We knew we were building at a difficult time due to supply chain issues and labor shortages, but the experience was mostly positive. Our CM, Justin, was great through the process. Our salesperson, Linda, stepped in and got us through a few rough spots. Biggest negative was the closing process. Unrealistic expectations were set. Closing agents insisted we be ready to transfer funds when we knew closing was impossible. Seemed very one sided. Builder wanted there final payment at first opportunity without any regard for the planning necessary on the part of the customer. Never really knew when closing would finally happen until 48 hours before it actually did, and even then there was a fiasco about the C of O and a reluctance to release keys, even though builder had our money. We cannot praise Jane (Divosta sales rep) highly enough. Daniel, the design consultant was a delight. Sadly, we cannot say the same for the closing experience. It was very unprofessional and whether the blame lies with the title company or someone at Divosta they coordinate with, or both, we cannot say with any certainty. But for the terrible closing experience, the overall rating would have been higher. As the title indicates, the punch list was long but Aurelio (one of the persons responsible for punch lists) has worked hard to get the subs back to complete their work properly. He also gets very high praise from us. He and Jane are the reasons for 5 stars on Responsiveness and Trustworthiness. We are 45 days post-closing and while there are a few significant items left, those trades are scheduled to be here in the next 30 days; and based upon Aurielo's efforts to date, we are optimistic. Friends who have purchased from other major builders in the Sarasota-Manatee region seem to be waiting longer than us. It is easily discerned that the overall quality of our Divosta home (once the punch list items are completed) is better than any we have seen in this price range. We cannot give the quality 5 stars on its own, but we would give only 2 or 3 stars to the end product of the two other builders we have seen in this price range. Hence, the 5 stars for value. ... Still a work in progress but we understand some products are not available but we are kept informed from the Divosta staff.

Overall, the builders lived up to their reputation. Ramifications from COVID understandably contributed to delays in work and product availability timelines. The quality of the workmanship for particular finishes may reflect the time crunches caused by such delays or limitations in the skill of some workers.

Brittnay from warranty has been persistent and effective in addressing our “ punch list” in a timely way.

Most of the work is great, but some of the contractors are sloppy and you need to be on top of them to get everything right.

The building of our home was completed "right on time"

Love the home, but delays made it rough juggling things around until closing took place. Availability of materials were very frustrating.

Overall a great experience, however lots of cosmetics issues that I had to call out/bring to Customer Care/ the Field Manager's attention to be addressed after closing.

Love this floor plan and all the space.

My new home at Talon Preserve is wonderful. The experience with the staff has been great! The reason they get 4 stars instead of 5 is because we didn't close on time (only by a week) and after we moved in we noticed a few things weren't attended to....some paint drips, caulk on the tile, etc.. Overall, I would buy from DiVOSTA again.

There were a few minor issues (mostly cosmetic) before and since our closing a month ago but our construction rep before closing, Bill, and our post closing rep, Andreas, were, and are, very responsive and sincere about us wanting to be happy in our new home.

Does an overall decent job from start to finish.

We were disappointed that a fan on the lanai could not be installed b/c there was nothing for the fan to hang on. We have to wait for warranty when we get back in October. Refrigerator was back ordered. This is our 2nd home in Island Walk and DiVosta. Overall experience was good, just a few glitches that we felt could have been addressed w/o waiting for warranty.

The building manager was responsive. The salesperson seemed to wash their hands of me once I signed the contract.

Great build and support thru the build. Warranty group/ responsiveness not so good.

The project manager assigned to our home building project was very responsive and knowledgeable.

This is the fourth house we've built with DiVosta, and have always found them to produce a good product. Our home is comfortable and well-built. We have the whole house done in tile on the diagonal and the tile work is beautiful. Great job by the tile person! The best part of living in the community is the wonderful people - very friendly and cordial.

The building process went very smoothly and they stuck to their timeline

Pros: Very well built homes. I was remote so I loved being kept up to date on the home build via drone pics sent by the sales rep B.M. The completion of the punchlist after the initial walk-thru was complete and timely prior to closing......well done! I love the post close customer service assignment. Great to have someone committed to issue follow-up. Not all builders offer this. Love the landscape packaging offer...both design and installation, as well as the maintenance plan. Improvement opportunities: The overall completion was a a bit delayed from the original promise date, but probably to be expected in a pandemic and weather challenges with a winter delivery. Question response time was a little delayed at times I believe due to this being a desired community and maybe understaffed to handle the volume? A bit of back and forth with builder mortgage company (Pulte Mortgage) on getting loan approval finalized....came down to the wire just before closing (March 2021) even though we started the process in October 2020. In the end it all worked out, but knowing loan is final approved way in advance would be less stress. ... More
