I am disappointed in the grout work on the tile. Divosta tried to fix it, but it should have been down right the first time. Some one stroke two of my paint samples and items that came with my dishwasher and washer/dryer. Divosta has yet to give me the stolen paint and other items! Just stay on top of them while you are building your house!!!

Have a list off about 20+ items to fix. Finally after living here 3 weeks, multiple contractors Stopped by to fix some items on my list. 5 done, 15 or more to go. Frustrating since Nobody contacted me to review the list of items before common out. So a few left and told me to submit a new ticket. So now I have to start again and probably Wait a few more weeks.. a 3 x 2 inch hole in the wall next to my tankless water heater Is a major concern , with all the rain, water is getting into the open hole in the exterior wall, Who knows when it will be fixed. For the price we pay i would expect better materials, like not using wood window sills, better quality cabinetry, etc....

The purchase experience is set up for ground up build, and is not pertinent for "Quick Close" customers. Avoid Pulte Title if at all possible. Poor communications, surprise last minute notary documents, Calls from people in various remote locations. Inconsiderate customer treatment. New homes come with no bedroom lights, cheap apartment style closet shelves and hangers, poor construction cleanup. Interior wall studs are flimsy steel on 20-24 inch centers....how can I hang heavy things on these? My home will be OK once I finish building it. My first days in the house were not good at all. The washing machine flooded the bathroom and hallway 3 times (once on its own when I tried to use it and 2 other times as the plumber was trying to troubleshoot the issue. Additionally, my dishwasher did not work the first time I tried to run it. Had to schedule a repair call and tech came with wrong part so I am working on rebooking the technician.

Should have delayed closing but went foward eventhough many items were not completed. Post closing, problems with repairs. Either progress was very slow, other things were damaged when repairs were made or quality of materials was inadequate and not checked for quality. Many issues related to the doors and trim work. Paint work also very inconsistent. We expected better quality for the price paid. This is not our first home built.

This is my third new home and probably my last (only because of age) and the most expensive. For the price it’s quality is not worth it. I guess we didn’t realize it until we moved in and saw the inexpensive materials and incomplete construction of the end result. At walk through, there were numerous things that were still not done and STILL are not done. Lucky for me I have a handy guy that did complete all the things that needed to be done. It really is a shame that for a home of these prices, you don’t receive a better quality product. And no, I wouldn’t rather not anyone see this review.

Sales experience was very good. Design Center experience was excellent. Most of the construction process went very well until the end, expertly managing the material and labor shortages of the time. In the end, we were forced to close before the house was move-in ready. Over a month later, it is still not move-in ready. You can see where they rushed to finish it, and the work is sloppy. There are many issues with the finish in certain areas that still need to be corrected, and the responsiveness on completing the work is lacking. It really takes the joy out of getting a new home.

We had several CMs over the term of the build. Disjointed process with trades performing work out of traditional order. Very poor communication with buyers. Overall love our home, but the process was at times very painful.

I would be hesitant to recommend Divosta

DiVosta has marketing materials that lead you to believe they have process of constant communication and feedback on the build of your home. Very little of this process was followed in our case. The quality of the subcontractors work in many cases are below expectations. We expected a much higher quality of work. Our construction manager did the best he could do under supply chain issues and labor shortages. He was responsive to our questions and concerns when we raised issues. Pulte management puts undue pressure on their teams to close projects without appropriate review of the status of the homes creating frustration on the part of home owners. Due to the premature close, the warranty department has a long list of issues to work through, and are overwhelmed. All of these issues lead to a dissatisfaction with the overall process. ... More

Our salesperson Jessica was very responsive and full of valuable information to help us make the right decision.

I would say the whole experience was stressful. Our sales person was very nice and knowledgeable. Then you send us to a design center where we have 3 hours to make all of our selections. Pretty much everything on the model homes is an extra and if you makes changes after your original selections even if it’s way before construction the change orders are very expensive. Construction took a very long time. Our construction manager was very cooperative and responsive however it seems he didn’t really have much control of times. Of course we understand these were difficult times during Covid. At the end it was a rush and a lot of things to do for closing. Since moving in it seems like every day there is a new issue. Poor communications, both before and after closing.

The builder is slow to respond and communicate on post close issues. There is a courteous approach to ensuring buyer will have issues addressed, but after being in the home over a month there is little evidence any plan to address issues is in place

This is our second DiVosta house at Island Walk. There were many “issues” with our first house and we were reluctant to purchase another DiVosta house but we really liked Island Walk so we decided to give them a second chance. The resulting experience, from design issues, quality of building products, attempts to rectify problems prior to and now subsequent to settlement has been frustrating at best. Whenever we identified design limitations (this second house is one of the most expensive properties in Island Walk) there was little if any attempts by the builders representatives to make corrections or to go that extra step to make helpful changes, even though the remediation would be relatively inexpensive. When design issues or build quality issues, came to light we were given excuses or lame attempts to justify how those problems arose. I could go on but its just not worth our time. ... More

Seemed to me that the base house was pretty basic and almost everything was considered an upgrade. Everything had to be done on their schedule with little to no consideration for us.

Very poor job installing drywall, tile and wood trim. Foundation not flat. Cabinets came in beat up. Told up front they use wood 2X4 studs - not true unless you have a 2nd floor - they use metal - I would not have bought if I'd know that. 2 stars on trustworthiness because of that. So far they have been very good at correcting the deficiencies.

Great development. Craftsmanship & responsiveness are lacking. Once you close you are on your own to get issues resolved

We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1. Bring back the 30 day warranty. 2. The Field Manager's cannot control the Sub Contractor's. The sub's are running the show. The sub's are beating up the homes. ie scratched kitchen sink, scratched kitchen cupboards, plugged sewer line. 3. Quality Control is lacking. Too many home finishes must be done over again prior to closing. ie trim, doors, painting, stucco fixes, 4. Pool should be finished and ready to be used at closing. We could not use the pool for 30 days after closing. Then the chemicals needed rebalancing, so the pool could not be used for another 7-10 days. 5. Upper Management should communicate with homeowner regarding property erosion issues that have been reported. Summary: Our walk thru before closing did not offer a clean, complete and ready to move in experience. A homeowner cannot possibly find all the issues in a 2 hour walk thru. Will my scratched kitchen sink and scratched kitchen cupboard be replaced under the 11 month warranty? We sincerely hope this review is helpful. This experience has taught us to buy a resale moving forward.

Communication during the build process was lacking at best. It was extremely challenging to build while living out of state. Buyers who could visit the construction site daily or weekly could better troubleshoot problems as the buyer had to bring them to attentions of the construction manager. Major issues, including hurricane damaged roof (September) still not repaired as promised even though damage occurred 2 months prior to closing in November. What started out as a positive for me and my wife slowly went downhill. Months delayed for an air conditioner handler. It finally arrives hurricane hits and the front door on the house was not installed there fore water entered the home and caused water damage to certain walls which had to be removed from the floor to 4 feet up. The entrance of the home had to be completely gutted to the ceiling due to water damage. When we closed we noticed the lock on front door installed incorrectly and closing the door can be difficult. A used stove vent was installed that was greasy and rust spots on it. Stucco on lanai walls not taken to the ground and lanai ceiling peeling in three places. Molding under main bedroom missing and molding in second bathroom gouged out and filled in with caulking. Exposed wires hanging out of garage door motor. Lock on pocket sliders was broke and difficult to lock the door. ... More

Workmanship on the home is very poor. Pulte does not build homes like they use to.
