We just retired and searched Florida for the ideal place for our "winter home". Beachwalk by Manasota Key is the only place we found where we are 2 miles from the beach, and it is an any age development with great amenities. The building process was guided by Nadine, our constructions manager and our Salesperson Linda was also very helpful. I would also suggest a realtor to guide you through the process. We have a lovely well built home in a great location with wonderful neighbors.

The home took 7 months longer than targeted closing date, but that was a supplies and labor issue. Our Field Rep, Dustin, was attentive and always answered our questions in a timely manner, but the workmanship is shoddy, at best. There is no pride in the finished product and certainly no quality control at all. A supervisor should look at work done and correct most mistakes before closing. Our pat answer was "It is on backorder." We love our home but there are so many issues that should have been addressed prior to closing. In the long run that would save DiVosta money because there would not be 50+ items on a Punch List after ownership. ... More

My project manager, Pat, was outstanding. DiVosta out of goodwill fixed some of the damage from hurricane Ian even though they didn’t have to. The entire process from buying, choosing options and closing was seamless. Everyone was very helpful and polite. Highly recommend.

Beautiful homes, great people within the community. Lots of pain and suffering to get to completion. Deleted over 5 months taking T total build time of 15 months. Hard to get repairs. Imported timely after sale closed. Disappointed with all the commitments by Divista that didn’t happen. Divosta is still telling home buyers unrealistic delivery durations.

I'm still waiting for the pool company to do some replacement of pavers and to get the hot water heater working. We closed on the house 8/10/22 and can not use the hot tub because the heater does not work.

The home and community are gorgeous, but the lack of pride in the workmanship is a disaster. I know times are bad finding proper trades, but you need to do better!! Plus once the home is built trying to get your punch list address is a disgrace. It is disorganized, and the right hand has no idea what the left hand is doing. Very frustrating!

Poor quality, basically we closed on a house that DiVosta should be embarrassed to call "completed". My bad for going thru with the closing. Now we have blue tape everywhere to note the warranty issues, which are slow and so far issues they say are fixed are clearly not fixed. Beachwalk is an awesome location with awesome neighbors, but DiVosta has been a big disappointment unfortunately.

Beautiful house, but too many serious issues like water leaks (before the storm). Not enough experienced personnel to oversee the process and ensure quality. Communication slips when things get busy and homeowner is left to fend for themselves. Their building process can not deal with supply chain issues in a systematic , orderly process although the managers do their best. Warranty issues take a long time to get resolved.

We realize that building a home comes with many little moving parts. So we appreciate the effort of Joe and Kaitlyn, who is taking care of the little things that need to be done.Special kudos to Joe who always answered our emails and provided us with timely updates on our home. Over, the quality of the build is excellent.

Jessica and Justin were excellent to work with. They were both extremely quick to respond to our needs and always very nice.

The construction process was the antithesis of the communicative engaging process shown in the promotional videos. I'm an architect and the DiVosta policies and techniques don't pass construction 101. Who builds a house, brings in doors, trim, and cupboards and then leaves the finished house in an environment that is not temperature or humidity controlled for June and July? Drywall, painting, and carpentry are terrible.

We knew we were building at a difficult time due to supply chain issues and labor shortages, but the experience was mostly positive. Our CM, Justin, was great through the process. Our salesperson, Linda, stepped in and got us through a few rough spots. Biggest negative was the closing process. Unrealistic expectations were set. Closing agents insisted we be ready to transfer funds when we knew closing was impossible. Seemed very one sided. Builder wanted there final payment at first opportunity without any regard for the planning necessary on the part of the customer. Never really knew when closing would finally happen until 48 hours before it actually did, and even then there was a fiasco about the C of O and a reluctance to release keys, even though builder had our money. Words and actions align with Divosta. Buying during the end of Covid, the great "resignation", and supply issues in every industry, DiVosta did a great job communicating and finishing the job.

Poor quality. Trades rushed through to get closing date. Numerous issues needed to be addressed by warranty after closing. Many neighbors are sharing the same experience. DiVosta needs to slow down and make sure the quality of the finished product meets consumer expectations. I would not recommend this builder until they get priorities in line.

Great experience-Linda, our sales rep has and continues to do a great job taking care of our needs. Justin did a great job keeping us informed during the home building process. Gene is also doing a great job taking care of our after closing needs.

