Being new to buying a newly built home, entering the shopping experience was intimidating, especially when coming from 1000 miles away. During varying experiences in viewing area developments SW Florida we encountered a down-to-earth salesman at one of the last developments we searched, following a long detailed online search. The salesman at BeachWalk at Manasota Beach greeted us genuinely, giving us plenty of time to delve into the many questions we had. Beau gave us a fully immersive view of the area using an online view- which he did better than anyone I had seen. This gave us precise answers as we sat in his office. He then took us out to view the construction area in a golf cart, pointing out the various areas we had viewed from a computer screen. And finally he convinced us we indeed could afford this endeavor and confirming our hopes. The buying process was fairly easy, especially using online documentation 1000 miles away. I found the BeachWalk development well thought-out, benefiting from DiVosta's vast experience in creating such developments. The home options were extensive and the designing process complete. I expected far more confusion and questions during the whole process of buying a new home 1000 miles away. We moved to the area as the home was just being started, enabling us to view the building process up close and personal. Being this was just after a hurricane had impacted the area, the building trades and supply lines were detrimentally impacted. Nonetheless, work continued and we were able to view the effectiveness of the design features of our new home in combating the threat of hurricanes and other natural disasters. This made me feel comfortable in moving here and the subsequent value of updated building codes, especially in cost of insurance. The home construction was well planned and mostly on time considering the obstacles- again a benefit of a large corporation in acquiring staff and material very much in demand. Our construction manager Justin was very responsive as the building progressed. I have been pleased with the end result and response to any finishing details encountered along the way. Quality needs improvement and much more oversight of trades

Good experience, but overwhelming with all of the requirements to set up the home.

There are some trees in the backyard poorly placed. The reason was it is designated there by it blocks the back view of the house.

We closed on our home in October of 2023. Our home has exceeded our expectations. The house is very well built with a high degree of attention to detail. Our construction manager was driven to deliver a high quality product and paid attention to many small details. Our community is beautiful and extremely well designed.

Shawn, our project manager, did a great job in overseeing the construction..he was short some "subs" due to hurricane earlier, but was able to maintain the date he originally stated..DiVosta should feel fortunate to have Shawn in their employ as he is very professional..

So far so good and very responsive

First. Did not expect perfection but home not built close to perfect. Luckily, we had a fantastic construction manager, Shaun C. Many of the various non Divosta construction crews were not great but acceptable, workers with very little concern for quality and Little attention to detail. Others crews were very good House does requires quite a bit of tlc after purchase. House delivered clean and mostly complete All in all A good experience

Our initial DiVosta sales person was not responsive at all but eventually was replaced with a very good one. There were 'supply chain" long waits for materials to arrive. In one instance the material arrived and disappeared overnight, lengthening the build time. Our project manager was very good at communicating with us, and he was responsive to addressing any concerns that arose during the build. There were incentives during the build that would have lowered our cost but we were in included in them. Had we been, we would have rated the value for the price paid higher. Our experience with Pulte has been great. Justin R and Pat, Our construction managers were the best! This is a beautiful subdivision.

We love our new home. We came from out of state, so we were not able to see our home being built first hand. We relied on friends to send us pictures so we could monitor the progress. Our construction manager, Mike, kept in touch with us, and gave us timely updates on the progress of our home. Mike would give us updates, send pictures, and completion estimates which we planned our move around. The issue came up when the sales team sent us an email with an earlier close date than expected. The house was not ready. We hired an inspector to do a final walkthrough, and he found multiple issues with the fit and finish of the house. Grout, caulk, and paint issues were persistent throughout the home. There was glue all over the brand new bedroom carpet. Doors were not installed correctly, including the front door. The house was not ready. We delayed our closing and informed Divosta of the issues that needed repair before we closed. Mike got to work, and most of the items were fixed and we were able to close on our new house. We arrived several days later to see our new home for the first time. It was beautiful! However, as we walked around to inspect everything, we began to notice all the "little things" that took away from the newness and beauty of our home. Paint spatters and drips were all over our beautiful new tile floors. Grout was all over the shower floors in both bathrooms. Door casings were cut poorly and masked with extra caulk. Trim work on our kitchen cabinets was mismatched. Window frames had caulk and paint messes all over them. Front door threshold has a gap underneath which bends the plate when stepped on. Sliding glass door tracks were filled with grout and debris and overspray. Paint drips are visible on many walls throughout the house. The Lanai was very dirty with grout and sand spray all over the aluminum frame and screens. Paint and stucco are on many of the pavers outside. To us, it appears Divosta did a great job building our house, and we believe it to be a solid, well built home. But the fit and finish were rushed, with very little attention to detail, that left us disappointed. We are now in the process of dealing with our customer care representative, and trust all these "little things" will be promptly corrected. One last note... Our house is in the middle of a lot of building going on, with many houses around us still in the process of completion. We understand there will be construction mess around us for quite some time, and we are ready for that. However, the mess in the new lots is beyond acceptable with overflowing dumpsters, trash blowing down the street on a daily basis, empty pallets strewn about the front yards, plastic wrap stuck in trees. Last week, an overflowing dumpster was picked up with all the overflow garbage dumped on the street. It sat there for days, even after a new dumpster was dropped off. Every day I clean up these messes in front of my home and my neighbors. The construction crews need to do a much better job of keeping the worksite clean. We have friends coming to visit in a couple of weeks and we want to be able to proudly show off our beautiful new home. It would be embarrassing to us for them to see our street in it's current condition. Overall, we love our new home, and appreciate the work you have done. ... More

