This experience has taught us to buy a resale moving forward.

Our salesperson, Jessica C and construction manager, Dan R are delightful to work with and very responsive. Several of the sub contractors, however, do shoddy work. Drywall in particular is sub par. Tile is not perfectly even. We’ve had no issues with our hvac or electrical. Overall, we expected a much better finished product.

Experience in the beginning was great. At the end, things seemed to be rushed and sloppy. Seemed like there was no accountability. Made a check list of what needed to be done and are still waiting for things to be fixed

First construction manager basically bullied us into giving high score or threatened to postpone closing, then lack of response to address issues. For the price paid we should have had more bang for the buck on a brand new home. And production home or not we shouldn't have cracked tiles, scratched appliances, an air handler that's not bolted in, flickering lights, snapped roof truss etc need I say more.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. Pulte management puts undue pressure on their teams to close projects without appropriate review of the status of the homes creating frustration on the part of home owners. Due to the premature close, the warranty department has a long list of issues to work through, and are overwhelmed. All of these issues lead to a dissatisfaction with the overall process. ... More

Everything looks better during the initial sales showings than it is. Lots of cheap things so you have to pay to have something more decent but even that is not good, basic things like hangers for towels are missing and responsiveness to fix things is bad not mentioning more than 6 months delays without any accountability for it.

Communication during the build process was lacking at best. It was extremely challenging to build while living out of state. Buyers who could visit the construction site daily or weekly could better troubleshoot problems as the buyer had to bring them to attentions of the construction manager. Major issues, including hurricane damaged roof (September) still not repaired as promised even though damage occurred 2 months prior to closing in November. What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. A used stove vent was installed that was greasy and rust spots on it. Stucco on lanai walls not taken to the ground and lanai ceiling peeling in three places. Molding under main bedroom missing and molding in second bathroom gouged out and filled in with caulking. Exposed wires hanging out of garage door motor. Lock on pocket sliders was broke and difficult to lock the door. ... More

I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. Of course we understand these were difficult times during Covid. At the end it was a rush and a lot of things to do for closing. Since moving in it seems like every day there is a new issue. Workmanship on the home is very poor. Pulte does not build homes like they use to.

Did not have a good experience with having to close on their date and showing up 2 weeks after closing and having things still incomplete and the house a complete mess Hoping the warranty department takes care of this soon

DiVosta has been very difficult to work with to address the issues with our new build.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

The building process is very structured. Your choices of materials are limited and many many items cost extra. So your final price is likely to be much higher than the initial list price. The builder is in charge and you don't have much impact on the building process. There is only ONE builder in this community so you have no choice. The community itself( Island Walk in Venice) is what sold me. It is absolutely beautiful and has many lakes and canals and facilities / amenities.

My home was not completed before I moved in.

This is our second DiVosta house at Island Walk. There were many “issues” with our first house and we were reluctant to purchase another DiVosta house but we really liked Island Walk so we decided to give them a second chance. The resulting experience, from design issues, quality of building products, attempts to rectify problems prior to and now subsequent to settlement has been frustrating at best. Whenever we identified design limitations (this second house is one of the most expensive properties in Island Walk) there was little if any attempts by the builders representatives to make corrections or to go that extra step to make helpful changes, even though the remediation would be relatively inexpensive. When design issues or build quality issues, came to light we were given excuses or lame attempts to justify how those problems arose. I could go on but its just not worth our time. ... More

Seemed to me that the base house was pretty basic and almost everything was considered an upgrade. Everything had to be done on their schedule with little to no consideration for us.

I had many issues when I moved in my new house and having a very difficult time getting Pulte to fix these issues. Some of my issues: poor paint job, electrical issues: lights flickering, power goes off when washer is turned on, Tile finished poorly- missing tile on backsplash, hazing. Threshold loose. Pavers are stained- have foot prints across my lanai pavers, front driveway pavers are stained. Hole in ceiling in my garage. All my LED lights are clicking when they are turned off. Pulte needs to do a better job before they turn over their houses to their customers.

Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. So far they have been very good at correcting the deficiencies.

Tile floor is horrible. Grout and cement everywhere Cleaners are horrible. Painting horrible as well. Had to hire new cleaners and they still can’t get the grout clean. For what we paid 1.3 million you would think quality would be better.

The home and community are gorgeous, but the lack of pride in the workmanship is a disaster. I know times are bad finding proper trades, but you need to do better!! Plus once the home is built trying to get your punch list address is a disgrace. It is disorganized, and the right hand has no idea what the left hand is doing. Very frustrating!
