Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. Overall good experience, albeit subcontractors need closer hands on management.

The home will be terrific at some point it has many issues and quality of workmanship is not good.

The home took 7 months longer than targeted closing date, but that was a supplies and labor issue. Our Field Rep, Dustin, was attentive and always answered our questions in a timely manner, but the workmanship is shoddy, at best. There is no pride in the finished product and certainly no quality control at all. A supervisor should look at work done and correct most mistakes before closing. Our pat answer was "It is on backorder." We love our home but there are so many issues that should have been addressed prior to closing. In the long run that would save DiVosta money because there would not be 50+ items on a Punch List after ownership. ... More

I was never shown a selection of pools available to select. Seems as though the design professional was discouraging us due to the backlog pool company had. We ended up with a standard pool which was not what we preferred.

My home owners guide boasts the build quality experience and customer satisfaction. Still waiting. I will say warranty is doing their best to correct all the issues with the house, but I do not feel that a new house should have had so many failings in so many areas.

Poor communication about construction progress, until we made contact with the construction supervisor. Long delays with no apparent reason. Other delays due to lack of materials and contractors - just like everything else during covid. Poor oversite of quality, however they are responding to correct all mistakes.

We closed on the builders deadline and had to wait three hours at our closing for them to secure a certificate of occupancy from the county. Went back to our home after the closing to find debris and unfinished items in our home. Not a pleasant closing experience at all. One month later we are still waiting for punch list items to be completed, our liaison at DiVosta ignores my emails, contractors don’t show up equipped to do repairs due to poor communication with DiVosta. This is our third DiVosta home, but nowhere near the smooth process of the others.

They overcharge on everything. My new bathroom drawers were made smaller I’m sure because it is cheaper for a smaller drawer. I went from a Summerwood to a Stonnewater. I think my bathroom being that much larger should have had at least the same size drawer space. I

Such a difficult time to buy any home including a new construction. Just trying to secure a lot is stressful and difficult to do. So many variables that affect the building process make the next steps as stressful!. But in the end we love our home!

Closing delayed by two months due to construction management issues.

People are helpful and professional but the trades Take too long to correct mistaked

Sales staff were attentive at first, but not as much after we signed the contract. Construction manager was outstanding throughout the build process and even after closing making sure all punch list items were taken care of promptly.

Foreman was very good once he was able to get engaged. We were told the house was coded a spec and he had no buyer. Joe was very responsive and tried to stay within company rules and yet still meet our needs. Once suggestion, somehow electronically share the foreman's list of pending corrections or punch list with a buyer so they can see what things are on his radar with planned date. Right now, my final review could be higher after my punch list is completed.. That is to occur Aug 8-9 and we are returning to FL for that.

They do well communicating regarding timelines

The home is beautiful! Non working toilet. Microwave pours out smoke. Windows don’t open. Waiting for correct refrigerator. Drywall and paint demonstrate poor workmanship. Requested tub with whirlpool. Denied. Required to purchase a tub I am unable to use. Sink drains do not hold water. Pulte Homes is trying to help with mechanical issues.

Very good initial experience with salesrep. Field manager kept us well informed during build process. But seemed they rushed through the final finishes to close before year end. Now we’re working through list of repairs that in our opinion should have been completed by builder before the close. They drove the ball down the field 95 yards but gave up on the 5 yard line ...

I felt that they provided a nice selection things to choose from for a track housing development

Great building experience...no major issues along the way and minor issues were quickly resolved. Unfortunately, our warranty experience has not been the same. We closed months ago, and not all items on our 30 day list have even been scheduled to be fixed via the warranty department. They have addressed some items but others are still pending

From the outset our experience with DiVosta sales department was very favorable. Thoroughly knowledgeable with various models and related features. Very helpful in deciding which model was best for us without undo pressure. Very responsive to our questions and contacts. Initial contract signing went smoothly. During the design review and selection of options we did experience a rather frustrating issue with the kitchen cabinets. Although we had selected a specific cabinet in the initial quote (off-white) we were told during the design review that they were discontinued. However, they were confident they would be able to secure them. Two days later we were advised that the cabinets could not obtained and that a white cabinet was the only alternative. This was totally unacceptable to my wife and only after repeated exchanges, a suitable off-white kitchen cabinet was identified and subsequently installed. Our most frustrating experience relates to Pulte Mortgage. Although most of the people we interfaced with were pleasant enough, the mortgage approval process was not. Repeated and redundant requests for documents, statements and financial records seemed totally unnecessary and burdensome. On a more positive note, the construction manager was very professional and responsive throughout the process. Helpful and informative with describing the various construction processes and building techniques. So far the experience has been very good. Since we have not been able to occupy our new home yet we can't make a completely accurate assessment on all aspects of the criteria listed above. There was one outstanding issue that has not been resolved yet (a damaged window screen).
