challenging to build while living out of state. Buyers who could visit the construction site daily or weekly could better troubleshoot problems as the buyer had to bring them to attentions of the construction manager. Major issues, including hurricane damaged roof (September) still not repaired as promised even though damage occurred 2 months prior to closing in November. What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. A used stove vent was installed that was greasy and rust spots on it. Stucco on lanai walls not taken to the ground and lanai ceiling peeling in three places. Molding under main bedroom missing and molding in second bathroom gouged out and filled in with caulking. Exposed wires hanging out of garage door motor. Lock on pocket sliders was broke and difficult to lock the door. ... More

It ha been a nightmare. My backsplash has yet to be finished as well as the hole that was dug in the garage to fix a broken pipe and the floor in the master closet. I have got nothing but delays delays delays and promises and lies.

I would suggest finding another builder

I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. Of course we understand these were difficult times during Covid. At the end it was a rush and a lot of things to do for closing. Since moving in it seems like every day there is a new issue. Buy a existing home.

Despite longer than expected building time due to trade and supply issues nationwide , we are very happy with the choice we made . After moving in , any issues we had were or are being addressed immediately and resolved . Would chose again

Shoddy workmanship and no customer service

I was extremely motivated when I first got involved with this home purchase. Fortunately I was in the area the last month before closing, and was able to identify the issues with the vendors. Trying to do patch work to make a closing date quickly. Even after closing I still have issues and await g the quality assistance personnel to bring vendors back to make corrections. I don’t think I would do this again.

Did not feel like a personal experience. Even picking up the keys was unpleasant. After some confusion they handed us a folder with the keys and we had to come back later cause the house was not ready yet! Because this is a big builder, there are too many departments to deal with. If your salesperson or the building manager aren’t great, you’re left at your own devices. Don’t ever think the craftsmanship of your home will be close to the model homes. Installation of appliances and especially HVAC were done half hazardously. There was no feeling of customer service throughout the process. Because of supply issues and labor shortage our home was delayed, but had they been upfront about it it would’ve made things so much better. It was a power struggle each time we tried to understand where we were in the process. I believe that buying from a smaller builder might be the way to go for our next home. ... More

I have to say that the process of getting repairs done is not good. Even though the work is scheduled, the workers usually don’t show up. When they do either they don’t have all the materials they need and have to return, or I have to wait along time for them to return. I have spent many days at home waiting for nothing. This not what we expected at all from such a reputable builder. With that said living at Beach walk is beautiful in every other aspect.
