The initial purchasing sales person and process was good. There was a major delay in completing the villa due to many circumstances. Unfortunately the communication during that time was not always trustworthy. I simply wanted to know the reason for delays. Based on our experience, would not recommend a Divosta / Pulte home to family or friends. Didn't meet promise dates, poor communications from Sales, Catch-Me-If-You-Can build quality. Subcontractors don't respect your home, and Divosta / Pulte did little to hold them accountable. We had over 150 items on our 'punch list' to be corrected before closing. Neighbor's toilets clogged after a week due to install errors, and this week, the whole community had a 'do not flush' order while main waste pipes were cleared of construction waste. TOP MANAGEMENT INSISTED ON AN IMPRACTICAL HOME COMPLETION DATE AND HELD THE PROJECT MANAGER TO THAT DATE. I WAS ASSURED THAT QUALITY WOULD NOT SUFFER UNDER THESE CIRCUMSTANCES BY THE SALES TEAM. HOWEVER, DRYWALL, PAINTING, TILE WORK, APPLIANCE AND CABINET INSTALLATION, PLUMBING, ROOFING, AND CARPENTRY WERE DEFECTIVE IN THE BUILD PROCESS. WE WERE INFORMED THAT OUR MANDATED PULTE CLOSING DATE COULD NOT BE MET THREE QUARTERS OF THE WAY ON OUR 1260 MILE DRIVE TO THE CLOSING. WE COULDN'T BE MORE DISAPPOINTED IN THE ENTIRE PROCESS.

We recently moved into our new house. Our total build out took about 1 year. Our original move in date was supposed to be August. We moved in officially December 31. It was frustrating as the date kept getting pushed back in 1 month intervals leading my family to constantly have to move from short term rental to short term rental. Also, we closed without our house completely being finished which is ok because we agreed to this. However, there seems to be no urgency whatsoever to get our house finished now that we have closed. We have multiple issues that need addressed.

There are a lot of small issue.i can see a push for the timeline to get done before closing. Door painting issue. Counter top issue. Door cannot close easily. AC whistle both inside and outside. From a sales high to a New Owners low

You will wait a long time to have items corrected under the warranty process. For the amount that was paid for the house, many items should have been corrected and or inspected prior to closing so the new owners do not have to hire an independent Home Inspector. When I asked why the toilet supply line was installed on an angle (not professional at all) I was told, well, you know plumbers. I guess this is why one of my electrical boxes in loose? Ignorance is bliss I guess since we only have 1 year to file our claims.

Poor Construction work in many areas

The home was built with trusses that were on the ground for over 2 months and were moldy when installed. The carpentry work is sub-standard (doors that didn't close or were cut too short, loose hinges, etc.) The pool skimmer flap was just floating in the pool and there were globs of Gunite on the pool tile and coping. The wall paint was so thin that we had to repaint the walls before we moved in, the wall texture is hard to even describe as it is inconsistent throughout the home. Poor quality, basically we closed on a house that DiVosta should be embarrassed to call "completed". My bad for going thru with the closing. Now we have blue tape everywhere to note the warranty issues, which are slow and so far issues they say are fixed are clearly not fixed. Beachwalk is an awesome location with awesome neighbors, but DiVosta has been a big disappointment unfortunately.

Putting up houses too quick, not enough managers

Beautiful house, but too many serious issues like water leaks (before the storm). Not enough experienced personnel to oversee the process and ensure quality. Communication slips when things get busy and homeowner is left to fend for themselves. Their building process can not deal with supply chain issues in a systematic , orderly process although the managers do their best. Warranty issues take a long time to get resolved.

The finish/attention to detail was terrible and after being in the house for 6 weeks we are still waiting for numerous issues to be repaired. Unfortunately, Pulte/Divosta cares more about moving forward on other houses now that they have our money. We are embarrassed at the quality of the finish work and feel totally disrespected.

After closing I got no help with Pulte homes.The air conditioning wasn’t working, the lighting wasn’t working, and the pool has tremendous leaks underground. It has been over a month and the pool issue still has not been corrected. I’m very disappointed with my million dollar purchase.

Overall the experience has been very disappointing for the expense of the house we purchased. Builder only seemed interested in taking our money and building as fast as possible. Quality of finishes is lacking and have needed warranty work. There were no proactive updates during construction process as promised, unless we asked. There has been consistently very poor communication and follow up, unless we pushed for it. Numerous construction quality issues still being worked on months after closing. The people are nice, but the delivery and quality of the work needs improvement.

First, it was six months before the slab was poured. A couple months for permits but six months is unacceptable. We did get delayed, probably a months worth by Ian, not the builders fault. We had three different CMs (Construction Managers) that are supposed to manage the build but we had a difficult experience with the lot. We bought many new homes from various builders over the years but I can safely say Pulte is by far the most disorganized, non-communicative, with sloppy construction controls, and incompetent and unskilled sub-contractors (including electricians, plumbers, roofers, framers, painters, appliance installers, etc.) Our pre-closing punch list was 5 pages long, and our post-closing punch list was 4 additional pages long. Based on my experience: the new build was dirty on move in date, the kitchen wasn't fully functional and after one month basic repairs and finishes are not complete. It appears there was little quality assurance at the finish and we were moved to "warranty" to resolve obvious flaws, repairs and incomplete items that were clear and pointed out over one month before the close.
