HOA at Castle has no contact number except a call center. This makes for poor customer service. They need to communicate better with gates being open/closed and way to test before closing with homeowners, and other issues that will arise. When internet went down, it took 3 days to repair because we have nothing but a 800# for AT&T and they were unresponsive for over 24 hours.

During the whole process of construction, every detail was attended. As a new home owners we are very happy with the result for this wonderful experience.

This company is competent. So many mistake and dangerous ones at that. I am sorry that I did not have an inspection prior to closing there are so many things wrong

They could care less once they get their money. We have animal feces in our attic (and maybe a dead animal?) and they do not respond. We moved in and simple things like water to the dishwasher and faucet were Not turned on. The dryer wasn't even hooked up.

The people are amazing. Justin, Jessica And Kaitlyn Were terrific

Exceptional good experience. My wife and I have no complaints only positive things to say.

Bill was so easy to work with, and he made the whole experience seamless..We were out of state while our house was being built, and he kept us informed the entire time and truly knows his stuff. He made sure everything was done right. We are so impressed with the whole process, and love our DiVosta home.

What a nightmare! I’ve built several homes over the years and have always enjoyed the experience. Building always has issues but as long as the builder is honest with you it all works out. There were many instances where Divosta/Pulte was not honest with me. So disappointing. The problems were not due to supply chain issues, it was the dishonesty from several employees of Divosta/Pulte. They just don’t seem to care about the homebuyer. You’re just a number. They certainly don’t make your home purchase an exciting time, just super stressful and unpleasant. We were delayed and other houses who signed after us were completed before our house. We could not get reply’s from our construction manager. I asked if he was ok or happened to pass away…..seriously. Construction of the house is very poor quality. Wall are not in square or level. Communication was bad. When we moved in it was not clean. There was garbage laying around, cigarette butt’s in the lanai. Worst experience I’ve had buying a house in my lifetime. Pulte should be ashamed with the product they are delivering.

Our realtor was a good person. I feel since I purchased a less expensive home my home building took a backseat to the more expensive homes even though I was among the first 15 to purchase a lot. After closing which was pushed out months, my wife and I spent the entire first week having contractors fix what should have been completed prior to close. Too many construction managers and the last one did a terrible job with making sure everything was correct. Hence, our first week of contractors in our home everyday. Joe did a great job in a very tough time frame for building projects. He was very responsive to our questions and concerns. I would highly recommend Joe

I was never shown a selection of pools available to select. Seems as though the design professional was discouraging us due to the backlog pool company had. We ended up with a standard pool which was not what we preferred.

We cannot praise Jane (Divosta sales rep) highly enough. Daniel, the design consultant was a delight. Sadly, we cannot say the same for the closing experience. It was very unprofessional and whether the blame lies with the title company or someone at Divosta they coordinate with, or both, we cannot say with any certainty. But for the terrible closing experience, the overall rating would have been higher. As the title indicates, the punch list was long but Aurelio (one of the persons responsible for punch lists) has worked hard to get the subs back to complete their work properly. He also gets very high praise from us. He and Jane are the reasons for 5 stars on Responsiveness and Trustworthiness. We are 45 days post-closing and while there are a few significant items left, those trades are scheduled to be here in the next 30 days; and based upon Aurielo's efforts to date, we are optimistic. Friends who have purchased from other major builders in the Sarasota-Manatee region seem to be waiting longer than us. It is easily discerned that the overall quality of our Divosta home (once the punch list items are completed) is better than any we have seen in this price range. We cannot give the quality 5 stars on its own, but we would give only 2 or 3 stars to the end product of the two other builders we have seen in this price range. Hence, the 5 stars for value. ... Kaitlyn has been very responsive to my punch list but i did encounter a problem with the salesperson during buying phase. Bottom line i love my new house

Working with Divosta has felt like a one-way street. Up front you’re required to meet each and every deadline or you will incur penalties. Then, the home is delivered with all sorts of problems leaving you to deal with the post closing. Getting Divosta to act in a timely fashion is near impossible. We’ve been in our house for over 2 months now and we still cannot use our master shower due to poor workmanship. If you do decide to purchase a home from Divosta or Pulte make sure that EVERYTHING is completed to your satisfaction prior to closing. Otherwise, refuse to close.

Our Field Manager, Monika was great. She was responsive and paid attention to detail. If we had a problem, concern or complaint, she addressed it.

Our new home has exceeded our expectations. Monica, the construction manager, was great to work with.

PM was amazing. Monika was super helpful and great. Sales person Brian was amazing too. Love my house!

Still a work in progress but we understand some products are not available but we are kept informed from the Divosta staff.

Maybe I set my expectations a bit high. Divosta had a good name which is why I chose to buy into this community. There were many deficits during our walk through which the foreman promised to correct prior to closing. The closing itself was postponed multiple times due to supply chain issues and from an initial closing date in October of 2021, we finally closed in March 2022. We have still not moved in since there have been multiple issues that need attention. From electric, plumbing, tile, painting, stucco, cabinetry and issues with appliances. I can only say that if we had held off on closing, Divosta or PULTE would have been more motivated in finishing these pending jobs with more interest and expediency. ... More

Overall, the builders lived up to their reputation. Ramifications from COVID understandably contributed to delays in work and product availability timelines. The quality of the workmanship for particular finishes may reflect the time crunches caused by such delays or limitations in the skill of some workers.

We love the home and community. We also fully understand that most of the delays were a result of the pandemic. That said, during the build, communication should have been better. There were simple solutions that would have improved the experience.
