CM and boss were great. Good solid house. Finishes leave much to be desired. Finish carpentry and drywall work were sub par. My backsplash telework had to be done 3 times before it was acceptable. Pulte needs to train and hire some skilled laborers, not just laborers.

For the majority of the building period we were very pleased. However once we did our walk through we found a number of issues that were supposed to be taken care of already. We ended up doing three final walk throughs. Although I was disappointed with how things were handled just prio to closing overall I am pleased with our new home.

Everyone we worked with through the whole home buying experience with Divosta/Pulte were and have been wonderful. We are a little disappointed with the quality of workmanship for the amount we paid. This is most apparent in the tile work but can also be seen in paint in drywall. We love our new home and appreciate the work that went into it but would have liked a little more attention to detail. Thank you.

DiVosta has much to learn on controlling waste. Surprising an organization of this size doesn’t want to control costs. I get finding workers may be difficult but the various trades should be more respectful of the trade or work that was done at the site BEFORE them. We are thrilled that we had the right Construction Manager, Patrick, as the total project went far better with him at the helm. He’s is hands on and was sure to check on items and respond promptly.

Beginning to settlement was fairly smooth. Follow-up to issues was slow

I am happy with my purchase. There are some issues that need to be addressed, and we will wait to see if that happens. Most disappointed in the landscaping company (SunnyGrove) and in the amount of trash the construction crew leaves everywhere. I am also upset that the amenity center is not open and doesn't seem to have a date to open. This was one of the main reasons I chose this community.

Water level of the pond is too low and it is looking too bad. Now! When I signed the purchase agreement, its water level was high (normal)-Disappointed!

Many quality features built into the home and in some areas, less than desirable. Paver brick driveway, patio and tile roofs are quality features. Windows leave much to be desired. Low emissivity glass to reduce solar heat energy should be essential in Florida but clear glass is what's provided which puts a greater demand on the air conditioning system. They provide hurricane shutter panels that need to be installed for protection. Installation is not a simple job. Hurricane rated windows would have been a better alternative. There are numerous little things that may not pop out when looking at the model but become obvious when until you move in. ... More

Everything that DiVosta/Pulte tell YOU the consumer about expecting the best is REALLY not what you get! Though our Project Manager Dan is a pretty great guy, he can only do so much with what he has to work with. The quality of the workmanship is HORRIBLE, especially when paying this kind of money for housing. There is NO pride in workmanship at all. I guess we never understood "production" building before. It's a pretty 'slap it up" kind of mentality, just get it done and worry about the customer;s dissatisfaction later. The finish on ALL of our walls is like nothing we have ever seen before, and the use of chaulk in the corners to rectify walls that are not plumb is unbelievable. Paint is everywhere, chaulk around the baseboards is horrible. The problem is, if you complain and request to have things fixed, it takes you forever to get it done. It IS better you do it yourself because then you know the quality , BUT, that isn't right after paying so much for a FINISHED, home. BUT, I truly believe that is what DiVosta/Pulte banks on! That the customer gets fed up and does it themselves, thus saving the builder the time, and money to get it done right. IF these were isolated incidents that would be one thing, but when entire communities are talking about the same "issues" you KNOW that it IS a problem. I have had people tell me that ALL builders right now in our area are the same way. Well, that does NOT make it right! We were TOLD to "expect the best", and that we would be receiving a high quality, completed home upon closing. So far, a month out, we have not. A long list of items to repair and a very slow response to make repairs once you close

Working with the sales rep, Jane was a good experience and she was very responsive. Trying to close was not great. Our closing date was changed 3 times and once we did move in, there were several issues that needed to be addressed. To be fair, our Pulte contractor did mention some of these issues, like our windows not matching through out the house. How do you install 2 different windows? Even being aware of this we assumed a fix would be days away not month to fix. This was very upsetting. We moved in 1-24-23 and still working on punch list items that need to be fixed. We had a customer care rep assigned (Aurelio) who worked for about a week with us then no more communication, email or would not answer phone calls. Only yo find out he left the company. The salesman I worked with was fabulous and became my point person when my project manager didn't step up. I heard from him once during the building of my villa and not again until the walk through. If it wasn't for my sales manager I would have been in limbo. The villa looks great and I found very few things that need to be tweaked.

Bought our lot in Oct. 21, broke ground in Feb. 22, and after multiple delays and 3 different closing dates, we finally moved in on Dec. 27. Unfortunately, they rushed getting us in due to the holidays and our home now to this day is still unfinished. It’s not in the condition that we were promised nor wanted but it was either move in or have to live in a hotel as our rental home lease was up by the end of the year. We now have MULTIPLE work orders in for all of the work that should have been completed and to repair some of the shoddy work that was done due to them rushing us into our house. BeachWalk knew for a year when our lease was up. We were given an original closing window of Sept-Oct., so being rushed in by the end of the year to an unfinished house was not what we paid for or expected. Also, after working for over a year with our sales consultant, she wasn’t even there for us as she was and has continued to be on extended leave. Therefore, we were left with no advocate, no help, and no promised celebration of our closing. Instead of DiVosta assigning us to someone else, knowing our consultant was on leave, we were left on our own to finish the process. The cabinetry is subpar, the drywall finish is sloppy, our front door casing wasn’t installed properly and has to be completely redone, 2 items from our contract weren’t completed prior to closing and still haven’t been done, etc. Needless to say, we were and continue to be very disappointed for many reasons. Beware of games they play with pricing on their quick move in homes. We were considering 2 different homes with similar upgrades and pricing. Soon after we signed our contract, they drastically lowered the price on the home we didn't buy and eventually sold it for much less than their original advertised price. We feel that we were not treated fairly and overpaid for the home we purchased.

Overall good experience, albeit subcontractors need closer hands on management.

The home will be terrific at some point it has many issues and quality of workmanship is not good.

The home took 7 months longer than targeted closing date, but that was a supplies and labor issue. Our Field Rep, Dustin, was attentive and always answered our questions in a timely manner, but the workmanship is shoddy, at best. There is no pride in the finished product and certainly no quality control at all. A supervisor should look at work done and correct most mistakes before closing. Our pat answer was "It is on backorder." We love our home but there are so many issues that should have been addressed prior to closing. In the long run that would save DiVosta money because there would not be 50+ items on a Punch List after ownership. ... More

Project manager was great! Very responsive and kept us informed of progress. Follow for outstanding issues has been extremely slow. Took weeks to get a response on service request. Did not get the 24-72 hour response as stated in our paperwork.

HOA at Castle has no contact number except a call center. This makes for poor customer service. They need to communicate better with gates being open/closed and way to test before closing with homeowners, and other issues that will arise. When internet went down, it took 3 days to repair because we have nothing but a 800# for AT&T and they were unresponsive for over 24 hours.

I was never shown a selection of pools available to select. Seems as though the design professional was discouraging us due to the backlog pool company had. We ended up with a standard pool which was not what we preferred.

My home owners guide boasts the build quality experience and customer satisfaction. Still waiting. I will say warranty is doing their best to correct all the issues with the house, but I do not feel that a new house should have had so many failings in so many areas.

Overall good experience, quality home. Having issues after close and move in having some warranty issues resolved. I know that response time from vendors is problematic, but frustrating nonetheless

Poor communication about construction progress, until we made contact with the construction supervisor. Long delays with no apparent reason. Other delays due to lack of materials and contractors - just like everything else during covid. Poor oversite of quality, however they are responding to correct all mistakes.

Excellent Field Manager. He kept us up to date on progress, which was held up due to lack of windows. Overall quality of the home is good despite a few minor service items.