Overall we are pleased with our purchase. The sales rep Jim was very courteous and responsive. The project managers turned over frequently and resulted in very limited communication and updates. However, the final manager Pat was excellent and always tried to keep in contact. He did a great job with the walk-through and setting up the punch list. The warranty manager Ryan has also been very responsive and helpful. Although forewarned, one overall concern with DiVosta’s approach is the difficulty in making even minor changes during the process. Also, the final closing was a very rushed process. Almost everything went smoothly and efficiently. Only criticism is that for people who are not from the area, accessing and contacting all the agencies, utilities etc, could be outline in one document with advice. I found I had to go to a number of people for answers and it made it more confusing. Beyond that everything was excellent!

Ryan our point of contact with any minor issues we encounter has been great at resolving and addressing the issues. Kudos to his professionalism. Thank you.

It will probably take longer to build your house than you think

We realize that building a home comes with many little moving parts. So we appreciate the effort of Joe and Kaitlyn, who is taking care of the little things that need to be done.Special kudos to Joe who always answered our emails and provided us with timely updates on our home. Over, the quality of the build is excellent.

We knew we were building at a difficult time due to supply chain issues and labor shortages, but the experience was mostly positive. Our CM, Justin, was great through the process. Our salesperson, Linda, stepped in and got us through a few rough spots. Biggest negative was the closing process. Unrealistic expectations were set. Closing agents insisted we be ready to transfer funds when we knew closing was impossible. Seemed very one sided. Builder wanted there final payment at first opportunity without any regard for the planning necessary on the part of the customer. Never really knew when closing would finally happen until 48 hours before it actually did, and even then there was a fiasco about the C of O and a reluctance to release keys, even though builder had our money. That process needs to be looked at, as it tarnished and otherwise positive experience. Without our sales agent, Linda, getting involved, I do not know what would have happened. ... More

We cannot praise Jane (Divosta sales rep) highly enough. Daniel, the design consultant was a delight. Sadly, we cannot say the same for the closing experience. It was very unprofessional and whether the blame lies with the title company or someone at Divosta they coordinate with, or both, we cannot say with any certainty. But for the terrible closing experience, the overall rating would have been higher. As the title indicates, the punch list was long but Aurelio (one of the persons responsible for punch lists) has worked hard to get the subs back to complete their work properly. He also gets very high praise from us. He and Jane are the reasons for 5 stars on Responsiveness and Trustworthiness. We are 45 days post-closing and while there are a few significant items left, those trades are scheduled to be here in the next 30 days; and based upon Aurielo's efforts to date, we are optimistic. Friends who have purchased from other major builders in the Sarasota-Manatee region seem to be waiting longer than us. It is easily discerned that the overall quality of our Divosta home (once the punch list items are completed) is better than any we have seen in this price range. We cannot give the quality 5 stars on its own, but we would give only 2 or 3 stars to the end product of the two other builders we have seen in this price range. Hence, the 5 stars for value. ... Still a work in progress but we understand some products are not available but we are kept informed from the Divosta staff.

Overall, the builders lived up to their reputation. Ramifications from COVID understandably contributed to delays in work and product availability timelines. The quality of the workmanship for particular finishes may reflect the time crunches caused by such delays or limitations in the skill of some workers.
