The Talon is a lovely community and we are satisfied with our home but we have had some issues with the responsiveness of the warranty department. Too many phone calls and emails ignored and/or not responded to in a timely manner.

Make sure you fully understand what the contract means. Get a home inspection before closing. Enjoy your new home

Wonderful experience purchasing home and easy settlement. We felt that after settlement there could have been an orientation of the community and HOA. We felt like we had to find out things ourselves.

We cannot give a great review. As a 3rd time Pulte homebuyer, we can say that the Field Manager's are trying to do their best. They work in an environment where the Sub Contractor is running the show. The Field Managers need improved Upper Management support. The DiVosta and Pulte upper management team should consider the following issues in order to change or create policies that would assist their field staff and ultimately improve the homebuyer's experience: 1. Bring back the 30 day warranty. 2. The Field Manager's cannot control the Sub Contractor's. The sub's are running the show. The sub's are beating up the homes. ie scratched kitchen sink, scratched kitchen cupboards, plugged sewer line. 3. Quality Control is lacking. Too many home finishes must be done over again prior to closing. ie trim, doors, painting, stucco fixes, 4. Pool should be finished and ready to be used at closing. We could not use the pool for 30 days after closing. Then the chemicals needed rebalancing, so the pool could not be used for another 7-10 days. 5. Upper Management should communicate with homeowner regarding property erosion issues that have been reported. Summary: Our walk thru before closing did not offer a clean, complete and ready to move in experience. A homeowner cannot possibly find all the issues in a 2 hour walk thru. Will my scratched kitchen sink and scratched kitchen cupboard be replaced under the 11 month warranty? We sincerely hope this review is helpful. The house is beautiful . The few issues we have had were resolved quickly as DiVosta construction staff have been very responsive . Pulte and all its subsidiaries are very experienced w/ these residential developments - it helps that once the homeowner selects a style and a lot , there are a limited number of choices , all of which are good . This really helps to expedite the process since it minimizes the chance that a couple will be paralyzed due to a deadlock over options .

The workmanship is substandard. They use quality material but there execution is sub standard.

Building a new home is a major undertaking. We appreciate the processes DiVosta has in place to handle the myriad details involved. Our construction manager, Dustin, was incredibly helpful, and truly cared about building a quality home. The construction manager, Ryan, also became involved, communicated promptly, and really made things happen so we could close on time. Dominic, our sales rep, was very knowledgeable and guided us in our decision-making. From Jane in the sales office to Dan at corporate, we were treated rudely and lied to about Pultes screw ups and we had to fight every step of the way to be just be made whole. We’ve been living here for a month and there’s a laundry list of things to still do

You will wait a long time to have items corrected under the warranty process. For the amount that was paid for the house, many items should have been corrected and or inspected prior to closing so the new owners do not have to hire an independent Home Inspector. When I asked why the toilet supply line was installed on an angle (not professional at all) I was told, well, you know plumbers. I guess this is why one of my electrical boxes in loose? Ignorance is bliss I guess since we only have 1 year to file our claims.

Vincent was our CM thought out the entire process. He made the experience what it was - excellent! Every issue was dealt with professionally and expeditiously. Vincent even assisted us with our pool issues as well. He's a great asset to the company. Thank you for everything! We absolutely love our new home.

Very good experience , both buying and moving in

We had a few "small" issues, but the builder has been great about getting them repaired. They even pointed out a couple items we didn't see.

The whole process with Divosta was superb. They delivered a quality product on time. The Project Manager kept us informed as the process went along and took care of any concerns.