Our home is basically nice but there are many follow-up items waiting to be addressed. The process took more that twice as long as we were told up-front and proactive communication regarding the ongoing status did not happen. We had to ask. I have never built a house before but the process was stressful.

I purchased a home from Divosta in Jul 2021 and closed in June 2022. During the process I had to initiate calls to get updates and have questions answered from the salesman and the project manager. Often I got responses after days (if any) saying that they were on vacation or had the day off. It has been impossible to get any problems with their website for home owners resolved even after tons of emails. There seems to be a breakdown in communication between Divosta and it's customers.. The quality of the workmanship is average. There are areas where the stucco is missing on the exterior, window screens are broken or bent and the sliding glass door is not installed correctly. The door issue was brought up when we did the pre-drywall inspection and it was never addressed. The materials are not great quality. I could purchase better quality floor tiles at a large home improvement store. The door handles for the sliding glass doors are low quality. ... More

This is the 6th house we have had built in our lifetime and it was the worst experience. It WAS 5MONTHS LATE. Quality is suspect and our sales person never really communicated w us nor helped us when we had issues .

Beau was very helpful re. choosing the home model best suited to my wants and needs. Both Justins (construction foremen) kept me current on the building process, were quick to answer questions and a pleasure to work with in person. Kaitlyn has been totally on it re. cosmetic issues and remaining interior work.

We bought many new homes from various builders over the years but I can safely say Pulte is by far the most disorganized, non-communicative, with sloppy construction controls, and incompetent and unskilled sub-contractors (including electricians, plumbers, roofers, framers, painters, appliance installers, etc.) Our pre-closing punch list was 5 pages long, and our post-closing punch list was 4 additional pages long. Now, months after closing, the punch list is still 3 pages long, and no-one at Pulte could care less. Heck, it took Pulte 5 days after closing just to get us the keys to our house. They didn't even know where the keys where. The post-close punch list includes a bathtub that does not drain, wall outlets with no power (still no power after 2 repair attempts), floor tiles that were install that were more pink than white (but they just installed them anyways), missing doors (yes, no doors!), missing trim casings, stonework with gaping holes in the concrete, kitchen counter-tops that sloped sideways, water heater that drains into the garage instead of outside, shower doors that are anything but vertical. All defects identified pre-closing. The worst part is that every time a sub-contractor is deployed to repair issue, they end up making things worst. Fix an outlet, disconnect the ceiling lights. Fix the countertop, break the cabinet. And since every task is sub-contracted to different contractors, instead for repairing things, they just point fingers at each other and nothing get fixed. "It's not my job" is the most common response heard in a new Pulte Home. The models run a continuous video on the TV proclaiming their high quality of materials and workmanship, yet they can't even correctly install a front door peephole that is functional. ... More

DiVosta was very good to work with and even though the entire process took much longer than anyone wanted it to, they delivered a high quality home that probably exceeded our expectations. We would recommend them based on our experience.

We were very lucky to build our dream house by DiVosta. From the time that we just started to select the model of the house to the time when we closed the house it was really an unbelievable experience. My sales consultant Faith has been there for me for every step of the process. She went beyond and above her professional duties working with us, which is just remarkable! My construction manager Pat has been responsive and attending while building the house in a very difficult climate of shortages with building materials and workforce. He made me fill that I can trust the building process completely. The management personnel has been involved when certain things needed to be addressed. The Director of Sales Carissa has demonstrated that entire DiVosta organization really cares to make the home buyers happy by attending to any issues that might rise during the building process. The closing of the house has been as smooth as one can only imagine. Leslie made the process really personalized, so it fell completely trustworthy. Our hearts are filled with gratitude and tremendous respect for the entire staff of the DiVosta organization working at the different departments of this huge corporation, and yet managing to make the process very personalized for its customers! Based on my experience: the new build was dirty on move in date, the kitchen wasn't fully functional and after one month basic repairs and finishes are not complete. It appears there was little quality assurance at the finish and we were moved to "warranty" to resolve obvious flaws, repairs and incomplete items that were clear and pointed out over one month before the close. Based on my experience it's very important the owner is well acquainted with the contract and the upgrades, the builder representatives tried to convince me of items that were not accurate per the actual contract terms. Such as: I was told my upgraded appliance wasn't an available upgrade and I had the highest availalbe upgrade - not accurate; I was told the substitute appliance clause required the owner to dispose of the substitute appliance - not accurate. I had to show the language in the contract before they agreed they were not correct in their assertions. ... More
