Great building experience...no major issues along the way and minor issues were quickly resolved. Unfortunately, our warranty experience has not been the same. We closed months ago, and not all items on our 30 day list have even been scheduled to be fixed via the warranty department. They have addressed some items but others are still pending

From the outset our experience with DiVosta sales department was very favorable. Thoroughly knowledgeable with various models and related features. Very helpful in deciding which model was best for us without undo pressure. Very responsive to our questions and contacts. Initial contract signing went smoothly. During the design review and selection of options we did experience a rather frustrating issue with the kitchen cabinets. Although we had selected a specific cabinet in the initial quote (off-white) we were told during the design review that they were discontinued. However, they were confident they would be able to secure them. Two days later we were advised that the cabinets could not obtained and that a white cabinet was the only alternative. This was totally unacceptable to my wife and only after repeated exchanges, a suitable off-white kitchen cabinet was identified and subsequently installed. Our most frustrating experience relates to Pulte Mortgage. Although most of the people we interfaced with were pleasant enough, the mortgage approval process was not. Repeated and redundant requests for documents, statements and financial records seemed totally unnecessary and burdensome. On a more positive note, the construction manager was very professional and responsive throughout the process. Helpful and informative with describing the various construction processes and building techniques. 1. Recommend an option for pool and spa railings. Given the age of the community, it was mind-boggling to my wife and I that this was not available. We now have to go out and arrange to have done at more cost than if it were completed when the pool/spa was built. 2. We spend $ 1,200 after closing to change-out side pool cage screening to privacy screening. This also should be an option that would have saved us some money. Cage company stated that having this as an option would not cause any planning/execution problems. Given the small distance between homes, this should have been available. 3. We spent $ 11,000 for the Gathering Room extension. The work was done but (a) the location of the dining room table chandelier was off-center by almost 2 feet per building code and the standard location of a table and a buffet, and (b) the dining room window was put in the wrong place given the design of the dining room area. We are still, after almost 2 months, waiting to have the light placement issue fixed. We are also waiting on hearing that several other issues have been resolved. 4. Extremely happy with our sales person. 5. Extremely happy with our project manager. 6. When viewing the models remember some of the finishes are not available thru the builder. They can be added after purchase. There are limited choices/finishes for cabinets. You are not building a custom home is what I kept being told. With all that being said, we are pleased with the outcome and look forward to getting settled in!

The overall experience was good. The sales office was knowledgeable and accommodating and the closing was fairly smooth. Our project manager did a great job responding to most issues pre and post closing, and was quick to address/correct as necessary. The development is beautiful with lots of amenities. However, post closing, we experienced other issues that the builder is not addressing or responding to. Most importantly is the A/C unit - the temperature throughout the house varies and in some areas feels as though there is little to no cool air at all. The master bedroom is uncomfortably warm even with temperature set at 70 degrees. The HVAC company has been out to check and suggested that the system (selected by Pulte) is not large enough to accommodate the space and there could possibly be issues with insulation. Apparently, several other homeowners are experiencing the same issue. Unfortunately Pulte has yet to respond. ... More

We were forced to close rather quickly with unfinished work. Getting people back to complete the job has been very stressful. No one wants to take ownership for unfinished work it is blamed between construction and warranty.

- Initial house Sales personnel were excellent - The Sales person for the changes/upgrades/options/etc pushed us through and did a poor job at describing all the options - Attention to detail in the building is lacking and there’s some areas of shabby workmanship - Items to be finished before Closing were pushed off to the Warranty Team - The Warranty Team is excellent and stays on all the repair work until it is completed properly. Note, this is a long process but their tenacity is highly appreciated.

For the majority of the building period we were very pleased. However once we did our walk through we found a number of issues that were supposed to be taken care of already. We ended up doing three final walk throughs. Although I was disappointed with how things were handled just prio to closing overall I am pleased with our new home.

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. The home will be terrific at some point it has many issues and quality of workmanship is not good.

We closed on the builders deadline and had to wait three hours at our closing for them to secure a certificate of occupancy from the county. Went back to our home after the closing to find debris and unfinished items in our home. Not a pleasant closing experience at all. One month later we are still waiting for punch list items to be completed, our liaison at DiVosta ignores my emails, contractors don’t show up equipped to do repairs due to poor communication with DiVosta. This is our third DiVosta home, but nowhere near the smooth process of the others.

Such a difficult time to buy any home including a new construction. Just trying to secure a lot is stressful and difficult to do. So many variables that affect the building process make the next steps as stressful!. But in the end we love our home!

This is the 6th new property for us. The most expensive, but not the best by far. The general design is only average. The guest bath and closet are really small, but they're needed because there really isn't room for two in the master bath and closet. There was only a single towel bar, so perhaps it's a home for one person. The shower has no comfort features. Curb appeal outweighs the actual product. It might be better not to ask for this feedback.

The home I purchased is overall a lovely home. However, I have experienced issues that have not been handled well so far. I called the builder warranty number to report a number of issues to no avail, and I had an emergency plumbing issue on a Saturday night which ended in me having to call and independent plumber to fix the issue. When I called the emergency number (5 times due to numerous issues) I was eventually told that Noone was going to help me. I then received a call this past Monday regarding the whole issue and I still have not heard back.

CM and boss were great. Good solid house. Finishes leave much to be desired. Finish carpentry and drywall work were sub par. My backsplash telework had to be done 3 times before it was acceptable. Pulte needs to train and hire some skilled laborers, not just laborers.

Knowing about the DiVosta we were expecting more professionalism, espessially regarding responding to numerous issues. Several staff members, that supposed to take care of our issues, got fired and nobody notified us about that. Because of that we lost time. The work order, that we were waiting for a month and a half, didn't occur and we were notified only on the day it was supposed to happen. We delayed our plans to be at the property on the scheduled date, but it didn't happen. And now we have to spend money on additional flight to Florida to be able to let the vendors in and supervise the repairs. Some work orders were not fulfilled at all and we had to pay out of pocket to fix them ourselves. ... More

I'm still waiting for the pool company to do some replacement of pavers and to get the hot water heater working. We closed on the house 8/10/22 and can not use the hot tub because the heater does not work.

Our 3rd construction manager was the best! He help us navigate everything and was honest

I’m still trying to have outstanding items resolved. Having to constantly follow-up, contractors not showing up as scheduled with no follow-up. This has been putting a strain on my work schedule.when a contractor does show up, we find out that the work order is partial complete creating additional follow up from my end. Unfortunately not the experience I was expecting or hoping for. Maria

Lots of problems that should have been resolved before closing

We knew understood post close would exist, although the responsiveness and delays to resolve issues have been unacceptable. For example, the sprinkler near driveway was broken, submitted a ticket on 2/16 and still not fully addressed. The other example is the electrical issue, light switch controlled multiple wall outlets and canned lights. They should be independent of each other.

The workmanship is substandard. They use quality material but there execution is sub standard.

To start off sales team is terrible 2 of the sales people that I dealt with over the course of time I will not recommend, Chris and Dominic , they could careless Now Chris did me a favor by pushing Madison on us. She was professional, nice , accommodating, she went above and beyond for us , she was the reason we continued with talon preserve , she should have been given the full commission for the sale of our home , also be promoted and teach the rest of the sales people how to conduct themselves , I hope that she is recognized for the great job that she did

Unfortunately we did not have the greatest experience building our new home. I understand there are uncontrollable issues that come up but our closing was delayed numerous times totaling over 3 months. We had 3 different construction managers including 1 that was fired during our build. We were not local for the build so our home I feel did not get the attention it deserved. Our neighbor would call and let us know no one had been working at our house for weeks at a time.
