Issues identified during pre-closing walk through

I’m still trying to have outstanding items resolved. Having to constantly follow-up, contractors not showing up as scheduled with no follow-up. This has been putting a strain on my work schedule.when a contractor does show up, we find out that the work order is partial complete creating additional follow up from my end. Unfortunately not the experience I was expecting or hoping for. Maria

Negative Experience and would like this to be escalated.

We knew understood post close would exist, although the responsiveness and delays to resolve issues have been unacceptable. For example, the sprinkler near driveway was broken, submitted a ticket on 2/16 and still not fully addressed. The other example is the electrical issue, light switch controlled multiple wall outlets and canned lights. They should be independent of each other.

DiVosta Homes - Unfortunately we did not have the greatest experience building

Unfortunately we did not have the greatest experience building our new home. I understand there are uncontrollable issues that come up but our closing was delayed numerous times totaling over 3 months. We had 3 different construction managers including 1 that was fired during our build. We were not local for the build so our home I feel did not get the attention it deserved. Our neighbor would call and let us know no one had been working at our house for weeks at a time.

Home build was slow, but I am happy with the finished product of my home

We love the location of our home. We are happy with the build now that it is complete. Was a slow process (15 months) it failed inspection twice… glad there is an inspection process!! As they were corrected… Still waiting for community amenities to be complete - over 2 years and still waiting for many in the community. Taking too long not enough people working on the pool, sport courts etc… area. They need to focus on it! Not selling more homes

Divosta structural build is high quality. However some contractors/vendors were not dependable and workmanship not great. I still have open services items that hopefully will be closed out late February 2023 when I closed on 12/1/22

Closing process was very stressful as it appears some coordination between various parties was inconsistent. We traveled in for our final celebration walk-thru with some items previously documented were still not completed. In addition our close was delayed by 1 day given township delays which caused us the amend our travel plans

We developed a solid relationship with Justin, our construction manager. his guidance and support through the construction process was very helpful as we all dealt with material and personnel shortages due to Covid as well as the destruction from hurricane Ian.

Construction Managers make all the difference

If you are out of state, your CM will determine your satisfaction. My 1st CM was unattentive & NEVER communicated. Sloppy sub work caused massive delays. When he was replaced, I assumed he was fired, but he was promoted! My 2nd CM was fired after 4-5 months after doing absolutely nothing. My 3rd CM did push construction to completion and actually communicated. However, after a month of occupancy I am finding small examples of sloppy paint or caulk work that surprise me. A 2 page email to management mid way through construction detailing my frustration got no response. Overall ...

Some of the vendors used, I had to have come back 3 times, before closing

I was extremely motivated when I first got involved with this home purchase. Fortunately I was in the area the last month before closing, and was able to identify the issues with the vendors. Trying to do patch work to make a closing date quickly. Even after closing I still have issues and await g the quality assistance personnel to bring vendors back to make corrections. I don’t think I would do this again.

Our building supervisor, Chas, worked very hard to get our house completed, but having supply issues and subs who were not always on time or show up at all was a problem. We understand this is a problem of the time, but we were under a time crunch making us impatient. Our house was suppose to be finished by aJuly-September deadline, but was not available until November 30. We still have issues to be addressed, but again this is a very slow process. I doubt if I would build again-no matter what builder was available.

Everything up to delivery was good to great. We have several issues that are not being addressed promptly. I am concerned about the response time snowballing as more homes are completed and they fall further behind.

DiVosta Homes - The house is well built and people very nice bu ths has been

The house is well built and people very nice bu ths has been the worst move in experience we have had. We were told we could have a virtual walk through. Day of sat waiting 2 hours then informed they did not have capability. Had to hurry and clean floors before movers got here. All other moves all do moments for appliances etc were laid out on a counter. We just finished finding documents. Waited yesterday for a confirmed scheduled repair. No show.

Great home with just a couple of issues

First, I love my new home with just a couple of reservations. I'm a foody and love to cook but it is impossible to use the broiler without setting off the fire alarm. Why? Because my home, the Cascadia model, doesn't have a kitchen exhaust fan. Even with opening all of the windows, it is impossible to cook a steak without setting off the fire alarm. Second, DiVosta claims to be an energy efficient builder. The amount of water I waste getting hot water to the kitchen and the master bedroom is obscene. The water heater is in the garage and the water "pipes" are not insulated and run ...

Initial contact about problems was good. However, followup was generally poor. I am surprised about the superficial finishing and workmanship, Looks good but takes several weeks to find problems.
DiVosta Homes responded:
Thank you for taking the time to leave a review and for letting us know we need to work to improve our follow-up on issues. If you have additional comments you'd like to share or need assistance, we're always reachable at socialcare@pultegroup.com. --Sarah

Average to slightly above average quality build. Some parts of home appear to be better than others particularly with finishes. Tile work wall finishes were below average while general construction appear to be above average.

Good But Not Great

DiVosta builds hundreds of homes at a time rather than one at a time. As a result no home gets the individualized attention to detail that would make it a great home. Examples include mediocre sheet rock workmanship, scant landscaping and greater thought could have gone into the placement of recessed lighting and HVAC vents. Post-closing corrections could have been significantly reduced by greater care during the construction process. So my conclusion is “good but not great.”