I chose to purchase due to the prime location, lifestyle, great neighbors, and the fact that prices were trending sky high at the time. If I would have purchased a year earlier, I would have spent hundreds of thousands less. Be that as it may, I assumed a certain quality of workmanship for the amount paid as these are considered high-end homes. Unfortunately, that was not the case. First of all, all-plywood construction cabinets were not even an option. This was quite disappointing. Secondly, while I certainly expect to have some punchlist items at closing, I did not anticipate numerous pages of issues including scratched and dented appliances, gouged sliders, scratches on many windows, lack of a seal around a vent pipe which resulted in a leak, and much more. During construction there was also a lack of respect for the home as the workers threw their garbage in the pool as it was being built (even with a dumpster out front), and they did not cover the brand new flooring so spackle and paint splatter were everywhere on the floor. We also found electrical issues: one switch that was supposed to run a ceiling fan was not connected to anything and many outlets had loose grounds which resulted in outlets not working and needing to be redone. This was all found the first week. I can only hope that there is nothing worse that we haven't yet found. While I still love the location and neighborhood, and the people living here are wonderful, had I known the workmanship would be this sketchy, I likely would have passed and chosen to buy elsewhere. ... From start to finish I would say it maybe a 3 star. The craftsman ship is FAIR. They tend to do thing fast and not right the 1st time.

Working with Will has been a pleasure. He is very responsive, thorough and holds the contractors responsible for all punch list items.

Although I love my home's design and the community, the building experience was really stressful and customer service was terrible.

Horrible building experience and horrible builder. Not only did it take 22 months to build, but their workmanship and lack of attention to detail are horrific. I’ve already replaced the tile for kitchen backsplash as well as the tile in the master shower stall. They use substandard subcontractors for everything and it shows in the quality of their work. There is NO communication during the building process and you’ll be left regretting ever buying a home with Divosta/Pulte. It is BRUTAL.

Sales consultant guided us through the entire process, step by step. We felt, comfortable, acknowledged and supported throughout the entire journey. Always answered questions and concerns. Went above and beyond to ensure any concerns or issues were addressed to the best of their ability.

Tile floor is horrible. Grout and cement everywhere Cleaners are horrible. Painting horrible as well. Had to hire new cleaners and they still can’t get the grout clean. For what we paid 1.3 million you would think quality would be better.

I love my house, the neighborhood is great, specially the amenity center.

Jane started the buying process and we had a deal within 1 day...to sum it up, she just plain LISTENED to what we wanted. Joseph made sure our home was perfect as we took ownership...paying attention to every minute detail, prodivind excellent response time to even the smallest of things, and even recommending products and techniques to help us maintain our home for many years to come.

Being new to buying a newly built home, entering the shopping experience was intimidating, especially when coming from 1000 miles away. During varying experiences in viewing area developments SW Florida we encountered a down-to-earth salesman at one of the last developments we searched, following a long detailed online search. The salesman at BeachWalk at Manasota Beach greeted us genuinely, giving us plenty of time to delve into the many questions we had. Beau gave us a fully immersive view of the area using an online view- which he did better than anyone I had seen. This gave us precise answers as we sat in his office. He then took us out to view the construction area in a golf cart, pointing out the various areas we had viewed from a computer screen. And finally he convinced us we indeed could afford this endeavor and confirming our hopes. The buying process was fairly easy, especially using online documentation 1000 miles away. I found the BeachWalk development well thought-out, benefiting from DiVosta's vast experience in creating such developments. The home options were extensive and the designing process complete. I expected far more confusion and questions during the whole process of buying a new home 1000 miles away. We moved to the area as the home was just being started, enabling us to view the building process up close and personal. Being this was just after a hurricane had impacted the area, the building trades and supply lines were detrimentally impacted. Nonetheless, work continued and we were able to view the effectiveness of the design features of our new home in combating the threat of hurricanes and other natural disasters. This made me feel comfortable in moving here and the subsequent value of updated building codes, especially in cost of insurance. The home construction was well planned and mostly on time considering the obstacles- again a benefit of a large corporation in acquiring staff and material very much in demand. Our construction manager Justin was very responsive as the building progressed. I have been pleased with the end result and response to any finishing details encountered along the way. Love the development and quality could be much improved

Very good experience from beginning to end. Salesperson, Jessica, found us the perfect location and model from the quick move in homes. There was a significant problem at end of construction. Chas resolved issue to our satisfaction and communicated progress along the way. Could not have been happier with the outcome.
