We live in NJ, visited and bought a 'spec' home at IslandWalk in West Village in mid-March. We'll be snowbirds.Due to COVID and Divosta contract, we were forced to close remotely without actually being able to see our completed home. We're told it came out nicely, but we've not yet seen it except in pictures and video provided by our real estate person.. We're hoping to visit in mid-September-COVID permitting.

Delay after delay very dirty, no cleanup while working. Sliding doors not sealed and don't roll smoothly. Garage floor a disgrace and needs painted in order to cover up scars and drywall mud that could not be cleaned up

Poor communication Sloppy work

Poor communication with process of build, closing was several hours and keys were lost along with gate access passes. Work is sloppy. Inside baseboards are primed but not painted, bathroom shower knobs mismatched and shower not working. AC not working, paint is sloppy and not flat. Kitchen electrical is not working right. Very bad smell in house and your workers stated there is something dead and rotting in the walls. Ac not working. Worked with several project managers that were all not familiar with the work or the process.

Lack of communication with the building process

The house was finished without any input from me. Their sales and design reps never contacted me to make this experience a personal one. It was like buying a spec house. I lived in another state and couldn't be here to ask questions and receive answers.

I am disappointed in the grout work on the tile. Divosta tried to fix it, but it should have been down right the first time. Some one stroke two of my paint samples and items that came with my dishwasher and washer/dryer. Divosta has yet to give me the stolen paint and other items! Just stay on top of them while you are building your house!!!

Defects taking way too long to address

Have a list off about 20+ items to fix. Finally after living here 3 weeks, multiple contractors Stopped by to fix some items on my list. 5 done, 15 or more to go. Frustrating since Nobody contacted me to review the list of items before common out. So a few left and told me to submit a new ticket. So now I have to start again and probably Wait a few more weeks.. a 3 x 2 inch hole in the wall next to my tankless water heater Is a major concern , with all the rain, water is getting into the open hole in the exterior wall, Who knows when it will be fixed. My first days in the house were not good at all. The washing machine flooded the bathroom and hallway 3 times (once on its own when I tried to use it and 2 other times as the plumber was trying to troubleshoot the issue. Additionally, my dishwasher did not work the first time I tried to run it. Had to schedule a repair call and tech came with wrong part so I am working on rebooking the technician.

Should have delayed closing but went foward eventhough many items were not completed. Post closing, problems with repairs. Either progress was very slow, other things were damaged when repairs were made or quality of materials was inadequate and not checked for quality. Many issues related to the doors and trim work. Paint work also very inconsistent. We expected better quality for the price paid. This is not our first home built.

This is my third new home and probably my last (only because of age) and the most expensive. For the price it’s quality is not worth it. I guess we didn’t realize it until we moved in and saw the inexpensive materials and incomplete construction of the end result. At walk through, there were numerous things that were still not done and STILL are not done. Lucky for me I have a handy guy that did complete all the things that needed to be done. It really is a shame that for a home of these prices, you don’t receive a better quality product. And no, I wouldn’t rather not anyone see this review.

Nice home if properly finished

Sales experience was very good. Design Center experience was excellent. Most of the construction process went very well until the end, expertly managing the material and labor shortages of the time. In the end, we were forced to close before the house was move-in ready. Over a month later, it is still not move-in ready. You can see where they rushed to finish it, and the work is sloppy. There are many issues with the finish in certain areas that still need to be corrected, and the responsiveness on completing the work is lacking. It really takes the joy out of getting a new home.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. The home is beautiful. The cosmetic issues were numerous during our pre close walk through. One or two items were taken care of by closing. Now a month later we are waiting for the rest of the list to be addressed. A few are major items.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. So far they have been very good at correcting the deficiencies.

We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1.
